Mom & Dad have a Queen Size Pop-Up #StorageBed and tons of stand-up space on 3 sides of the bed! The double wardrobes & over the bed cabinets bring plenty of storage.
All three kids have a private loft bunk with space for a twin bed and a little floor space plus built-in storage.
The kitchen has everything you need to feed a family: extra large fridge, 4 propane burners, a full-size oven, built-in microwave, tons of storage including 4 slide out pantries and a peninsula dining bar that seats 3.
The living area is huge with enough space for a full-size sofa + some chairs or bean bags & end tables. The entryway landing is raised to accommodate the wheel wells and provide TONS of space for shoe storage & backpacks. There are even extra cubbies for the dog's things or overflow pantry items.

Beautiful home. A few things I would change is to turn the crawl-in loft spaces into two standing loft spaces like the other side; there is enough room to do that and still maintain the integrity of the living area. I'm not a fan of the landing by the entryway either. I feel like people are going to get hurt navigating that area. Where the ladder is could have been storage stairs to demarcate the kitchen from the living space. I love how the bathroom is tucked into the space by the gooseneck. It is beautiful. Love the pullout trash and pantry. Not a bad build though.

The step down into the house is because they used a trailor that allows the floors to be lower, so that they can have more height inside the house. Tiny houses are restricted to a total exterior height of 13'6" from the pavement. Most tiny homes are built on trailers that have the wheels fully below the floor, which reduces the total interior height. You also have to factor in the thickness of the ceiling & roofing materials (usually 6"), and the /thickness of the loft floor (usually 4"). All of that means you only have between 10'8" to around 11' of useable height available (depending on the style of trailor used) to divide between the main floor space and lofts. If the large living room is going to be full height in the middle of the room, to walk around, you would want at least 6'2" minimum height, which only leaves a maximum of 4'6"-4'10"' for headroom in the loft. The taller the living room, the shorter the loft headroom. There are things a homeowner can do to maximize overall height, like using easy access walking platforms at the back and outer side of each loft, with each bed placed in the front and center on a raised platform. Looking at it from inside the living room, you'd have 18" wide bumpouts at the top of the back wall, and on each side above the furniture, and more height at the front and center of the room. It changes how you access the loft, though, as your ladder stairs would need to be on the back wall. You could use those fold down stairs on the back wall, that fold up flush with the wall when closed. Then when the kids go up to their loft, they pull down their stairs, walk up to the walking platform around the rear and outside of their bed, and can stand upright there, then climb up onto the raised bed to sleep.

I can tell you I bought a 600 sq ft. Home on wheels last year and it came with all new stainless steel appliances, a very good size bathroom with large shower and I paid $70, 000. I LOVE IT!

I love this layout! It's really special. I'm more impressed by your homes the more of themvyou do! I have an Autistic son who is 18 and I'll always have living with me, plus I have a granddaughter that loves to stay with me. This looks perfect. When the time comes for me to down size I'll certainly revisit this option. I must say though, that Recreational Resort Cottages always has my attention because of the warrantees they have on their siding and roofs! As well as many of them have porches. Thanks Jill - We have a 15 year old son with profound Autism and we love the idea of him having his own tiny house one day next to ours with a nice deck/screened in porch between the houses. The warranties on many components of our homes like roofing, flooring etc. are 25 years - lifetime warranties. Not sure how that compares to RRC, but most of the materials we use are higher quality than what they use so I would expect the warranties to be at least comparable. The shoe cubbie is a trip hazard. If they got rid of it, they could have stairs going to the second loft with shoe storage in that. They also might be able to put some additional eating space since it's a family of 5, not 3.

New to trailer type tiny homes. When you get to your site, what do you do with the tires/wheels? Is the home secured to the ground with straps or stakes?

Generally you would block the tires up off the ground and tie the trailer down to the concrete pad or anchor it into the ground. Some people take the tires off, but most don't.

The mini-split and propane stay there. You can put a little ventilation grate in the skirting.

There is quite a bit of heavy items used in this build. A hot water tank, when full, is heavy. A hot water on demand system makes more sense. The kitchen is amazing, but I would have swapped out the farmhouse sink. Also a very heavy item. The shower is gorgeous, but again, I would have used a lighter material. Concern with the mini split location as well. Sometimes you need to do some extremely odd maneuvers to get your 5th wheel into the proper spot. I know with ours, I could see the entire side moving from the passenger seat one day. She is a very pretty unit, and a lot of desirable things went into it. I hope the owners have a very big truck because she is a heavy one.

Many of our homeowners don’t plan to move their homes very often so they choose features based on livability rather than weight. Also we often choose heavier duty items so they will last longer. This house was built with SIPs so the weight reduction of the building materials balances out any heavy items in the home, but ultimately this home was intended to stay put. The family is keeping their 5th wheel (that they were living in previously) for travel purposes.

@@IndigoRiverTinyHomes Ahh that makes complete sense. I live in a relocatable home myself. 12 x 40. Ours is built like a house, but transportable on the back of a semi. I was thinking dang, that's gonna weigh a lot more than mine with all that! The hot water on demand is amazing by the way. It doesn't take that much water to get it hot. A sink full of dishes run on hot water alone burns the hands. Something you may want to think about for future designs. :)

This is one of the best tiny home designs I’ve seen. I’d buy it if I had land to put it in. Can you haul this tiny home with a regular heavy duty truck? I’d move the door closer to the steps. Add a French double door. Remove the big window by the door and add storage steps instead of a ladder. I’d also make the bigger loft have standing room all the way to the wall and have a big storage closet going from the standing floor to the ceiling. I’d remove the wood panel on the left of the fridge as I don’t think it’s needed plus it gives breathing room for the fridge so that air can circulate to the back and not mess up the fridge. I’d also remove the window by the eating area and put floating shelves to match the other floating shelves. This way I have a shelf for my KitchenAid and cookbooks.

You’re supposed to have a CDL for anything over 8.5’ The permit process is not expensive. One per state you drive though. They help you with routes so it’s worth it to have the state let you know about construction, tight squeezes, etc. along the way.

While this model seems comprehensive and and accomodating for a family of five, the one flaw in your plan, and for me it would be a very big deal is the cabinet door you opened on the bar. Why in the world would you install a door to open left to right? It makes much more sense to open right to left so there is more room for someone to get into the cabinet. The last thing I would want to do is use that cabinet with the door the way you have it installed.
