Although I love this property, I think it's overpriced. Twenty-four Mil, maybe, mostly because many of the bathroom finishes are sub-par and the guest house/wine cellar(?!) is awkwardly designed.

@@ArvinHaddadOfficial Agree on price & buyer pool being the main reasons. But I have a slightly different take. High end homes in San Diego are limited by proximity to LA. A buyer would likely already be in San Diego or have a specific desire to be in San Diego (more relaxed/slower lifestyle). Don't think there's enough lifestyle value add in San Diego to attract many LA/OC buyers. For east coast or true colder climate buyers it's a farther trip so LA makes more sense as a 2nd home location. This should have been marketed to Silicon Valley buyers (maybe PNW as well) as a second home. Close enough for weekend trips to escape the Bay area, relax, and get some sun.

This house was the first one that I saw on Enes's channel, and that's why I started watching his channel. I've been waiting to see what Arvin was gonna say about this (haven't watched his review yet), but I'm glad to see other people like this house just as much. I've been living in that house rent free in my mind for the past year and a half.

Despite the valid flaws that Arvin pointed out, I think this house speaks to my soul the most out of all the houses he's reviewed so far. I could totally imagine myself living (and thriving) here. Something about the energy of the property is calm, yet energising. The future owner will be a lucky bastard. EDIT: The cuckoo clock is bonkers, though! Maybe it's the entrance to a secret bunker? 😂

That Pacific view is nicely framed. Also, keeping existing mature trees lends more of an air of wealth, continuity, and luxury than fresh, minimalistic plantings do.

As a landscape architect, why do I see mulch? There are many fine low dry tolerant groundcovers that could be planted in those areas to provide interest, color and scale at the entry plantings. While not actually moss we refer to thst as the 'moss layer' One of my residential developer clients would tell me i do not want to see mulch and he did not want to pack stuff in but select plants to fill the void in the short and long term. I have used Mankato Limestone, the rusticated Texas limestone anchors the core. The zen garden definately needs moss layer plantings to make it Zen, you have the money,.

I was surprised Arvin didn't point out only 1 sink in the kitchen. LOL I do agree, the formal dining room is unnecessary but that's mostly just a staging issue. A new owner could re purpose it as a bat, which would in fact be a better use of that area.

This house is simply great architecture. It may be long, but the views arguably demand it. The location is superb. The house position on the lot is perfect and if you have to build a mansion (small palace really) the organisation is brilliant - the ground floor is close to perfect. I even like the position of the formal dining room - yes you can argue it is not needed at all - but some like to have it. The landscaping is stunning and really well executed. This is so calm and really zen. The house - even gigantic as it is - and backyard are livable and comfortable. Even the kitchen could be used by a family. This is actually a great family home. Really appreciate the absence of most of the usual LA mansion bling. This construction embodies good taste. IMO this house is better and more desirable than the 70-80M+ mansions of Beverly Hills. Finally a residence with privacy. I can't even imagine somebody wealthy buying a house without.

I know you said the counter top of the kitchen island didn't go with the price of the house but I love it, it's subtlety blends in nicely with the mood and feel of the rest of the property, a different kind of top, one that popped would have been too much and would have taken away from the overall look and feel, the wall in the walk in shower, I would have liked real stones of irregular shapes and sizes to look like the walkway of a Japanese garden, I love this house

Generally I'm not a fan of modern / minimalism / mid-century. I think it most often comes off as forced but in this case, while not to my taste, I think this house comes together naturally. The sleeping areas are very underwhelming and overall and feel a little "Grandma-ish" but to common areas are executed masterfully... no notes! Where this house succeeds is how the lot was used. Again it takes its design from the natural flow and elements of the land while making it purposeful without forceful. It also allows the home to have a 360 sense of placement on the land giving it that "estate" like feel.

Definitely not ostentatious like most of the big homes in LA for example, really gives me Mexico City vibes - well balanced open to the garden but hidden from the street, no "WOW" factor right in your face, excellent use of outdoor spaces and beautiful use of natural materials.

I really love this one, It feels very liveable. I would personally change the motor court to have some different kind of floor since it feels a bit to mechanical over there for me personally, but these lilving areas and the landscaping are incredible. edit. This looks like a house that could be in northern Switzerland. Instead of the Pacific it would be a lake. But the athmosphere is there. The set up of the house and the elevation would be around Bodensee lake or on the hills around Zürich. Awesome.

Ok before I watch this I’ll say that I remember watching this and absolutely LOVED it. I’m sure there might be some flaws I noticed at the time but I can’t imagine not loving this propriety. I’m very curious how I’ll feel after watching this. Thanks for the content, I’ve been binging it lately! edit: ok glad to see I didn't miss anything crucial lol. I agree with the dining room issue, bar or library are both great suggestions. And yeah some bathrooms are questionable. But amazing overall. And personally I disagree with the gravel change. Concrete there imo works really well and it's more practical. I don't see the gravel vision.

I really love this houses. And honestly this was the video from Enes that actually brought me to Arvin's channel many months ago through the YT algorithm. That small range on the main kitchen is not at the level of the space. Even with the induction plaque. Probably that's why he didn't talk about it. Additionally, the space on the inox range looks really confined. The rotisserie is out of place.

I respectfully disagree about pebble driveway instead of concrete. I live in the beautiful cascade country only 1 mil prop, with pebble driveway, it's the only thing I don't like. I would kill for concrete lol. Dig your vids Arvin!

No one talks about the interiors of the more unique builds. I get that from a 'buyers' standpoint, unique builds are not always as marketable. But the main problem, especially with CA mansions, is that none of them are 'homes'. They are all geared up to be show pieces, not living spaces. i loved this house when he toured it. It actually gave me a lot of inspiration when i was building my own house. It has oceanview but really only from the high point of the property. I think it's kind of a missed opportunity where they didn't do sliding doors on that cantilevered portion, it would be an amazing floating living space if it could be fully opened up
