How common is it to see home owner initiated full remodels? Seems only flippers do remodels. Great property.

Much more common than you would think. Typically you'll find them in the more affluent areas, regardless of the actual VALUE of the home. So think, "Summerlin & Green Valley". In the more affluent areas, people purchase homes with desirable floorplans, backyards and simply elect to remodel to suit their taste since those neighborhoods can sustain the investment / return. Especially in Summerlin, it's not uncommon to see 10% to 20% reinvested in a remodel. Homes built in the early 2000's are in great and convenient locations, but simply are rendered "dated" at this point. In less affluent areas, it's more difficult, since people with the money to purchase that remodeled home may be less interested in the area and surrounding home values. My neighborhood typically has 1-2 dumpsters at all times. Only ONE home in the neighborhood was actually "flipped". Just everyone that moves in does SOME type of renovation since the homes are 20 years old now.

Awesome house for sure but seems a bit disjointed. Specifically, zline appliances with peculiar colors and materials in the kitchen make it seem like a Pontiac Aztec (a car that dogs bark at and cathedrals employ to ring bells) of kitchens. Other rooms are nice and the views are first rate but will take a special buyer to close deal at this price. Beautiful production and nice job of talk track.

They really need to take that mini tub out the bathroom. The only thing fitting in that is a dog. Total complete waste of space!!
