Combine the 2 on the quarter collecting.Put a larger cloth bag that fits over the side of the bucket as a liner.Can you do the concrete and electrical upgrade for the larger washer then use one from the other location to test the sales?Are the bad guys still working elsewhere?Can you sue them for damages?

I would price the second and third horizons 2:50 because they are smaller than the other 3 ones (the first one and the 2 in the back) and I would also replace that old GE washer and whirlpools with those speed queen toploaders that you got from the defunked laundromat

🤔 maybe someone got lucky & found a secret favorite dryer... One that gets hotter or more likely runs a little longer than the others. I've been lucky enough to find a couple over the years I had to use a laundromat. Not sure how newer dryers work but I'd guess the running times are adjustable. The last time I went in to wash my sleeping bags I noticed the price was the same but the running time was shorter. That's been a few years back though because I can't remember for sure the last time we went camping.... Referring to the dryer that makes the good $

I purchased an old car wash not long ago and the neighbors beside the car wash were helping maintain it for the current owner and all they did was park their cars in the bays and work on them. I bought the property I went to the people and said you have 30 days to get all your junk off this property because the 1st of next month there's going to be a bulldozer here and this place is getting torn down so they waited and they waited and they waited and we showed up with an excavator and a bulldozer the next day and they suddenly got in a hurry to get all their stuff out. I tore it down and built many storage and I've had a time keeping them off my property and they'll park their trucks there and load lawn mowers and all kinds of things. Finally after speaking to the owner of the rental house he wrote the tenants some very heated letters they've learned to stay off my property, however it did take one of them almost getting arrested by the police for trespassing but eventually they learn to stay on their side of the line.

Don’t sell live to see the progress of the laundromat sales. Happy to see the bigger washers are back up and running again. Yes move them with the other three easier to empty out in a row. Do need to change the coin boxes to one key. If get the second car wash bay up get more business. Good to see new windows across the streets might be able to use them in the future.

At about 2:33, you mention you're wondering if you should keep the change machine because it doesn't make money. (No change machine will make money, of course.) I would get rid of the one dollar change machine because it's not as useful to your customers as the other one that will dispense quarters for $1, $5, etc. (It's also a pain to refill with quarters.) Maybe you could install a skinny in-the-wall gum machine in it's place.

I was not talking about the change machine. Those are needed for the business and 2 are there incase one breaks.

You could always start the power and concrete from scratch by converting the shop out back into a bigger laundromat. Once you get everything moved, rent out the little space or turn it into an apartment. That forces you to move the car wash mechanicals as well, getting that second bay fixed.

That would be a massive amount of work with plumbing, and water, and drains, and insualtion, and HVAC, and doors, and windows, and signage and parking is tricky.

As much as I like this laundromat you can’t keep running it at a loss. The larger machines could make a difference to the income but at what cost? I really wish it could improve for you. Having said that it’s fun to watch the drama and the coin collection ! Come on laundry that could !!! X

Your question was, "Is 100 dollars per week worth redoing everything, and taking two years to make the money back?" But at the same time, the opposing question is, "Is it worth it to do nothing at all, and never making any money from it at all?" That's the other side of it. Because, if you WERE to make those upgrades, who's to say that you wouldn't wind up make more money than 100 dollars each week. It's possible that you would still get the same amount of money each week, but at the same time, the upgrades might still be necessary. That's something that you have to decide, for yourself, which one of those questions you think is more feasible, and more worth it.

Hi Mark! long time watcher hey I wanted to let you know about that dollar bill machine, we had one here in our laundromat and I asked some people why they like that one and (response) was well I don't carry around a whole lot of cash I mostly use card's. but I don't know if that's your case there or not but thought I would share this with you :) Love your channel take care.

Have you thought about switching out the parts from the lower dryer to the upper dryer that doesn’t work since people don’t like the lower dryers? You really need to either fix the soap machine or get rid of it till you do it shows a lack of care to customers especially to long time ones and the same thing with the car wash bay you maybe losing money cause people don’t want to wait, cause the one bay is obviously making money. As far as your people not doing things correctly or how you request them to be done you are probably being to nice it’s been a consistent theme on a lot of your videos people need accountability it’s better for them and you if the standards you want aren’t being met consistently. I really like your videos and they are informative I hope I’m not sounding like an ahole I want you to succeed!

1st Don’t sell 2nd people have lost all respect. They believe they should be able to treat your property with complete disregard and demand you provide it to them free! Totally shameless. My neighborhood (Military Community) has high ownership turnover and because of the current market many houses are becoming rentals. They are easy to pick out by the exterior condition. Renters are not inferior or less but many just don’t take care of their obligations.

Many don't take care of their obligations because they have plenty to deal with doing actual work and get home exhausted. Last thing you want to do when getting back to a place you don't own, will never own and get zero long term benefits from is having to take care of that place while paying someone else a price based on collusion so they can make more money for doing nothing than you ever will. Mark has enough time and energy to make KZbin videos about laundry mats and has more money he will ever need to live. Apparently it's the renters fault for not taking care of a place they pay for and will never own. Totally makes sense.

You should’ve paid a contractor to remove the paint from the ground and had the tenant pay for it. That would’ve been the right thing to do. It would’ve helped the economy..

One bay is fixed. There has never been a line so I am not sure 2 bays are needed.
