I'd like to thank everyone for their comments including negative. More details on this sale: I spent about $5.5k in a rehab simply because I wasn't looking to sell to anyone but a person who was fairly handy, I was still fairly new back then and wasn't looking to shell out a ton of money. I was able to sell it to an older couple for $3500 down and $400 monthly for 60 months. This is excluding lot rent so yes the home was actually worth $27,500 on payments. Any additional questions don't hesitate to ask. Cash Price would've only netted me around $6k so payments will push your returns significantly higher. In fact I'm still receiving payments for that home till this day because, I resold it when one of the tenants died and the spouse moved out. Resell was sold for $2000 down and $400 for 48 months. So you do the math. Payments will make you money.

So you saying on Mobile homes you got more from your $265 original investment from putting a tenant in the MH instead of selling it for cash? Still nice 👍🏾

This is interesting for investors, but what I am looking for, is how to find a cheap or free single-wide to put on my own lot, for my own use. I am interested in the costs of things like moving the mobile home, and permits, etc., and how to find them on either on Craigslist or at mobile home parks. Most of the videos on here, are about investing. But, they are still helpful in giving me ideas of where to look for free or cheap mobile homes.

Susan Mason I got a free live able mobile home on Craigslist from a lady who just wanted it off of her property. It’s a late 1980s 2 bed 2 bath HUGE single wide. Remodeled it and it looks waaaaayyy better. We pay $285 lot rent. They’re out there! Even on Facebook!

I just purchased house that was built using 2 trailers. its just an standard cheaply economy built home and foundation with cheap paneling. we also bought the land it's in the country. so basically my plan was to do add on using 3 40' high storage containers and converting them and adding them to the back of the house to create open floor plan because it's very small and very boxing. 3 bedrooms all very small. but the ceiling is in poor condition and also cheap paneling. my plan is to turn this into a bigger 4 bedroom has tons of water damage in bathroom cabinets, both the sinks in bathroom and kitchen. a few holes here and there. so basically we bought the land and the house and 2 stall garage was free with it along with 200ft x 40ft outhouse. purchased for $89000. my question is this is the first time weve purchased and were wanting to turn this into an investment property. do you think it was a good deal? repairs that will have to be made is basically ceiling to floor plus add ons. wanting to change the economy to newer more sufficiently built and modern styled home. also needing to expand all the rooms and make a master 2nd bedroom. any advice on first steps in where we should start and or how tos. thanks. also this is our first time purchasing and weve never really had to bust walls out. just basics like painting refinishing floors etc. so this will be quite a task lol

Hi Ashley Pillard, Thank you for reaching out and connecting. Additionally, thank you for your detailed question as the certainly does help me give you my thoughts and opinions. Keep in mind that the certainly is just one person's opinion based on my experience. I'm not completely sure of your area are obviously what the property looks like however if you will be selling the property to an all-cash buyer that you are 100% positive will pay top dollar for this very unique property in the country based on your logic and many fairly recent comparable sales nearby then I would say move forward if you will be easily doubling or tripling your invested capital. I mention this because it does not sound like this property will be bank financeable with the different storage containers and mixture of mobile homes that form the dwelling. If you will not be selling for all-cash than you may be selling via seller held financing or simply renting the mobile home out. If this is the case that I would encourage you to move forward with the path of least resistance. I am not familiar with these large storage containers or converting them into livable homes. However I do know that used mobile homes exist and new mobile homes that can be moved onto the property and resold or rented to a variety of people. Again, I would encourage you to move forward with the most cost-effective way to get the home to a livable condition where it can be rent ready. i found a 2001 that has only been lived in for 7 years and has been closed up and not touched for about 8 years except yearly winterization and 6 month maintenance not bad but needs a good cleaning for $1000.00 bucks cash

