UDS, is nothing but Undivided Share of Land. It is a simple concept, but is confusing to many first time property buyers and even some people in the real estate industry.
In this video, I try to answer three questions that are constantly asked about UDS. What is UDS? How to Calculate Undivided Share? How much Undivided Share of Land should I get for my apartment? There is a slight difference in the land area as per sale deed and sub division patta. UDS should be calculated on area as per sale deed or patta.

I gave power to builder to construct flats by JV in my 2008sf plot. Without building the flat the Builder registered only uds of 200 sf. No construction done for 10 years. I canceled the Power given to builder. Will the uds document affect me. I settled the whole 2008 sf area to my wife. Will there be problem by uds buyer who may be a BINAMI of Builder who failed to build flats for 10 years.

Thanks so much for watching Mr.Kannan. As you have asked, In a low rise building with 3-4 blocks , the UDS should generally be calculated on the entire land area and not just the land area that the particular tower/block sits on. However, in some cases of building made in the 70s and 80s, the UDS is calculated in 2 types . First is the UDS for the plot on which the particular tower sits, and second is the UDS on the common areas, parks, passage etc. Please look at your property document. The descriptions should be in the section titled 'Schedule of Property " Happy to assist if you need any further clarification.

Hello Sir, The appartment where I stay for rent has come up for sale. It's a 1000 sq ft appartment with a UDS of 704 (7yr old appartment ). Considering the UDS factor is good, it is a good option to buy?

UDS is the land that you get when you buy an apartment. This land is undivisible, and is intangible . UDS won't really make a difference to your lifestyle or space utilisation within an apartment. It has more to do with valuation and future redevelopment . Of course , you got it correct . Since the property price will change based on road width. Another interesting thing is that a large property could have a higher land value than a small property right next door.

Hi Anna, May be off topic from the video. In Bangalore, there are many apartments built 4th floor with out permission. And what risk or challenges you see if we buy such flat which built in deviation. Will there be any threat for demolition or can be escaped with small penalties. Pl provide your suggestions

These deviations are super prevalent in Bangalore, they call these units the penthouse. The risk is there forever if you buy a unit like this. So if you are a cash buyer, with no bnak loan, and are willing to take a small risk, you can buy these apartments, but i would not suggest it.

Sorry if you had answered this in the video .. just to confirm : if I want to sell my apartment (around 12 years old) will I be able to include the UDS portion in the total sale value? You confirmed that for when the building itself is brought down for reconstruction. My question is more on if Just one flat is sold out of let’s say 4 flats (remaining 3 being in tact). Thanks

For a 12 year old apartment, the entire valuation is probably based on the UDS. Lets say the land area is 2.4 crores where you are, and your flat has a UDS of 600 sq.ft, the the per sq.ft value is 10000. Your 1000 sq.ft flat would be worth the 60 lakh (vide land area cost) and a depreciated value of 1000 per sq.ft for building, of another 10 lakh. So you should expect a price of 70 lakh for such a flat . Basically all apartment values ha e the UDS built into them. I hope I answered your question. Bro I hv a flat at kknagar Anna road next to ESI and the UDS is 185 sq. Ft wats the land value there now... Can u calculate and tell me.. Wats the value fr my 185 at current rate

If it's on Anna Road, price varies between 3-5 crores per ground i.e 12500 - 20000 per sq.ft So your 185 sq.ft UDS will be valued at 23 lakhs - 37 lakhs depending on the location, size of property etc. I've also made a video about guideline value just today, do make sure you check it out. kzbin.info/www/bejne/fnfGi5qMg8-Ae5o

1300 sq feet அளவுள்ள மனையில் CMDA Approval வாங்கி 650 sq feet மனை அளவில் 2 தனி duplex வீடுகள் 2 feet இடைவெளி விட்டு கட்டி விற்கிறார்கள் . இதுவும் UDS of land என்று சொல்கிறார்கள் . இதில் தனி வீட்டிற்கான freedom எந்த விதத்திலாவது பாதிக்குமா ?

Very informative video Sir. Is there any chance for two flats in the same apartment - both are of same super built-up area , 1800 sqft, both are penthouses, to have different UDS? Is this legal? Is there any loopholes through which builder can make such agreements? I have seen the sale deed of both flats - one says 339 sqft of UDS and the other says 409sqft !!

That's absolutely wrong and some builders do this to favour landowners in joint venture projects ,especially small builders. This is a wrong practise and we would not reccomend buying anything like this
