Hi Prudence, NPV = the sum of all future discounted cashflows... i.e. you will earn up to R8M in future cashflow discounted with inflation.

Hi, i was the seller and recently sold my late mother's house. The attorney was rather very unprofessional but the transfer finally went through and now 2-3 weeks later it turns out he didn't request for a CoC for electricity from us during the process and the buyers have electricity issues and now only does the attorney send e-mails with quotations for the CoC (This comes after the buyer's son actually asked the attorney for the CoC). Question: What implications does this have on me now that the process is over and done with? I've already committed my money to other things and do not have the money for the CoC.

Hey Gents, I tried installing instant water heaters, specifically the Speedheat showerhead, to tame the electricity costs of heating up the water. Tenants complained that this wasn't making the water hot enough, water would be luke-warm during showers. Now my geysers have a timer, they switch on in the mornings and afternoons, during the day they remain off, no one has complained about this. For the stoves, I have not tried this, but I think an isolator switch with a timer could help. These will automatically switch off after a couple of minutes once the timer runs out, this helps with the problem of students forgetting to switch off stoves when they are done using them. I also keep an open communications channel with my tenants, since I am new to this, I like to get feedback from them to find out what works and what doesn't

That is not uncommon, as developers bring oversupply to the suburbs, preventing any real rental escalation and capital growth... another reason why I focus on lower income areas instead ;)

People are paying 10k for water bills an Lombardy Meander. It is nothing like what it was advertised to be. Break inns,someone got stabbed here inside their apps and we complain every month for paying thousands of rands in water bills no one has answers for! Mybe in this platform we might be taken serious! 4 days ago my water was restricted unlawful and till this day IGROW has done nothing. Now people decide to leave which is unfair because this is Extortion. We are stripped off our fundamental rights and you come here promising people good and secure environments to live in. You are selling people false advertising and when called to answer, no one takes accountability.

Once finance is obtained from a bank - must that money be used on a specific deal? What happens to that finance if the deal does not go ahead? Can it be used for another deal?

Yes, once finance is approved, it will be allocated to the deal you are working on. If the deal doesn't proceed (i.e. the OTP is in breach), then finance will not be given and you will have to apply for new finance once you have signed a new OTP.

To obtain finance from a bank, must a specific deal or property be specified? And once granted, may finance be used for another deal or opportunity if it were to present itself? Also, if a deal were to fall through, what become of that finance? Thanks!

Yes, finance will be allocated to the specific deal listed on the OTP. If the deal falls through, the finance is no longer applicable and you will have to reapply on your new deal. Some people use the equity release strategy, which is when you have a paid off house and you request finance on that house. Then you can use the finance your paid off house has generated to invest in another deal.

It's due to concentration risk. SA Commercial Banks don't want full exposure to the entire title deed. They will finance up to 30% of a title deed.

I have had a similar experience. We bought a student house in Cape Town and it took 9 months to transfer. After 3 months, we decided to sign an early occupation clause into the OTP, which gave us control of the asset and at least allowed us to start placing tenants and making an income. You might want to consider something similar.

Hi there. You are welcome. Yes I live in Cape Town and invest mostly in Johannesburg, so everything I do is remote. I have a management team that does everything from inspections to tenant placements and evictions. It's possible to invest remotely, but best to do so with the help of a coach / expert. Once the property is registered in the new owners name, for instance at the middle of the month or the first week of the month, do the seller have to move out of the property immediately, or does he have a few days legally available before finally he has to be out of the property?

Hi Johanna, it depends on the contracts signed between both parties. Normally, once the transfer has taken place, the seller would need to vacate the property, unless an occupation agreement has been agreed and signed.

Hey Laurens. I just saw a video by a guy called Neil if my memory serves me correctly and he mentioned that it is possible to get a 104% loan to value. Essentially saying that the bank can also cover some of the transfer fees for you, especially for first time buyers. How likely is this and have you had any of your deals or your student's deals be financed at 104% LTV?

Hi John. I think I know who you are talking about. Yes it is possible to get 104% LTV's... but I wouldn't recommend this approach. Overgearing is incredibly risky, especially in the current market conditions where we are expecting a few rate hikes. I prefer to put a 10-30% deposit down to increase my cashflow and reduce my risk exposure. It does mean though, that you will have to save the capital and potentially take longer to begin investing.