+Joseph Atnip Great deal Joseph! Congratulations on the effort to secure this deal and help a local park. This is a newer home for sure. As long as the park is friendly, there are local buyers (for payments there almost always is), and the park does not have too much else to sell then this should be a decent deal for sure. You will most likneed to get the water, gas, or electric inspected before turing on utilities. Keep this in mind because these repairs can be costly. utilities are still on it was a friend of mine's his wife went to jail and he divorced her they had two kids so he moved in to his mom and dads so he could have help a few miles away he did I.T. work for the park in exchange for free lot rent he put in a new furnace and runs the heat on low in the winter he was using it as storage now he no longer dose work for the park he wants out of lot rent so i jumped on it he is the kind of person who can't look past the junk he is storing there and how nice it really is i kind of feel guilt i'm stealing it and i'm also dating his ex wife( yes he knows )...lol for the last two years

+John Fedro yeah we never really had any issues with the park managers they stuck all the young people in the back of the trailer park so we were all kinds of together as a matter of fact my buddy lived in that trailer park from 1998 and when we were like 18 years old till last year when he bought his house

I think it's great that you're trying to educate people. That being said, it seems unlikely the older single wide mobile home shown would be able to be sold for over 10K, unless there is some sort of regional quirk that shoots values up for mobile homes in certain areas. I live in a moderately sized city on the East Coast and generally if you look, you can regularly find newer single wides in better shape for under 20K, and nice used double wides in the 20-40K range. I haven't dealt with mobile homes much, but had a property in NY that had 2 older mobile homes on it, in need of TLC but definitely solid and livable, and couldn't get anyone to take them because their age made them not worth the expense of moving, apparently.

Interesting video. I'm buying 31 acres in NH and it has a mobile home. I'm basically getting it for free but that gets me electricity, well, septic and high speed internet. It seems to be in good shape! I will give it a more thorough inspection soon. My ultimate desire is to build a cabin on the land and rent the mobile home out.

@@MobileHomeFormula Thanks, I'll definitely keep you posted. The home is in good shape. They built a metal roof structure over the home 15 years ago. Only four ceiling stains and no give. 1971 model. The underside is totally in tact with the black board underneath! OMG. It has all the original panels in it. Bathroom needs to be gutted. The stainless steel trim around the tub has been gone for years. Needs new hot water. Going to Killz it all first and go from there. Eventually I will gut everything and redo room by room.

Hey john, I am amazed with the idea that you purchase a mobile home for a low cost and sell it for a high price. In a sense its really going to make a serious cash flow in your pocket. The thing is, is feel a little uncomfortable with all the negotiations and all technicalities. Is there a way that I can be an investor with your mobile home business? Simple as I give money and make some cash out of it? with you making all the work?

Hi Debunker Debunker, Thank you for reaching out and connecting. Additionally, thank you so much for watching. I do hope this video has been helpful to you in some way thus far. I believe I understand your own comfortability with regards to negotiations and the technicalities. Something I alert everyone I work with when moving forward is that we will be "leaning against discomfort ability and stretching yourself outside of your comfort zone for the next six months at least". Becoming a real estate investor absolutely changes you. You will not be the same person you are now as you will become in six months from now… Assuming you are an active real estate investor talking with local people on a regular basis. On a recent video where we talk to Jack who has just closed his 22nd mobile home property, I believe he says it best when he explains that before he got started he was amazed by the types of profit/value we mobile home investors create between buyers and sellers. Jack then goes on to say that the reason we are compensated the amounts we are is because of the risk we take and daily effort and hard work and headaches we put in on a regular basis. I mention all this to you because "obtaining capital" is one of the easiest parts with regards to real estate investing. Many newer folks think it is one of the most difficult parts, however when a good deal is available the money is quite easy to find when you know people. With that said, I am not in the need of any private money at the moment for individual mobile home deals inside parks. If you would like to lend with regards to mobile home parks themselves, we can certainly talk more about this. If you are looking to only invest in the homes themselves and put out $10,000 or less at a time, I would encourage you to talk to your local real estate investors Association and groups. Aim to talk with the local mobile home investor and find out the type of properties they are looking to purchase. Make sure they are in active investor that is closed multiple properties before in the past and knows what they are doing. I hope this helps and starts to point you in the right direction. That mobile home to be free it looks way more better than mine and my sister mh when we bought it in bad conditions and not free. 20 years later and we are still living in it. Mine is not in bad shape but my sister house is.

