Loving the stats, thanks a mill for this. Is this stats purely based on normal residential property such as renting to young professionals and fams or does in consider student accom and air bnb that has higher rental income too?

It's mostly focused on residential... I think Airbnb stats would be held my Airbnb. Not really sure where to get access to them, I'm afraid.
