Oh my! I'd decided my favorite so far was the one where you were in charge of the reno, and the floors were all done so beautifully...loved that tile work! Now, here's a contender...so much space, beautiful stone, and woodwork, lovely tile floors, closets with lights!! A bathroom for every bedroom...big, well-appointed kitchen...great pool...and the little pool house is just gorgeous!

This house is fantastic i love the way is finished, classy and stylish.Do not forget the brick oven is not only for pizza that becomes popular in all Italy back in the 60-70, but for fish, meat,bread cakes etc. Nick you deserved a jump in that pool in that heat!

Love the arches in those rooms to the left of the entry! The pool is a bit of a hike but there’s that pool house w/bath so no need to have it that close. That isn’t that hot, I’m having 40C to 43C here in California. Cheers

Absolutely beautiful home-stunning. 2.1m is out of my market but still a beautiful place & view. A few of comments on the presentation: 1) showing a home that looks like this and including a shoddy job of AV install e.g. wires hanging out all over the place and running under a rug is just not what I would expect from a top-notch agent. 2) liking/loving the tile and many other material features without any idea of what type it is shows lack of preparation, 3) bed not made and adding "I don't care" is a bit unorthodox when it comes to selling, not the bed but the comment. Know the materials and construction specifics. I did not hear you say it but how much land comes with this home? For the price I would think it would have to be fairly large. Get with the owners of the to clean up wiring and broken plaster before producing a non-stop video presentation to be viewed by worldwide audience and find out "what's behind the locked door" or maybe have them leave it unlocked (unless of course it is an "adult entertainment room"). And keep the "I don't cares" to a minimum. While I enjoyed Nick's character and delivery it was short on important details and some things seemed to me to be inaccurate, or at least I have never heard of "underground flooring" among other curious claims. Is it by chance a basement or other subterranean room? If there is such a thing please enlighten me, not saying it doesn't exist, just that I'm not familiar with the term.

Wow!!! Stunning property. Definitely in top 10. A very good taste but simple and confortable. All the rooms are beautiful and the bathrooms too. Very nice kitchen. I love this house. What a magnificent pool !! And the view, awesome. The pool bungalow, it is a wonderful detail. You know I give attention to the small details, at minute 10 you show this place to dinner al fresco. In the floor there is a device with the head of a horse I presume. It is so many time that I don´t see one of this. The device have the porpouse to take out the mud from your boot or shoe before people get in the house. Thank you Nick, very nice job.

This truly is a cozy, comfortable, property. The land/views and the set up of the rooms and even the furnishings go so nicely. All work well together. Would not need to do much to make it your very own, * always something more to do, of course,* Everyone has new ideas and desires. I wonder if the only hearting source is the wood stoves? Also, guess no bedroom downstairs? Maybe somehow things could be fixed if needed? The patio off the pantry/pizza oven or maybe a part of the kitchen area, was perfect for the pizza parties or dinners, or even just hot tea on the patio or a drink of some special kind? Think the area near the kitchen could be a pantry, and in just one small area of it could be laundry area? Asa Utility room if needed. But must have heat for that. But good ara and has a door to the patio with door to close in winter to close for some warmth.

✨Well Nick, now this property has a nice big fridge up to American standard. This property is beautiful, but my favorite is the two buildings with a lower architectural arch with a pizza/bread oven. Up above a pass through with a spectacular view. In Arezzo, Tuscany €790,000. I love that property. I can imagine three Saint Bernard’s roaming around, and napping under shade trees. My daughter could easily visit from Berlin or Münich.✨ My husband is German, his younger sister is an actress living in Berlin, though the family estate was in Münich next to the ‘Englischer Gartens’. Bogen Hausen is the equivalent of ‘Mayfair in London. I believe my life in the U.S. has come to an end. Due to the politics of the past four years, I would rather be an expat enjoying writing my books, and making art as I am an artist.✨ Being a west coast, Southern Californian, I’m fine with the Tuscan heat. With A/C, and a beautiful pool, also plenty of space to house my friends. I’m looking to get my finances in order.✨🍷✨🐾✨

What a marvelous property. I think that is close to 15 acres just off the top of my head. Who needs a gym. Just going back and forth to the pool is good exercise. You really need to cut out the cigars and brandy and hit the gym old boy. I'm 72 and I think I could do better. As for the heat, I live in Las Vegas. Need I say more? Lol I did enjoy the thorough tour except for that WC under the stair. Is that a guest bath with a toilet?
