It's what was already there, so we just replaced it. I'm sure there probably would've been some kind of permits and inspections that we would've had to pay for if we had converted.

This why I was apprehensive of getting into the laundromat business because there is not enough cash flow. Danny also teaches “Why would anyone sell a cash business” well because the juice is not worth the squeeze. Laundromats are cool for people who want to live in the business. Good job on your part of knowing when to walk away. The $400k in new machines was icing on the cake. You knew it would be difficult times ahead to recoup that money. All and all you got a free education on the laundromat business. Best of luck on your next Adventure!

WHOA my friend... at no point did I say the cash flow wasn't there, nor did I say the investment into new equipment wouldn't have been worth the investment. The cash flow was MORE than enough to accommodate the expense of new equipment. I simply wasn't interested in the "long haul" of the laundromat business. That's just not what I do. I take failing businesses and make them successful, cash flowing businesses before flipping them to people who WANT that type of business for the long haul. It's that simple. Its just what I do.. As I said in my video, the cash flow from my laundromat got me through covid, as it was my only income since my other businesses were shut down. I never once had to come out of my pocket to pay any expenses. In fact, every month from day 1 of ownership, the laundromat produced a profit. When Danny says "why would anyone sell a cash business", it is meant as a genuine inquiry. The reality is, people sell cash businesses as a result of their own poor management or lack of desire. NOT because they dont make money. The cash flow would EASILY have covered the cost of new equipment. There would have been no difficult times. I simply wasn't in it for the long haul. That's it. That's all there was to it. In fact, I'm actively searching for another free laundromat to repeat my success with the first one. Thanks for watching!

I havent flipped any other businesses with his method, but ive had the opportunity to take over an Italian restaurant, a tanning salon, a bar, and a convenience store completely free using his method. I just didn't take them because they weren't in my wheelhouse...

Danny doesn't own any part of your laundromat business. He's a consultant. He helps people find and take over existing businesses and assists with lease negotiation. You sign the lease. You take over the business. The business belongs to you

I haven't dealt with drunks or worked a cart since last year, as I now have people working my carts for me.. I'm focusing more on my long term goal of growing my hot dog business to a point that I have a manager running it for me and the business is equally as passive for me as a laundromat, but with better margins. Profit margins in the hot dog business are way better, and, while it was an amazing experience, and im actively searching for another laundromat to bring back to life, holding laundromats for the long term is simply not in my plan.

I'm not responsible for the previous landlords bills. You should NEVER be responsible for a previous tenants finances. I signed my own lease.

I'm always looking for business opportunities, so im sure there will be another flip some time. Money flows in through the headquarters, but it always ends up in the bank, my friend. The benefit of cash businesses is always having cash around.

I get it for free. I sell it for $35,000, plus 2.5 years of averaging $3k/month in my pocket... please fill me in on how that is "not making money"... I dont mind a broke person's perspective every now and then...

Amazing Video Dan! It was very informative. I have a couple questions: Why didn't the previous owner keep/sell the equipment? Or did the landlord own the equipment? Whats your recommended lease term and why? I've heard 15 - 20yrs. Do you see a positive future in laundromats? And you do plan on buying another one?

Legally, because the tenant hadn't paid rent, the landlord owned everything in the space. Recommended lease term would be 15 years minimum. Your business plan should include financing new equipment every 7 years to stay up with the market. Laundromats will always be around and will always have a demand. The industry has cruised along fairly unchanged for a hundred years. It's not going anywhere. I dont buy laundromats. I get them for free.

i have a question dan as ive never gotten into a commercial lease... i hired danny and i have had the dvd a while and im about to start working with him, how did selling your business work? you signed the lease and were doing business out of the space the landlord owns, does the new tenant simply take over your existing lease and x amount of time left on said lease while also giving you 35k in the process and you just walk away????? what is the process or legality to this or is it really that easy, is the landlord involved? can you explain. i was surprised to hear you got out, but, from your perspective and how you do things it makes sense and 35k aint bad at all! you dont know me but i watch and draw inspiration from a lot of your videos, im a 23 year old guy just trying to learn as much as i can.

Every commercial lease is different, but, unlike a residential lease for an apartment or house, you have the ability to negotiate all of the terms of a commercial lease. In my lease, I knew there was a good chance that I would end up selling, so I negotiated that ability into the lease before I signed it. I had the landlord add a "transfer clause" in the lease that basically states that I have the right to transfer the lease to a buyer of my choice should I decide to sell the business. The landlord just wants a rent check every month. He doesn't care who it comes from. Yes, the landlord was involved. The landlord reassigns my lease to the new owner of the business. In my case, we just set it up as a sub-lease, so my lease is still active with the landlord, but the new owner is (on paper) "leasing" my lease from me. He's just paying the landlord directly. Every aspect of a Commercial lease is open for negotiation. The terms of the lease and how/what you negotiate depends on you and your experience, knowledge, and understanding of how a commercial lease works. This is what makes Danny a powerful tool and partner to have on your side. He's got a firm, solid understanding of how and what to negotiate into your lease. Dannys method is more centered around collecting laundromats for the long term rather than flipping like I do, so things like the "transfer clause" in the lease are just from my personal experience, so its important for you to have your exit strategy in mind while negotiating the lease, so that you know what to look for in the lease and what to negotiate. Hope this helps.
