Having just bought land in Flathead County, we basically were deduced to buying land. Didn't want to live in "the city", and it seems the homes on the market in more secluded areas are in the 4000-5000 sq ft size range. Hence let's buy land and build 2000 sq ft. We were fully aware of wells, septic, power, and cost of putting in a driveway. But yes, you covered all the hidden costs.

Never heard of such inflated well drilling prices. Last time I checked, it was about $25 a foot in Billings. Pre covid, $18 a foot in Roundup ; I guess those days are over.

The reason you go deeper then needed is you will always be deeper then your neighbor! As more and more people drill wells, the chance of it drying up could be higher and a lower drilling depth.

I just talked to a friend in Whitefish. He’s telling me finding good builders and subs is still a hard pull. He built his home on Flathead Lake and hired builders from Spokane. He bought two bumper pull trailers to house them in.

Know a couple that bought 5 acres near Eureka for 130k. 20k for electric, 20k quote for septic and 200 a foot quote on well. Fortunately my son brought one of his siding crews in and put osb and metal roof on. Installed all the windows and doors and 2 stories of cement fiber siding. 4 day project. Saved them a ton so they can spend money on everything else. Just no way around saving money.

Just buy a house if you need to save. You have to be a minimalist to buy land and start from scratch and most people are not ready for that. Plus, building costs are nuts with contractors double dipping and running budgets into the ground.

Waiting list and permits!! Such a headache. Most can’t make it through what it takes to develop the land, get all the permits, balance everything out with waiting times along with weather! I’ve seen 3 families abandoned properties in the last 2 years. Or simply not be able to afford what it cost when the time finally arrives because they got a quote and planned for that. So much you never think of!!! You must have fortitude and God on your side to see it through. Or pay more money than you’ve got. Not to mention if you don’t get it ALL done in the 4 months that weather allows then you get to try and stay warm in a camper at -48! I thank the Lord everyday for providing us the fortitude, endurance and strength. He opened all the doors that were locked and blocked. As long as it’s His plan, you will persevere! Don’t have God, ?, good luck… your gonna need it!

Often there are different aquifers to drill into and the water quality can vary by aquifer. How deep you are willing to drill depends on the desired aquifer you want to draw from if that is the case in that area.
