A fair few lenders are now allowing 1 year financials. They'll have to still have two years of returns but they can take recent years income if its higher revenue than year before. NAB and Macquarie have been doing this for a while. It's such a great hand

Yes you are correct but there are😢rfy some better options out there and without meaning any disrespect what so ever as you’ve done a great job mate as always, swell Liu depending on how you structure your mortgage, what your goals are etc. Not bad information and I don’t mean any disrespect because you always do your research and you genuinely want to help others but mate I would really love to talk to you one on you and share some ideas with you and bounce of each other. I am not just your average Joe blow I am also a property investor and have been doin so since purchasing iOS by investment property in Sydney1g11 at 20, having it double in 6 years while everyone I knew laughed and criticised me for where I bought but through extensive research I had no doubt in my mind. And by the age of 24 I had 4 investment properties in Sydney all done 100% on my own with no handouts and always using a 20% deposit. My portfolio by age 24 was 2.1 million with a mortgage of only 1.15 million and having my loans set us as interest only. Unfortunately through extreme circumstances I actually ended up losing my properties I had worked so hard for. Which I won’t explain over KZbin but I will happily tell you my story if you are interested and hopefully you would like to work together as for the past 14 years I’ve studied religiously and after my major set back and how times have changed purchasing is Sydney is: 1. A lot harder 2. Far more expensive and disadvantageous 3. And regardless of rental income and earning 200k+ a year won’t take long yhermbefore the banks will prevent you from borrowing anywhere near what we could of when I first started 12 years ago when I was chasing capital gains. These days even on my wage with interest only loans and using 20% deposits and the rental income from the properties you will be lucky to get 3x 700k properties in Sydney as I have learnt the hard way trying to get my younger brother his second investment property. Having his first purchased at 625k and now worth 870-900k+ ( was worth roughly 920-950k beginning off 2022 ) knowing this due to recently having our own appraisals done for our knowledge, while the banks have come in and valued it at 780k which is the absolute minimum for any property in that area and I am well aware why it has been valued like that despite him earning $525 a week of rental income, the new properly would be no different fetching $500-550 a week in rent, while he is earning $120k a year before tax. Has myself and my parents willing to go guarantor which apparently they will not take into account atm😮

I received a call yesterday from a lady who wanted to sell me some property investment gimmic. Now I am in Auckland where a) houses have gone way too high last couple of years and are falling fast, b) interest rates are floating around 6% plus, the government has removed interest tax deductibility for existing houses, and more landlords or investor hostile regulations. I told her now it is not the right time. She replied that when u think about it someone who invests is better than money not invested. Not shocked at all. In good old NZ, investment = housing. 😆i said u r right, but I will try and invest my dollar somewhere else.