I live in a mobile home mark. In the 20 years I live here. I had 15 double wide just gave to me. I fix them what little work they need maid a lot of money out of them

As long as you are able to successfully move a "classroom" mobile home into a pre-existing community or on a piece of land that you own, it can absolutely be turned into a functional and nice three bedroom home. Depending on the size of course. I agree with you that the kitchen, appliances, and possibly floor covering (if you are not happy with the currently) will probably be the biggest expense. Hi Javier. Thank you for reaching out and connecting. First things first, great job aiming to help local buyers and sellers and parks. I have no idea which area of the country you are aiming to invest in, and I also have no idea what marketing or advertising you are doing at the moment. It is not a question if mobile home sellers will be getting themselves into various degrees of different situations where they need to sell their mobile homes. Sometimes these mobile homes are beautiful, and other times not so much. Sometimes the sellers need to move quickly, and other times not so much. With all of that said it is important that sellers and mobile homeowners know who we are at the time they need to sell. This can come from our advertising, marketing, networking, reputation, and hope proactive and reactive we are being with sellers already in the market. Some of the ways to advertise and market are much more effective and cost effective than others. You are absolutely right that good deals are not usually just sitting out there available for us to pick up. We have to hunt these down, listen to sellers, understand situations, make offers, negotiate, and move forward sooner rather than later usually. We got our trailer for $7000, it is from the late 80's. Currently have to replace the bathroom floor with plywood. My husband looked up what it is actually worth and its $4-$5,000. What would be some good ideas on upping the worth of it for when we are ready to sell?

Hi Mary Alderink, Thank you for reaching out and connecting. It sounds like you are in a good position to do a little bit of work on the home and that you are not in a super rush to sell the property just yet. This is good because being in a rush is never a good idea when trying to get a decent price for your mobile home. I certainly do not know what your mobile home looks like or their current condition that it is in however I will certainly be happy to give you some general ideas on how you can improve the value of the mobile home. Make sure that you know who the competition is and what they are selling for. The price your husband got for the appraised value of the property of $5000 may or may not be accurate. Depending on the supply and demand of your local market the home could be worth significantly more or less than $5000. Make sure you know what your competition is selling for and the condition of their property. When you go to sell the property make sure you are advertising it online and off-line as many different ways as possible. You want every potential buyer to see your home and what you are selling. Three bedrooms sell quicker than two bedrooms, and two bedroom sell quicker than one-bedrooms. If you are able to add another interior bedroom easily this could be a wise idea. Additionally, if you are able to sell via monthly payments this will increase the profit and sales price you are able to sell for. Additionally, if you are able to move the home to a more desirable location this could increase the value as well. I do hope this all helps and starts to point you in the right direction. Please record/upload videos in 1080p, this resolution is giving me a headache/blurry/grainy/blocky. Love the topic and useful info though. I'm interested in purchasing several in the central FL area, and 10+/- acres, renting them out. New 4/2 double wides are being sold on eBay for around $45k asking, which I feel is too high for my investment idea... Watching your video has my interest, I've heard there are auctions as well where you can get in like new units for $5k.

John if you are selling in a park that has cash buyers how much percentage off do you take for a cash purchase? I was thinking maybe 10% so for example $30,000 with seller financing or $27,000 cash or do you think I should take a little more off may be in the neighborhood of 15 to 20%

You have to be careful, a mobile home that's been moved from its first pad might not qualify for a mortgage making it harder to sell. Also if you dont own the pad you could be looking at regular price increases which decreases the value of your home.

