Sure Insurance will resolve the high insurance cost in Townsville since I live in Townsville and have changed from Westpac to Sure Insurance.

i wouldn't invest in regional area's full stop, history proves poor capital growth, after 10years my strata titled duplex brand new build, had zero capital growth, wished i'd invested in Brisbane , would have tripled my money !!!

Rockhampton's not in Far North Queensland, when I go to Cairns they think of me as a southerner, Evan makay is only just considered north Queensland, the sign that says welcome to Far North Queensland is north of Townsville, Rockhampton definitely has the most stable economy and way lower crime then north Queensland, it also still has a lot of old heritage feel in the center as well as a leafy old money suburb, I love North Queensland because it's so fun and beautiful and the people are more friendly, but once you factor for climate, job opertunities housing costs and the fact but you can still swim in the ocean without being attacked by a crocodile in central Queensland, Rockhampton objectively has more going for it

Hey Jacob. Great video as always. While browsing I came across a couple of projects that were not captured in the video. First the agreement with Singapore to train their army personnel at Greenvale near Townsville at an initial cost of $800m. Granted it's a bit far from the city but do you think this will have positive impacts on the local economy? Other was a James Cook university masterplan for $1b total. I don't think this is funded and does seem very ambitious on paper. Also do you think that one of the reasons the region didn't have significant growth in the past few years despite good metrics was the overexposure compared to other parts of Australia. The industry suffered greatly during covid and resulted in potentially subdued economic activity and demand in the region or is it just the cost of insurance causing low house price growth?

Thanks Tushar, I'm out of time and that is a lot to cover so for now I'll just talk about the Singapore training base if that's ok. There's two things to, by having a base. The real benefit of it is the manufacturing side, job employment. The other side is... well, if war were to break out, our enemies will target those bases... not the best feeling being near a base or town for that matter which in a war situation would be a likely be an area that would be attacked. That's just my hyptohesis.

Is Currajong good suburb to invest right now? In the map which you pointed as good potential growth suburbs, may I know what are they.. I am thinking about Cranbrook and Gulliver.

Just to re-iterate, Townsville is currently NOT (even) in my Top 20 LGA's in the country at the moment. There is far better data (the right data) in many other locations PLUS much better buying. I have already seen multiple large buying groups active in Townsville for the last 9 months. When large buying groups (could include large BA's, course subscribers etc) enter a market - you need to exit. Use these large groups to deliver you the growth - do not follow them. I like to position myself just before them - front running demand. Not to mention - the most important point, is high insurance premiums. There are lower cost options entering the market, but it will take time for this to penetrate deeply into the market. Until then, price growth will be depressed. As I said, there are FAR better areas worthy of our attention. Better New Projects, Better Employment, Better Population, Less Supply, Better Negotiations, Better Yields, Better Renovation Upside etc etc But if I HAD to buy there - then yes, the pockets between Currajong, then Vincent, Heatley... Can I ask what research or source is directing you to be bullish on Townsville? I am happy to critique...

@@RipehouseAdvisory Thanks, tats a great insight. Are you suggesting Vincent or Cranbrook/Kirwan is good. I heard Vincent is bit low socio economic from the PM's there. Yeah, the reason about looking into Townsville is since I have bought at Toowoomba, Bundaberg already. Planning for Adelaide North or Townsville in 300k-350k mark. Next once price drop occurs, I may plan for Regional NSW or Regional Victoria. Appreciate your videos and its really unique compared to others.

Adelaide is horrible place to invest just go figure why no one with real money invests in Adelaide takes 30 years to get any capital gains let alone the cheap rent not a good move to buy property there 😂

Yes - It definitely might - but I would like to see insurance premiums come down across the board first. Remember, it is not the premium that you are actually paying that is important for growth (it is obviously important to your cashflow). It is the premium that MOST people are paying. If most people cannot make the numbers work - then the buyers pool will still be compromised - demand will be compromised. Important - The data has been excellent in Townsville for many years. But it has never really caught on - there are far better alternative locations in QLD (or across the country) without these WHAT IFS!

Yes having my first investment in Townsville at the start of 21 I can say I didn't think about the cost of insurance because all the other numbers look great. Still on first investment, would you sell and buy somewhere else if you were in my position?
