I agree Eddie, they won’t want any adverse publicity and the expansion will and let’s be honest always was the cantilever over Gallowgate to have the three sides all the same. As for the East stand, Ithink it will get a facelift to get rid of the concrete look and that will be it.

I just need to squeeze you on your original point. For our viewers, can you specify the listed buildings you refer to that have been sacrificed for failed progress? The old town hall was in such a poor state of repair the council were forced to relocate to the Civic Centre, the Arcade still remains, the Haymarket buildings were demolished for Eldon Square… So now we’re just down to the Central motorway and Swan house roundabout. I’m not sure many people would agree that this has been a failure for the city, or badly designed bearing in mind the rapid growth of vehicle use since the 70’s and I’m not convinced the demolished building were listed? Are you able to clarify Terry?

@TynesideLife I believe some listed buildings were lost in the 60s, they were taken down brick by brick and meant to be rebuilt elsewhere, unfortunately the bricks were numbered in chalk and a rainstorm washed off the numbers which meany rebuilding was no longer possible.. Its from before my time but my mother told the story.

@@ChrisPBacon-iu8my it’s true that occasionally a Grade II listed building can be moved but it’s rare. The oldest pub in Manchester is an example. A Grade I listed building has never been moved in England. I’m unaware of the story you give and I’m sure it’s not in Tyneside (if the story is true…)

No mate, it isn’t. I spread that nonsense theory in a video I did over two years ago and then a few days later released an apology video. Amongst other significant reasons, the club can’t relocate outside of the city centre without majority fan approval under new FA regulations.

The West Ham stadium move is one example of why the government conducted a review regarding club owners making significant decisions over a clubs heritage assets without consulting fans. New FA regulations that came about as a result of this review put fans at the heart of decisions making and are now consulted. The HMRC may at first glance seem like a reasonable option, but as I found to my cost, isn’t and for a whole host of other reasons too. Thanks for watching 👍

Hi Eddie. I think it's looking pretty obvious that the Gallowgate will be extended, they could mirror the other stands, but they could equally opt to make it even higher, and perhaps give the exterior a properly grand look. That leaves the East Stand. It's not really fit for purpose in a modern stadium so I think they will rebuild this, and in doing so, they may be able to squeeze in a few more seats, maybe another 2 or 3 thousand. Should be possible to get it up to 65,000 but fully refurbed to the highest standards, it would be a nice ground. Maybe in future they'll relax rules on standing, and it may be able possible to squeeze in a few more in standing areas.

Hi Paul, I’m of the view that they may build a higher Gallowgate stand like you say and rebuild the East Stand too. Unfortunately it can’t be any higher than it is now, so a few extra seats may only be a few hundred more at most. I’m of the view that a 60K+ stadium is very much closer to 60K and probably less than 62

Hi Eddie, great video, thanks for keeping us updated. Have you heard anything about or considered any video on a training complex and a youth facility? I’ve been saying we should have made that a priority IMHO as it is a quicksilver, easy gain, PSR deductible attracts signings and helps reduce injuries. I’ve seen there are a couple of large estates on the market, in the thousands of acres region just to the north west of the city, around 30-40 minutes away from the stadium that look perfect. Few farms on each so ideally placed to control access and reduce planning issues.

Not a fan but Newcastle need the increased capacity more than ever in this league where clubs like City , Villa and Everton are all expanding their capacity to around 60,000 and in the case of Man City to 62,500. Liverpool, spurs , united , Arsenal all have grounds over 60,000.

There was no reason to talk to the owners of those buildings in a feasibility study, and I don't see that as any revelation. The legal requirements concerning Listed buildings is readily accessible without speaking to the owners.

Thanks for the update Eddie. It made me wonder what if it was possible to drop the pitch down say 100 feet and build seats all round the stadium with an entrance at the old stadium James metro. If they could do this then it would not interfere with the Leazes terrace are. Just an idea. Seems there could only be two choices. Surely they wouldn't approach a property owner whilst doing a feasibility study, they would liaise with experts in historic buildings and specialist architects and property law etc. what useful information is the property owner going to offer them, other than whether or not they like the proposition - which would surely only come after a positive study?

The owners own the buildings mate. They’re the first point of contact and wouldn’t be approached for information, they’d be approached if our club owners were interested in purchasing the buildings. Now that we know that our owners have declared an expansion and the feasibility study is complete, the lack of contact with the building owners is significant

@@ChrisPBacon-iu8my erm, that’s the point of the video Chris. 😅 The processes of what can and can’t be done with listed buildings is already known. A feasibility study wasn’t needed for that. It has been widely reported that the feasibility study is now complete and an expansion is the plan. This outcome matches the research I made over seven videos, although I thought they may have gone with a rebuild in its current footprint. Time will be the validator but I’m negligibly certain that nothing will happen with the buildings and an expansion will go ahead without compromising their historical integrity

Just because he owns the buildings club would only need to contact with them any negotiations on price. Feasibility wouldn't need current owners imput at all. Would be done on what the grade listing restrictions mean to the area (would be a shame if it went on fire mysteriously)and the overall market value of the land and buildings themselves. So the fact current owners know nothing about it doesn't mean it is or isn't going to happen.

Its not unusual that the owners will not have been consulted at a feasibility stage point. The consultants tasked with the job will be looking at the 'ifs' and the 'hows' of the technicalities of expanding the stadium first and foremost and I suspect the metro line below is the biggest engineering issue. Only once a feasible design has been done would they then start approaching building owners and engaging with Historic England to start the conversation about buying (and demolishing!) properties. You certainly wouldn't want to do it the other way, asking the residents first if they could knock their homes down only to find out that the stand couldn't be extended anyway.