+john jackson Hi John. Thank you for commenting and reaching out concerning your questions. You will always want to be under the usury interest rate limit for your state. Concerning mobile homes inside parks I do not charge an interest rate any longer. I stopped doing this around 2012. With that said there would be nothing stopping you from doing so it is just a decision I made within my business. With that said you absolutely want to make sure that your paperwork and selling procedure is legal with regards to owner financing. There are many limitations these days with regards to seller held financing. Concerning the taxes and insurance, I do charge these to the tenant-buyer who is owning the mobile home. Hi John. Thanks for reaching out and connecting. That is interesting with regards to the tiny home dimensions. Something 12 feet wide with need to get a special permit to travel down the road in my experience. This will definitely add significantly to the cost of moving. One benefit to these tiny homes is that they are usually on an RV chassis which makes them much more friendly to move compared to actual mobile homes and manufactured homes. However I guess if they are below 400 ft.² not including lofts and decks etc. it is considered a tiny home. Thanks again for commenting. @@MobileHomeFormula the tiny home have been around for years. they started out as "Park Model" manufactured homes and spread from there.... a lot of DYI and independant dealers and designers.... another alternative to a larger manufactured home....

May I ask you here if it is imperative that the mobile home be painted all neutral inside? No accent colors at all? Would we lose potential buyers if there was some color inside to make it more appealing? I want to make it prettier but my husband says stay all neutral. What do you say? Thanks so much.

In staging homes it's always best to keep clean white minimalist so the buyer can imagine their own taste. If you google house staging you'll see mostly white is used. it's about pleasing the highest amount of viewers. getting rid of most furniture is important as it makes the space less cluttered and bigger. And WHITE is always better than off white.

When mobile home trailers are given away they are usually garbage and sellers do the bare minimum to patch them up for resale.. be careful

@@Philthaentrepreneur I'm not concerned with the play on words and its doesn't matter if its free because in many cases theres usually way too much involved financially and otherwise for the average person to restore and they should be careful not to take crap off of someone hands only to have to pay to dump it later.

What I am referring to is recouping 100% of your invested capital back within your first year or less of selling the home to your tenant-buyer. This would include the down payment and monthly net income going directly towards the home. This should include the acquisition price, any holding costs, and repair costs as well. Keep in mind that every mobile home has a fair price and an outrageous price when selling. With that said, I have never found a free home for an end user. This is mainly because I am only in contact with local buyers in my investing areas only, and if I find a free home I am most likley going to aquire it myself unless it is needing extreme repairs. With that said many of the homes we purchase for "free" where not found this way. After must consideration and understading what can be paid for certain homes these offers were reached, sometimes with other forms of consideration besides cash. I kick myself in the ass for not buying my friends mobile home he bought the thing brand new in like 2002 went through a divorce and the things been sitting abandoned in this trailer park he does it work for so he doesn't have to pay lot rent and he's just been using it as a storage shed basically it was only actually lived in for 6 years he always kept the heat on in the winter time and he did have an issue with this furnace stopped working and some pipes broke so he had that all replaced just a year before he offered to sell this place to me it was a 16 by 80 3 bedroom 2 bath single wide and he was going to sell it to me for a thousand bucks and it could have very easily just been cleaned up and resold or hell I could have even lived there cuz now my ex-wife and my kids live just down the road on the same street but at the time they lived about 40 miles away and I just thought it was too far from my job and everything so I passed on it he turned around and sold it like it was sitting to the park for 5 grand the park turned around and sold it for 14 just the way it's sitting

Usually, it's a seller carry financing deal. This way someone can own a home easily. They put 10% of the selling price down, and have a payment of around 300.00 a month

I can just speak for GA. Most banks won't finance unless the deal is $45k plus. Also, the bank won't finance someone with no credit, no proof of income, or here illegally...etc. The bank may not want their money, but I DO!!

Hi Micki Bits, Thanks for reaching out and connecting. There certainly are a lot of other things that could be upgraded or improved in addition to what we did. The certainly is used and older. However it is important to know when to stop repairing and upgrading an investment mobile home depending on the specific exit strategy that you have.
