Nice design, but one of those bathrooms NEEDS a bathtub!! I really like the entry with all the storage and display area. There are a few other minor changes I'd make inside. The exterior though begs for a full wraparound porch or at least ¾ wrap porch. A carport, porte cochere or a garage would be nice.

This is a well-planned house, and there are very few changes I would make. But I continue to be puzzled by the fact that the majority of the plans on several sites have a wood-burning fireplace. Most present-day homes try to be energy efficient, with extra insulation and double or triple-glazed windows, etc. A woodstove or even a gas fireplace can be a reasonable heat source because they control the amount of room air consumed - and can be designed to use only outside air. But an open wood-burning fireplace sucks a large volume of air right up the chimney, and it continues to do so until the last embers are cold. They're pretty to look at but they are flagrant energy wasters.

Nice plans, but moving the fridge over to where the large cabinet that holds the microwave could be better, so when opening fridge doors there’s nothing in the way. I know when I clean my fridge, it’s a lot easier when I can open the doors fully, taking out drawers to wash. If I were building this for myself, I’d do away with the fireplace, or maybe add a gas fireplace, we have one now and really love it, plus when we had that winter apocalypse in Texas and everyone’s powered went out our gas fireplace kept us nice and warm.

I love love love this floor plan! I'd make a couple of tweaks: nix the fireplace (built-in shelves instead), put double windows on the back wall of each bedroom. This is the perfect home for a retiree.
