Can you please answer me a qouple of questions because it wasn't so clear to me: 1. He said we was going to buy a property but he ended up renting. correct? 2. How did he pay for the rent? and the furnishing? He said no money 3. Is he going to be managing it or the agency? 4. If an agency is going to manage it: When he said the bills will be 400, was the agency montlhy management fee included? Thanks

@@jonathanplanet I'm not entirely sure, and I'm not really knowledgeable about this kind of stuff either, but from my best guess, he is renting yet letting someone else renting it at the same time. So the landlord lets him rent it, but he's getting 1400 more pounds from the renter, which he uses 400 to pay off the agency monthly management fee. The real cost of the house is around 2000 pounds, and thus he is profiting with 1000 each month. The money comes from the renter of the actual house.

Anyone else notice the part where he mentions paying first month up front then states he is having the crew the crew memebers pay up. Also im sure having a camera crew subconsciously says to other ppl (this guy has money) Next time do it from a middle class perspective. Example those who cannot afford a laptop. I would suggest a phone but hell everyone has a phone. Im talking about getting as basic as possible.

To be fair, he's only able to land these loans because of his business and investment credit and existing portfolio. A bank wouldn't give no money down loans to a joe smoe.

GreenFox X3 You can, with little or no money. There’s plenty of ways to get the money. And if you don’t even have money, what the hell do you have to lose? Nothing. Andrew Carnegie was extremely wealthy, yet was stingy as fuck and never liked using his own money. So he took out loans from the bank to fund his endeavors. You’ll just have to do a lot of financial presentations. QLA taught by Dan Peña teaches this exact thing. Its a methodology, and it’s definitely not for everyone.

To see Samuel live in action ringing agents/vendors from cities that he doesn't even have any properties in is such a great experience. My favourite part of this video is seeing him do this in a place he isn't overly familiar with too. I love he's confidence and how he pushes himself out of he's comfort zone 💯

So all I need is a 0 cost of living, 0 people relying on me, 0 risk to myself for investing, a low rent/low downpayment scenario that is extremely rare(at least in the usa), and procured in a way that is illegal in many countries, awesome credit, and an immense education on investing and you too can profit from the unethical practice of hiking rental rates. I see no reason whatsoever that everyone can't/wouldn't want to achieve that >.> thank you for this advice that is perfectly applicable to my life.

@@mr.poseidon6247 there will always be someone to rent it out at the price, i have a suite that i rent out for 2300 . If it was in a smaller city that suite would rent out for 650 , there will alwaysssss be someone who will rent it out

It's supply and demand Paco... In 1st tier cities, there is a demand for property as that's where succesful people need to be to do their business, so you can command higher rent ... it's nothing as sinister as you suggest...

Okay, as a Londoner living here for 29 years, I didn't know this was even at all possible. I make money through my self-taught skill as a web designer and spend money on stupid things like cars and gadgets, when in fact I should've started doing rent 2 rent years ago. You've truly inspired me to change my game, I've subscribed for that reason alone!

Hi Samuel, This is so good! Just proves that with the correct mindset & ability you can achieve the hardest challenges! My favourite part was listening to you negotiate a deal with the owner of the property. I learnt a few key skills in this part of the video. Also thank you for showing us all how it's done! Deceiving Title: I'm going to spare myself the time (31:06) and say that "No money down" doesn't mean that you don't have credentials to back this up. Sure "No money down" because you have assets and excellent credit score. Very deceiving to those who have poor credit and who are struggling with ZERO credentials.

Well that's the message you got from this video. What I learned was that knowledge is very important. He searched for good deals and did the math to see the results before getting into anything. He talked to many people before doing anything just to learn about the area. If someone with poor credit could rent or do what he does then the market would just crash. It has happened in the USA and it for sure would happen anywhere in the world if anyone could do it. So work hard, build your credit and as you are building that credit you would also want to learn about anything you want to invest in. I wouldn't say its deceiving, it's just the message you get from it

If you have shit credit then you need to build yourself up to a point to where you can get there. This video isnt meant for just anyone, its meant for aspiring entrepeneurs who may not necessarily have a lot of money or reputation but still have the drive, score, and knowledge

One issue I feel with doing something like this is my monthly income. Samuel has the monthly income to back up his deals and convince the landlords that he will be able to afford it. I'd love to do something similar but all renters look for bank references etc and wouldnt even listen to me because of what I make!

i'm not an investor so i cannot give you advice but with all the success story out there of people beggining with even less than me and ending up with a wealth i cannot even imagine, i'm sure you can do something similar with less "guarantie", you'll just need to change your approache and find your own way. The only advice i can give you is read and watch (on youtube, series, etc) the success story of different people or the advice the rich guy can give you There are lot of opportunities out there, the difference btw poor and rich is the abilities to see them (and thats why i'm poor)

@@tiacallum093 Agreed, but that may not be enough. Following the real estate crash, banks have become lot more strict (by law) about who they extend loans to... at least where I live. There are people who claim to have found ways to game the system, but I can't confirm or deny whether those tactics work.

Its crazy to see what a person like Samuel Leeds can achieve in 24hours in London if it comes to property investing with no money down after everyone said "no mate, not possible in London" and you not even from London. It shows you once again by just believe in yourself and don't listen to what other negative things people say about your goals you want to achieve and just prove them wrong. Its true that you do need people who can direct you in the right path like estate agents and investors like yourself if you start from scratch. With a bit of luck at the right time at the right place and your experience and determination you stuck with it and it paid off on your R2R deal in London.You are really a great guy who is helping everyone around you achieve there own goals in property investing. My favourite part of the video was your ability to build a good relationship with the estate agents to gain the information necessary to not give up on your 'impossible task' of securing a property in London with no money. This just goes to show that knowledge is key! I also doubted why a landlord would handover their property to another person to manage and make profit off their home, however seeing this landlords response has been really insightful! Thank you

Great video Samuel Leeds. The best part about the video was that you actually showed us that property isn't just plain sailing there are problems that you can hit. For example certain areas may not work for specific strategies or you may not find the ideal power teams or the right people in that area to help you achieve your goals as you showed in the documentary and had to go to different areas. A lot of people think that property is easy and doesn't require a lot of hard work but in this Challenge you showed to people that even a successful property entrepreneur such as yourself faces challenges and problems along the way but overcame them anyway. Well done again Samuel and hope you have a great 2020

@@tagtag66 sounds like the market isn't working then, interest rates are too low. A spike in interest rates would make levaraged property hoarders bleed and dump into the market Also banning foreign investment into the property market would deflate it a lot. The housing market smells like a bubble not yet ready to burst , under current conditions

So deal done, but what next? I would like to see how you lock it all down with the landlord, how you can guarantee getting the HMO filled etc, because if you don't you will lose a lot of money. Do you take a hit to that 1k pm and get another management company in to fill up the HMO or you invest your time and do it yourself? That would be another video in itself - making sure you have a full HMO. I believe there are an infinite amount of deals out there to be done, but guaranteeing full occupancy must be a headache. Would like to know strategies for that! Also, would like to see a video where you do this and don't get a R2R on a HMO done, but something else :)

I love the negotiating part, I"m still a bit confused how the agent relationships work even though I've met and talked to a lot of them. I like how you go and get a feel from the place you want to invest in. I think that plays a major part in it. I hope soon I will be able to make it happen as easy and as smooth as you do.

The best part of the video is from the call and the meeting with the first estate agent. The excitement you had with getting that meeting to the deflation after it. A lot of people would give up at that point but you then go on to show a good estate agent and the benefits and information you can get from them.
