The Vegas housing bubble has to burst at some point. Anyone that buys a house like this (at that price point) may as well just burn their money. That's not to say that isn't a lovely home - it's just not a $2.5M home.

Gotta go sub zero appliances once you hit that $2m mark. GE is whack. Gotta hide those iPad cables in the wall. Unsightly. All in all the builder did an amazing job. Very stylish and modern. The only issue is the northwest has gone super ghetto and crime ridden (realtors can’t legally tell you, check crime reports, ring app, next door app) it’s constant. So no guard gated? No way.

A Couple Things I'd Change Is The HVAC: The Main House Would Be Lennox SL28XCV Air Conditioners(top line s**t man!) The Casita Would Be Lennox SL25XPV Heat Pump(also top line), And All Roofing Would Be Tesla Solar Roof.

I just subscribed. Do you ever add the price to upkeep the property on a monthly basis? Also for that price why are the fences so low?… for that price I would want a bit more privacy and a location that doesn’t have an empty lot behind where someone can just jump in . Lovely home, however with all the "thought" that went into planning why no independent functionality for the Casita? Also why no outdoor kitchen or ceiling fans for great pool area? That would seal it.

I did reply below but its really a 4 bedroom and 4 1/2 bath home..... I like it more now.... rent that tiny house out for 2k a month and then place Tesla charging station to charge people money to use it and rent the RV garage out to someone needing a place to store there RV or just rent out the storage..... but still... maybe at 1.8Ms or lower its a buy... Truthfully its a sell for me... LOL

Nice house. 3 problems that I saw on this tour. 1. No stove or cook top in the little house but laundry? No bathtub also in the little house. If u had those instant rental. 3rd problem garage mud room really far from the kitchen and pantry

Also, the distance and the bedroom count... maybe even bathroom count but I am sure with its size they could add two bedrooms and a shared bathroom... that price though... but I am getting a feeling its not in a HOA, which is a major plus for me... hate having people saying what I can and can't do on my land or with my property.... the way he said that but didn't say if there's HOA fees at the start... then I paused so he may still say it... LOL Hopefully its a leach field septic tank, that would be a plus to add in the seller's listing information, and the well is nothing but a shared thing between people out there...unless its private.. which also is a great thing to place in the seller's listing... hints why it may cost so much as a home.. to have water like that is nice because its lower cost and off grid is easier to do... you may be able to have a bigger pool if its a replenishing water supply deep under ground... if not I suppose you got a problem then... or you have water trucked in... I mean if you can afford a house at this price point I suppose creating a water works facility further south and taking the salt out of ocean water can be an option.... Only Billionaires do such a thing though..... LOL

Looks like most of the homes in that area are being listed closer to $900k. The video shows a price of $2.78M, but now listed at $2.5M. Could be a bargain for a savvy buyer!
