That kitchen is so nice, love the matte charcoal grey cabinets. Going shallow with the pool was a smart way to get around the restrictions, most people don't dive into their pools anyway.

For 5.9m I expect a elevator to get upstairs but this is a beautiful home.
@leboknows Жыл бұрын
I will say however, residential elevators are miserable. Expensive and insanely slow. I'd rather crawl upstairs vs. deal with an elevator. IMO, if you can afford this home, you can also afford to purchase a single story if need be! (Plus there's a primary suite downstairs). ;)

I say if this estate had a pve = pneumatic vacuum elevator, it probably would have sold months ago, just saying.

That also goes for 3 feet deep pool, dive and kill yourself, what good is a pool if no one can do cannonballs?

That large Baja Shelf will promote evaporation more than a large deep pool, so there will be more water used over the life of the pool

Nice house. Just don't like 3ft pools. Pools should be deep enough to dive into. Just my preference.

Much better house that lacks that "kit built" staircases. Not mentioned is the slot defusers for the HVAC system. A nice touch and too bad no mention as to what type HVAC system and number of zones. Catering kitchen should have had a range with oven and one or two warming drawers. At least there is room for chafing dishes. The main kitchen however in impractical in the sense of the upper cabinets are simply too high and too dangerous to utilize. Personally, I would have left the cabinets at 8 feet with a soffit above to the ceiling. I need to repeat myself once again. In a home at this price range the absolute minimum, Sub Zero, Wolf and Miele.The range hood and extension looks as if it came from Home Depot. Hopefully, it has a rooftop motor and make up air. You need that when the doors are closed. So many builders NEVER get the kitchens and bathrooms right and most designers don't cook. That is the problem most of the time. Thermador is appropriate in homes below two million. We appreciate Thermidor's side entry ovens however. It seems that houses are a bit more luxurious in Henderson's lux neighborhoods compared to Summerlin.

The depth of the pool being so shallow will turn into a hot tub with the 120 degrees sometimes in Vegas.
@kenichitamagusuku3194 Жыл бұрын
Does all that furniture and fixtures come with the house? No really, the house needs to be staged to give me what the the house would look like with furniture also it would be great if there was a yard for the as you say fur babies to roam around. A pool or a back yard, hard choice to make
@jc2604 Жыл бұрын
Your logic about the pool is flawed. The new pool limits are based on surface area not number of gallons (because the concern is evaporation).
@leboknows Жыл бұрын
You are correct. It's 600ft "surface area". Off memory (when shooting), I thought they had passed a maximum gallon capacity amount when I read it over a year ago. *mistakes were made 🤷♂️

A home that's almost 6 million dollars, I'm going to require way more lot size. The neighbors are way too close which is a deal breaker for me.

Yeah, thats ROUGH for sure.

The pool and spa are a nightmare. Shallow depth and heat of Las Vegas will cause the pool to get as hot as the hot tub. Nobody cares about having a Baja shelf, much less two shelves. Water features look more like tripping hazards. What's worse; the added surface area they create also needs to be cleaned and will not be easy. Look past the glossy brochure sales pitch and look at the practicality of maintaining the pool. Absurd to put a massive amount of time/effort into an absurdly big pool, with a very small swimming area.
