Not only small, but economical. Because of its simplicity, it would be easy to modify. A garage could be added to the right back side with a dedicated entry to the house in place of the laundry room window. Pull-down attic stairs could be installed in the ceiling of the bedroom hall for attic storage. I also find a small wood stove more useful than a fireplace in case of power outage.

I like how you've fit so many cabinets in a small kitchen

My favorite plan so far ! I would bump the back wall of the rear bedroom back 5 feet for another full bath, and a door to the larger back porch.

Perfect! Love the fireplace. Laundry and bathroom close together. Backdoor. Good floor plan. Would have no problem living there. Very nice. 😊

I do wish who ever sets the videos up would show the view of the floor plans at the first and then the tour of the house. Sure would save me time looking for that floor plan I'm looking for.

Spot on layout! I enjoyed your choice of furniture as well. The light rock on the walls and the Maple wood tones of the furniture are very inviting, offering an appeal to both warm and cold climates. Lol, but your shower curtain, I think, is backward. I believe the lace side should face outward 😉

Your plans are always so nice, even if this one would be a bit too small for me. Yours are so attractive. However, where does one put the water heater and furnace? That should be included in all plans.

I would put in a door in the laundry room, if the person wanted to hang washing outside.

FYI some neighborhoods don't allow close lines. The one I live in now included.

I like it. But I will make a complete separate wall the sala and kitchen/dining so that you can eat or cook peaceful when somebody/visitor is in the sala for privacy also.

Where’s the mechanical room - furnace, water heater, etc?

Maybe an on demand for hot water….mini split. Something that small doesn’t NEED a heater…we didn’t in a 1 1/2 story cabin (975sf) .the propane stove was our main source of heating.

Here’s my problem with 2 BR, 1 bath homes. As a parent of 2, a boy and a girl, visiting my parents in there 2 BR, 2 bath home was sleeping the kids comfortable once they hit the young teen years. We had always spent a week there yearly, but with teens, we had to move to a hotel which stretched our budget and therefore our time with them. So as now a grandparent of 4 with my daughter, 1 with my son, I will never buy or build a 2 BR room unless I am living in the same general area. Don’t see that happening as neither adult child is raising their family close by now. How do you pick 1 to move closer to at the expense of the other? My parents resale on their home (they had to move in with me) was HORRIBLE! This home is quite small.
