A spacious and elegantly restored family home suitable for year round living as well as seasonal stays. Located in a quiet valley the property is only seven minutes from hill top village of Monte Santa Maria Tiberina and twenty from the pretty market town of Citta di Castello in Umbria. Magical setting, four en-suite bedrooms plus a ground floor room with bathroom used as a fifth, open-plan kitchen and dining room with access to the beautiful garden and 12 x 4 metre pool.
The entrance to the property is via a wonderful stone-paved courtyard into a reception room with an open-backed fireplace shared with the very large, open-plan kitchen and dining area. From the dining area there is access to a both the wisteria smothered pergola and a beautiful covered portico. Adjacent to the kitchen there is a conservatory and a handy pantry. The covered portico, wonderful for dining when the weather is inclement, also opens into a cosy sitting area which leads to an office space with gallery above, a guest bathroom and a study which is currently used as a fifth bedroom. The study has a corner fireplace and an adjacent bathroom.
Stairs from the sitting area lead to the upper floors which can be completely closed off if necessary. On the first floor there is bedroom with ensuite bathroom plus what is essentially a suite with bedroom, bathroom and sitting room. From this floor there is access to the loggia (external staircase) which leads down to the aforementioned courtyard.
The second floor is a replica of the first with both a suite and the fourth bathroom.
A covered portico and pergola look out over the lush green lawn and well planned garden. The orchard contains a veritable fruit salad of trees including apple, pear, plum, cherry, peach, nectarine and walnut. The westward view takes in not only the garden but the whole of the valley and the nearby church bells are clearly audible.
The property has been restored with the best of materials and has terracotta tiles and exposed wooden beams throughout. The underfloor heating, sectionalised so portions of the property can be left unheated if need be, is fired by the pellet stove (located in the sitting room) which is more economical than LPG gas which is only used for hot water. A telephone line is connected, there is wifi throughout the house as well as hard wiring for internet connection. The music system has speakers outside and in. The water supply is via an abundant well. A beautiful and well maintained property in a peaceful but convenient location.

Wowsers! This is a gorgeous property. This is an American thing and not a criticism, rather an observation. That is a tiny refrigerator for a cook's kitchen. Daily shopping? Okay, now I'm confused. Do I want the little "townhouse" that 's all snug and comfy or do I want this huge estate that would accommodate my whole family? Honestly, these tours are a treat. I am so grateful for the opportunity to dream a little.

what a magnificent spread! those grounds are so SO beautiful.. a private paradise! the look of that stone house surrounded by such beautiful greenery looks like a storybook setting. the house is so spacious and just elegant in it's simplicity. very lovely floors, ceilings, and doors, and so many pretty windows to let the beauty of nature be seen from every direction :) this place could be dressed up and dolled up with beautiful tapestries and furnishings that could accentuate the fantastic layout and i imagine some beautiful paint colors to make it even more welcoming and charming. talk about a place to entertain and accommodate lots of family and friends---this sprawling estate is just the ticket!! for all you get with this property that price is definitely reasonable. it is absolutely fabulous, nick!

Love the way they raised the rear of the garden to the pool. That stone wall was so graceful. I would never devote that much of the yard to plantings but not everyone plays soccer at home. I always have practice space. This home’s. Exterior has been absolutely doted on. Lovely

The last place was idyllic & was 1/2 the house & double the price. The fancy pants house. 2.750,000 or whatever it was. ✨Love all the closet’s in this wonderland. I sent this to my husband, this is a screaming winner Nick. Same amount as my number one favorite. Such decisions. This is difficult for us; we are both Gemini’s, choosing one over another, is going to be a battle. This has more level access in the garden. So many rooms of equal size and amenities. Everyone has a good room. No fighting over who gets what. Not a bad room in the house.✨🍋 All those closets, just fantastic. Other than wanting antique white walls, with some rooms depending on the light exposure, a splash of colour. Yellow is so not a shade I can live with. Aubergine, sage, deep dark claret, for dramatic expression, yes. A deep Moroccan blue, for the hottest room in the house. The room with the library I believe would be perfect. How are the boar issues with this area? My heart is won over with that large kitchen.✨🍋 I’m in need of space which will allow, and accommodate the baking of pie’s, cakes, bread, and making jams, marmalade, and other goodies. A well appointed garden where I can grow all the herbs, veggies, and every variety of tomatoes. The soil and sun are much like my home in Los Angeles, California, my mother and I grew spectacular veggies, an all edible array of yumminess.✨🍆🍋✨

I love how in the kitchen the unify the design by using that same style of dark-stained rough wood as the top frame of each of the doorways and windows. Even though each doorway/threshold is a different size, having that same wood unifies them all, creates a unifying pattern. That wooden top frame also serves as an intermediary to connect the dark wood frames around the doors and windows with the dark wood of the ceiling. Same thing with what they did by matching the triple-panel glass doorway with the triple-panel window over the sink. Even though one is a door, and the other serves as just a window, they create a symmetry and a pattern by using the same size, frame, and panels for each.
