This house ticks about all my boxes! The only structural change I'd make would be to eliminate the fireplace. The kitchen is quite spacious, and there's even more storage in the laundry room. I like the covered porch off the kitchen for summer dining. Well done!

I love this but feel I am search for about 200 more sq. ft.. A 2nd bathroom is not important to me as I am a widow and live alone. I can't imagine how people manage without dressers in the bedroom. Where do they store out of season clothes or items they are not currently wearing? I would expand the bedrooms. Love that it's all one floor - I'm done with stairs and the option of outdoor living - just beautiful and well planned. This home is lovely and anyone would be blessed to have such a home.

Instead of the fireplace, I would prefer underfloor heating and put the television where the fireplace is, that's terrible when the television is so high up, you get a stiff neck.

There are some great points about this house. But there are a few missteps. The first view of the house from a distance makes it look like cinder block construction. Field stone or neutral brick would have more curb appeal. The furniture on the front porch is oversized and impractical. How do you access the seating? There's no room to maneuver around the chairs without squeezing through small spaces or running the risk of stepping off the porch. The layout of the living room and kitchen is very nice. I especially like the patio off the kitchen. It's a great place for outdoor eating and entertaining. When you have an open plan like this I think you need to take decor into consideration. The spaces should complement each other in style and color palette. This is essentially one big living area, not two separate rooms. The color palette is fine, but the choice of furnishings is not. The sofa and chairs in the living room, with the wrought iron trim, are reminiscent of a Mediterranean style. They don't match anything in the house. The dining table is rustic in nature and the chairs are bentwood style, more country. They are visible from the living room and the contrast between the two spaces is a bit jarring. The linen closet in the bathroom is great, very appealing in style. The choice of the more ornate vanity does not fit in, though. A simpler style, matching the linen closet, would be nicer. But these are just cosmetic issues, easily resolved. I have three things I would alter if I were to consider this house plan for me. One, while there is plenty of room and counter space in the kitchen, I would downsize the tall pantry cupboard next to the refrigerator to allow for a bigger appliance. Second, I would definitely want a second bathroom, preferably en suite. This is a deal breaker for me. Finally, I don't understand the need for an exterior door off the laundry room. It only exits to a small sized side yard. It serves no purpose. It doesn't lead to another outdoor living area or a driveway. I would eliminate it or add something to the exterior of the house to give it a purpose, perhaps add a garage or driveway. Overall I like this house it just needs some modifications.