It seems you may be late to the Tyneside Life Channel and be tempted to make assumptions on what you think I may, or may not understand. I’ve have a stadium expansion playlist where I discuss a whole range of topics regarding expansion, possible relocation etc. this is on a legal, historical and conservation level. For clarity, I’m negligibly certain St James Tce won’t be interfered with and absolutely certain Leazes Tce won’t. You may not be aware but Owners of listed buildings can’t give permission for their buildings to be demolished. That needs to be done through Historic England and through Parliament too for Grade I buildings. The owners however can be approached (in principle) on their likelihood of selling. I dont get what shocking details this video is giving away about the feasibility study? my uncle who is an architect informs me on most feasibility studys cant contact other building owners by law unless their plans directly impact those said buildings which then would require council approvel to approach. which draws the conclusion newcastles plans dont impact those buildings at all. so this to me sounds like absolute great news which means plans could be moving quicker than most expected.

If you’ve seen the recent Bondibot video they’ve considered elevating the pitch and to the north-east to accommodate space for the east stand but also allow some room for the exhibition stand. Given the format of the video, they weren’t able to include the fact that the listed buildings behind need natural light in order for the expansion to be acceptable. But I do like the idea of the apparent Leazes Park Stadium concept, but again that’ll open up a whole new can of worms. I think you mentioned in a recent video that Newcastle will never be able to build a new stadium in Leazes Park. So quite a canny kettle of fish the club is in. I would build a new stadium on the former HMRC site as it provides sufficient land area and there’s also Metro stations and transport links nearby for fans. But that’s a whole new conversation to be had!

The club can’t (and won’t) move out of the city centre and the reasons why are covered in video 7 of my series. You’re surprised because you misunderstand the meaning bud. I’ve covered the law regarding listed buildings quite comprehensively in some previous videos and the process of what can and can’t be done with them, ownership etc, particularly Leazes Tce (Grade I). If the club owners were motivated in that direction, they could conceivably buy the buildings and repurpose them, or in special circumstances make an application (once purchased) to have St James’ Tce demolished if the council and Heritage England agreed. So, there are limited options and I’m certainly not advocating that direction, I’m just reporting and providing an update. Nothing in a million years will happen to Leazes Tce but they could be bought by our owners and repurposed. That still wouldn’t alter anything regarding the East Stand. I cover these topics quite deeply in my other videos if you’re of a mind to understand a bit more. 👍🏻

I think after the 2028 euros if we’re starting to be a consistent top 4 side and selling out the expanded stadium the owners will probably have to relocate as the east stand simply is standing in the way of significant progress. Given a 10-15 year window there could be opportunities to encroach into Leazes park if the trend of funding cut backs and deterioration of it continues. PIF funding to restore and improve could, in the future be a viable option where I appreciate it’s not at present.

The buildings don’t belong to the council but of course, decisions about their upkeep etc lays with Heritage England and the council. I know enough about the buildings and their status to make an informed decision about them. And I’m a nobody. If I had a genuine interest in involving the building owners in some way regarding an expansion, or may be interested in purchasing them, then due diligence would suggest I contact them. The club have ended their feasibility study and it’s been widely publicised that they’re motivated to expand the stadium so a lack of contact with the building owners is very telling in my view.

@@Wheyayemanchannel the decision on what can and can’t happen regarding encroachment of a grade 1 listed building doesn’t lay with the owner, regardless of who it is. The Secretary of State for culture at Parliament level in conjunction with Heritage England can only make those decisions. Any significant alterations would lead to a costly and lengthy public enquiry. Grade I listed buildings are of the highest significant historical interest and are fiercely protected. A football stadium is just a football stadium. No Grade I listed structure in history has ever been allowed to be compromised, unless it is in such a poor state of repair it renders it dangerous. Forget about Leazes Tce mate 👍🏻

Been a great season giving all the players been out for what ever reasons. Eddies done wonders and we very lucky to have him as at manager. Brilliant times a head. Ps psg couldn’t do anything with us we out played them. Great video as always

Wish we could knock down st james terrace, it isnt even that nice. Or even move it across to the barker and stonehouse site which is being sold. We could have a full strawberry corner, and half the east stand higher, akin to the one stand at notts forest. Even though i was 0/12 tries for games this season with the ballot, id rather this be the case than have a soulless 60k corporate bowl like every other stadium in europe now.

Id like to know if the club bought Leazes terrace. Can the flats in Leazes terrace be turned into business use and integrated into the design like a hotel/ Club shop etc... or even be built over the top of as if it was for business use they may not need to adhere to light and noise restrictions. This would mean that the listed buildings remained intact.

The club haven’t bought Leazes Tce. They can’t be built over or encroached on in any way. They are historic buildings of the highest priority.

I'm glad they can't be built over. Just move the stadium and leave listed buildings completely alone. The history of the club and its site means nothing to me compared to historical parts of Newcastle. Also you can be as close as close can be with someone, doesn't mean they'll tell you everything. I agree with the man who talked about the hush money.

@@TynesideLife so they’ve got access to enough money to pay off the national debt but can’t buy any players cause if something called financial fair play and we can’t build a new stadium which is one of the few ways around that problem. Why can’t leazes park be moved, surely the locality can’t be sentimentality attached to that dogshit ridden carbuncle.
