Masaya Homes is taking turnkey to a whole new level with a start to finish prefab home like no other. They've got a panelized system that starts in seed form at teak farms in Nicaragua before being shipped to California. They've currently got a line of 7 modern prefab homes designed as accessory dwelling units ranging in size from 120 square feet up to 800 square with larger units coming soon. In this video I had a chance to sit down with the Co Founder Olin to hear more about what they're doing and how they're doing it. I'm an architect based in Managua and I have bought many pieces of furniture for american clients in San Juan del Sur from Masaya & Co. Over the years. I've also bought pieces for my own homes in Managua and San Juan del Sur. Thier quality of furniture is the best there is. I'm very happy to see they are opening a new segment into panelized homes. These are smart and gorgeous. In 200 yrs they'll still be functional and still beautiful. And the furniture.... Companies like this remind me that there are still wonderful things going on in our fractured USA. Congrats to this company.

The furniture this company looks as good as anything from older, established furniture makers. If it’s teak it should hold up really well. Teak is a slow growing wood but it’s very dense and stands up to water well. Looks like they’ve got their act together.

Stellar product and video to showcase it, Kerry. The concept is environmentally sound. The product is high quality, aesthetically beautiful, and carries a number of passive energy elements. The commitment of the vendor to complete start to finish installation is impressive, even if that sacrifices scale and distribution. 🤷🏻‍♂️ If a +600 sq ft unit was in my budget, it would be a slam dunk. Great video Kerry, the start to finish on a sustainable base concept I find outstanding. Flat packing a preconstructed dwelling is a logical approach. I'm hoping to see that expand.

the biggest issue for all these modular homes I have seen on your channel or anywhere else is the cost per sq ft is way to high for affordable living nonetheless these are beautiful designs all teak wood is nice of course

CA companies will be too expensive for most of the market. Nice unit but completely unaffordable for most. Lol, where I live and want to put a unit, my house of 3200 sq ft cost $285k.

Pricing/Costs are Highly Dependent on the location/county/city and the contractor(s) doing the work. Costs can be Much Less than $500/S.F.! ...but yeah, of course, as high as you can dream, too!

I love the concept of the sustainable teak. I wonder how well the units are insulated. He didn't talk about heating and cooling: is that included in the price? They're beautiful buildings.

I guess the issue I have is the small space with a huge price tag I would think if most people want to downsize and live tiny, that would also mean that affordability is a major factor, and some of these prefab homes while awesome and beautiful with materials and the like, the price of the dwelling then everything else that is required with setting up the unit, and if you need to buy land well I think spending almost a million dollars for a 900 square foot home is just out of people's wheelhouse just my opinion of course.

Many people who have the finances are not too concerned about the relative price. It's more than enough to reduce the amount of time and effort to own and run a large place. A quality, warm environment of a much more manageable size is key for this kind of product. After all, life's most precious luxury is time. So why spend it on the maintenance and repairs of a large place?!

@KerryTarnow I saw that that awesome video as well! The sustainability and durability of the building materials will play a huge role in my decision. I have time. The goal is to have "it" Lol in place by 2027. Or sooner. It will go in 20 acres in northern AZ, accessible only by primitive, unmaintained roads, so use of a crane may not be feasible. The Lloyoll peeps are also impressive tho. I have a lot of research and discussion to pursue. Huge and many thanks for your videos!!

Fun story. Interesting reforestation program. Price is a little high but this is a specialty market of all teak so I guess it’s a specific request market for a customer with a lot of money that likes teak.

The model one is somewhere around a 10 by 12 shed that you can build with about three grand worth of lumber. I'm not putting teak in my yoga studio Uber concrete who commented earlier it was absolutely right the cost per square foot is marked up so high it's ridiculous. I understand these companies have to make money and you're paying for the convenience of everything being done all at once but if there's a company that can find that sweet spot where they can make money deliver a good product in a timely fashion maybe make a little less money per unit to sell an extra thousand units with more than make up the difference .i cant wait to see the msrp on the shed

As a designer & builder I have yet to find any prefab type fabricator who can provide a high quality lower cost house that the majority of people in the US can afford, especially after including the cost of land, utilities, foundation, plus other costs. "Clayton Homes" is the largest! Most are focused to vacation or resort type homes... Friend recently purchased an older but OK home outside Tokyo Japan for $50k++ which required minimum upgrades.... Seems most there want a new constructed home! A nice new prefab is available for $200k... His question was, why doesn't this exist in the US? Why is everything priced to West Coast costs? The SqFt cost is not competitive. Stick built or a metal barn home is more affordable in most locations.

