Hey -- I applaud you for conducting, what can be, the unenviable task of code enforcement. That is one task that can drive stress levels through the roof (for everyone involved!); however, it can also be quite a rewarding service - especially when working together with the public through reasonable (win/win) enforcement and public education; plus -- a supportive network; i.e., elected officials and leadership, makes a world of a difference. Greetings and thank you for asking. It is a bit difficult to say and It truly depends on the region that you are in. A couple of examples; in the bay area (California) a residential inspector can start at around 80k and could make up to 120k (providing additional certifications are attained once hired); while in the central valley ((California) where the cost of living is less) 50k - 80k. One tip I can provide is to look at the human resources webpage of any organization and in any State that you may be interested in and in the HR webpage, look up salary schedules and you will find the wages for every position, including building inspectors. That is the best place to look and get an idea of what the wages are in the area you are in. I hope this helps. Please do not hesitate to reach out if you have additional questions. Be well. - CBO

Great Video! Other than the roof sheathing inspection, is there any additional inspections done for the roof? For example, inspection of roofing materials? vent pipe inspections? roof flashing inspections?

Thank you for asking the question. For new construction, all other components you mentioned are inspected at the final inspection, after the materials are all installed (roof completed); there are some jurisdictions that require an “in-progress” inspection that takes place when approximately 50% of the roof finish materials are installed (especially in high fire severity areas), in order to verify materials and installation method. Hello and thank you for checking out the video. I am based out of California; however, there should be local consultants in the area, as such services are ubiquitous. You can try asking local design professionals, since they normally work with land-use consultants; or you may try asking the local Planning/Zoning department to see if they can provide any leads. Normally local governments can’t make recommendations, but they may be able to provide some information. You can also search online for local consultants; and unless you find someone highly recommended, check their references, prior projects they’ve done in the area; and reach out to their prior clients if you are able to until you are comfortable with your decision; this will pay off as you go through the entitlement and review phases of the submittal to the jurisdiction. Hello. Are you referring to pre-made floor plans for Accessory Dwelling Units (ADUs) or other building types? If you are referring to ADU pre-made plans, some jurisdictions do have those available; however, some local governments make them available for a cost, and others free of cost - it just depends on your local jurisdiction. Regarding the utility question - it depends on site/project specifics, scheduling, and area constraints; however, from the building codes standpoint, which utility is installed first is not addressed. The codes address burial depths, pipe/conduit sizes, pipe/conduit types, and (depending on materials used) distances between utilities - the utility company also heavily regulates distances (upstream) utilities, so you should check with them regarding any restrictions they may have - as well as the local building department for their local requirements to utility installations, as there are slight differences throughout jurisdictions. Would you have a guesstimate on how much a plan like that could cost? I’m in Central Valley California, near Madera CA. Also one more question. I have heard in the past that it is cheaper to build vertically instead of horizontally. Is this true? If yes then why is that?

@@balla2828 Unfortunately, I am not familiar with cost of pre-made plans; also, I have not seen pre-made plans submitted for a 2k square foot sfd, unless they are prefabricated dwellings or manufactured dwellings. In that event, you should call the regional companies that sell the structures to inquire. Otherwise, if a non prefabricated, site built, structure is what you are referring to and are looking for plans to build such structure - even that I could not provide a guestimate on; your best bet would be to reach out to local design professionals (at least 3) to get quotes. Regarding building vertical rather than horizontal, I have not heard of that before, as there are pros and cons to both - and I am merely referring to pros/cons from the codes standpoint and not cost. So to be fair to you, I cannot provide a factual response. One thing to consider, however, regarding building vertical v.s. horizontal, are the local development impact fees (which can be substantial) and restrictions from the Planning Department for building vertical compared to horizontal that could affect the cost. First, some jurisdictions may calculate impact fees based on the footprint (square footage) of the building - whereas others may calculate impact fees based on the combined square footage (all stories); but that is a question to ask the local engineering department - or the planning department. Although I cannot speak for your local building department, in regards to the building permit fees, I can tell you that building permit fees (e.g., permit processing/plan review/building inspections) are generally based on either the market value of the construction - or the square footage of the building. It wouldn't be a bad idea to reach out to both your local planning and building department to ask for an estimate of permit fees (including development impact fees for both vertical and horizontal); also ask the local planning/building departments to confirm what other agencies you will need to submit/pay permit fees to and reach out to them for an estimate of permit fees. To give you an idea, most likely you will need to reach out to health department (if septic/water well), utility company, engineering/public works (for encroachment) and school district for school impact fees. Hi. Not basing it on any State; the sequence is based on the International Residential Code (Administrative Chapter) which is the model code to most all jurisdictions across the US. Some jurisdictions may follow the sequence, others may not; as the Administrative Chapter is one of the frequently adopted/amended by jurisdictions. I hope this answers your question. Hello Mr. Bailey. Are you referring to the same trades inspected as the building goes vertical? The short version is that there are specific requirements for (let's use electrical as the example) materials installed below grade v.s. above grade; there are also a variety of fixtures, appliances etc... all who have unique requirements, in terms of installation requirements and material types.
