I know that without crazy house inspectors you would not have a show, but there should be some sort of quality standard (apart from blind) that inspectors should be held accountable too. It seems to me that anyone can become an inspector without any experience at all.

State dependant. Not sure how it works in CA. In NH we have to be licensed and insured. But generally, HI do not need to be Code experts, nor do they have to be familiar with local zoning or planning. They also do not need to do anything that they consider "unsafe" which can cover a lot (no attic, roof, crawl space inspecting required). They cannot move anything to get access and definitely cannot rip stuff apart like Holmes said. So if that closet blocks access to an attic access, no attic inspection. The better one snow use tools like drones and RC cars with cameras to access those difficult areas. So it pays to ask prospective Inspectors the scope and level of detail they will provide and how long they expect a thorough inspection to take. Some claim they can be done in a half-day. Don't hire those ones.
@blackmanops374910 күн бұрын
To be fair, Home Inspectors have standard repport language that states, " Such and such issue was identified and it is reccommend that a licensed, professional XYZ be brought in to further evaluate and assess." Usually XYZ is "Electrician, Plumber, Contractor, HVAC Specialist, Soil Scientist, Arcitect, Landscape Designer, Pest Control, Lead Abatement, etc." Pretty much anyone you can think of except Painter. Because everyone and their sister can paint. Lol.

Seems like the simpler solution to all these garages is just don't idle your car inside. All the CO you are keeping out of the house is CO you have to breath in when you go out to the car, so it's not like it's really protecting you from anything.

Brit here, yet again the supposed "inspector" let down the buyer. How long before they institute a National website showing qualified and experienced Inspectors together with customers complaints and comments? Why are these criminals not prosecuted? Another thing, outside window sills, WHY are they in two pieces? In the UK builders can buy and use preformed window sills all of one piece and with a slope built in.
@katsiduzynski4882 ай бұрын
In the old days pre-WW2, you'd have the sill properly angled down, and the drip edge apron wood underneath, and the "dog ears" on some wood trim, helped to prevent seepage along window framing. Modern construction since the 1970s -1980s in USA anyhow -- rarely allows for that (unless you had a custom build) and people wondered why they had leaky walls around windows. Brick mold around some windows were an option depending on a houses' cladding. If not brick or stucco you could order windows for a wood clad / sided house and deal with it appropriately.

Why is no home inspector ever held accountable in this program. I would really like to see this man and/or woman who has once again neglected everything here and missed so much in the inspection. I would really like to see these home inspectors held accountable and all costs recovered from them for so many visible defects that they missed, I really get the idea that any idiot can become a home inspector without even having to face the consequences that they burden home buyers with. Without intervention from this program, these home owners would have to get into debt to repair these defects, and often the mortgage is already so high that they would not have the opportunity to repair anything at all.
@jays1067 ай бұрын
because i think they put a disclaimer in their contract/reports and as mike says they can't open stuff up but they should be accountable when so much is right in plain sight

Maybe Canada should make home inspectors carry liability insurance in order to be licensed. I had contracts with my state in the US and they insisted that I carry a million dollars in liability insurance. I wasn't even doing anything that could cause immediate harm, if I screwed up.
@Cheepchipsable7 ай бұрын
@@maeverobertson1108 Yes, but just being on the property is a liability. You could be a smoker who throws away a smouldering cigarette butt that burns the house down. Lots of unforeseen scenarios that might end up in damage you are responsible for. Look at the RE Agent who threw some clothes in a cupboard on a lamp which ended up causing a fire.
@jabressdolath76574 ай бұрын
@jays106 I think what was meant was, why not name the home inspector? Like John Doe did the inspection, yes, he isn't allowed to open anything up, but you can clearly see that this is wrong without moving anything.

The second house at 100 years old was actually in pretty good shape except for the roofs. The original home inspector should have been able to see the issues with the front porch roof and the main roof, but failed to inspect them properly, which could have cost the home buyers tens of thousands of dollars. Who is verifying , certifying and insuring the home inspectors? Where there is no accountability, there is no incentive for a quality inspection.

@blackmanops374910 күн бұрын
Not usually. There is standard report language that absolves him of such liability. Good luck trying to prove someone intentionally ignored an issue. Home Inspectors are not obligated to know ANY codes (electrical, plumbing, structural, building, zoning, planning, etc). They are not expected to be expert in any aspect of home construction. Most, however, have worked in the trades and are somewhat familiar, but are sure to state their lack of expertise, and possibility they may have not seen thnigs that the experts may catch. It's all about the Report, which we were never shown.