Very nice that they're located in Northern Cal, but as another person commented, not that inexpensive. Also, you could have visited Blu too. It's just up 80 a few miles in Vallejo on Mare Island.

If the unit is delivered directly to my site in the containers, who gets to keep the containers? If they remain with the purchaser, they could then be converted into additional space for the Masaya home.

The containers are trucks that they send to and from Nicaragua I believe

@@BookThorns For the containers to be trucks would be wildly unlikely. The entire point of the container shipping system used today is the containers themselves are not part of the truck, but a hauled by the truck and left at the delivery location for unloading. Containers are rarely returned to the shipper as sending it back, almost certainly empty, would be expensive. That is why there is a huge container surplus in the US as containers are shipped here from abroad with goods that we consume, but we don't send abroad all that many goods made here.

@KerryTarnow Oh, and good luck securing a new Home Owner's Insurance Policy for a home that's constructed with Real Wood Siding anywhere in California! Several of the major insurance companies have completely left California, and most of the others that are still here are no longer writing policies for California home owner's insurance...or if they do it's at 3x the previous rate. Millions of policies here have been cancelled and are not being renewed...at any cost. The only reason I still have my policy (for now) is because I'm "grandfathered in", but my insurance company is no longer writing new policies for ANY California home. Three of my neighbors have moved to other states in the last 3 years. One was a California native and a retired fire captain and their policy was canceled and the other 2 companies that would even offer them a policy wanted 3x what they had been paying (and offered subpar coverage). You might think that all of the fires here through recent years is the main reason...but that is actually not the primary reason. 😉 These companies obviously do extensive risk assessment and research, and the technology, tools, and data used for this type of research and assessments are much more sophisticated now. The main reason insurance companies are leaving California and/or are no longer writing home owner's insurance policies here is due to the Earthquake Risk. The geological and oceanographic studies and reports that have been performed & published by Chis Goldfinger, Harold Tobin, Sam Johnson & Jared Kluesner (and many others at the USGS & CSEC) have indicated that California, Oregon, and Washington State are historically well overdue for major earthquakes above 7.0 and more likely 8.0+. But it is California that is the most densly populated, and more of those major population centers are within major fault zones, combined with more expensive housing overall compared to Oregon and Washington. The Greater Los Angeles and Bay Areas alone contain way more people and housing than all of Oregon and Washington combined. So any of the insurance companies that have an interest in longevity and not just their short term existence know that providing insurance to California homeowners is almost certain death. 🥴 And just like the great 1906 San Francisco Earthquake (or nearly any major earthquake), FIRE nearly always ensues to destroy anything that might have been left standing by the quake. So there's that. Shake, Rattle, and Roll...and Burn, Baby, Burn! 😢

As per usual….Availability is the issue. I live on the Arizona Nevada border and would love to have one of these placed on my acre of land….But once again they don't seem willing to make that leap, sad.

Based on what I heard I believe that they are looking to expand in the next few years, if it were me I would try again sometime in the future. Just a piece of advice, but you don't need to take it.

I’m .. confused. Most homes are unaffordable at 350- 450 for most of us. I thought smaller would top that 100. I’m baffled anyone would consider this if it’s the same $$ as standard stick built. 🤷‍♂️🤷‍♂️🤷‍♂️

I’m very suspicious about this claim that they are harvesting their own planted and grown teak wood. If they are at least planting a few sapling teak trees for each one they cut down, then that’s better than most exotic lumber companies, but I seriously doubt they are harvesting 2nd growth teak trees unless the company is many decades old and they were conservation minded decades ago. Teak grows very slowly.

800 sq ft for $429000.00 Holy Crap! That’s more expensive than buying the lot and having a local contractor build a 1600 - 1800 sq ft house from scratch here! What’s the point of bothering with Malaya & Co? This Co. Appears to have nothing to offer the average working citizen. At those prices it clear their/Malaya market is the upper 15 % income house holds. Guess I’ll have to look elsewhere for more reasonable prefab housing or local contractors. Ridiculous, almost a half million dollar for 800 sq ft

I understand teakwood is quite expensive but for 400,000+ I would use fir lumber and be able to build 4 of these units for the price of one and this is over 20 years experience in the construction field speaking who is the target customer let’s be realistic someone who got $1 million property and wants to put Inlaw suite this isn’t for the little guy who’s looking for something to live in so for that it makes no sense to even look at this company

Sorry but when you said $429,000 my phone began to smoke. These guys have got to learn that outside these ultra crowded Mega Cities those kind of prices aren't going to sell when you could have a great traditional build for that money. Not to mention adding shipping & setup costs once they start shipping out of state. Another big disappointment. 😢.
