This looks nice. Please don't pay in full ahead of having a home built, and ask for legal help to put your down-payment in a special account, legally set up in some way so its never spent on anything besides building YOUR tiny home, for YOU , And never used to build other people's tiny homes who are on the list ahead of you. And get some due date in writing. Some people wait over a year sometimes and some house builders go out of business or bankrupt etc and lose your money, and you could end up with nothing. Get legal advice. Good luck to everyone. This is a nice home.

I like her to and I have a problem with not having any shelving for my dishes and all my cooking tools...Randy keeps saying he likes it clean with nothing on counters or shelfs but that is the opposite of what all the ladies want ...We want places to keep our dishes and makeup and he cant understand it ...and he will not read the comments but if he did he would do a few changes to sell more homes ....I have not seen one of his designs that he has done with kitchen storage ...if it does have storage its because someone changed or made their own floor plan...and that is why I am going with Pacifica Tiny homes the CEO listens to what the customer what's ...and they will deliver to Tenn for free

You should check out the video of Tim's Modified Charleston Model with No Stairs, and a 36" Shower, full Bathroom Vanity with Sink, It's great. If he needs to get up into the loft, he uses a stepladder towed beside his. When the Wife and I were there, we decided on the Birmingham with Changes to that bathroom closet, now accommodates a Pantry and a Bathroom Shelving Unit. They Also offered to close off the ceiling in the bathroom for us old folks.

I loved the look of that one that was smaller, looking on the outside, but an open concept on the inside with the great pantry space. If I were you, I’d put my bedroom downstairs in the living area upstairs, which could include your studio or office. For the downstairs bedroom, you could always put up a partial wall for some privacy and maybe even have the other side of the wall where your keyboard goes. It would be worth pulling out the measuring tape and playing with the idea.?! Maybe it could work?

I'd think twice before buying a house from ITH. They are the only tiny home builder that requires payment in full upfront before they will begin to build your house. And they will not give you a date when it will be guaranteed to be finished, Lots of documented horror stories of people waiting over a year beyond the expected delivery date to get their houses. Lots of quality control issues, made worse by ITH's shortest warranty in the business, only 30 days. Misrepresentation of what you get in the house. They say it comes with a full kitchen, and turns out that their definition of a full kitchen is a sink and nothing else. You get what you pay for, so don't be lured by the seemingly bargain price on their cheapest models..

@@theplaceofhouses There are some buyer’s who are currently homeless and living in their cars or living with friends or relatives still waiting for their tiny home or for their lot to be completed. Many have been waiting more than 3 years. Sad part is some have died waiting for their tiny home and for their rented lot that you don’t own . One year lease for your lot and it is up to Randy if he wants to renew your lease. Also , you have to sign and put down your deposit before you even see contract and they have a nda in their contract where it is all one sided. If you have a problem with your tiny home you can’t write anything negative or complaints about your build or experience with ITH. Lot Deposit non refundable. Unless you really press the issue and get a lawyer to get you out of contract and your money back . Just do your due diligence like you are and read reviews on any builders you look at . Wish you well in your search .

@@Yvetteabby It's heartbreaking to think of those who have died before getting their house from ITH, and those who are living in their cars with their lives upended due to Randy's lack of urgency in getting people into houses that they've paid for over a year ago. What's galling is that he now spends hours each week making videos and podcasts. He brags about being a builder and carpenter, so if he cared about people, he'd put down the camera and microphone and pick up a hammer and get on the assembly line and help knock out those houses that were promised and paid for.

the Birminghan the first one, just remember, this is a model home, the one change you mentioned about the bathroom closet and the pantry was their idea so it will be done, BUT, when it comes to all the other changes you want , it will be a big no, or it will cost you a lot more for all the extra work.

Keep in mind if you remove windows it changes the looks on the outside, and could look bad. Also, those big drawers in the kitchen are meant for plates, and everything, there should be enough room!

2ND MODEL ....you can have the sink , with no vanity beneath ....you can have shelves below, with a curved area cut out where your knees would be when on the toilet ...and you can have a bit of wood trim collar below sink, with old-style curtain below sink, hiding shelves below sink ...a creative solution to match needs ...and definitely consider using the loft only for storage, with a ladder ...and letting go of the stairs ...to add space to the bathroom so you can have the size shower you need ...

Possibly, in your Birmingham, you could put shelves in front of the right hand kitchen window. You could partly see through to the window, and it could be sooo cute! Hope you enjoy your new home. Agree with your changes on Birmingham. I wonder if on demand water could be mounted over toilet (in a cabinet of some sort), center a 30" wide x 18" deep floating vanity on wall where window is, replace window with higher horizontal window or vertical window on left side so that a mirror could go over vanity. Then put litter box where current water heater is, allowing access from bathroom side?

YOU COULD TRY REQUESTING .....a tub or large shower in the bathroom on the left ...and then switch the toilet location over to the right ... after the linnen cabinet .... however then you either let go of the sink...or use the kitchen sink ...or let go of the linnen cabinet...to put on a sink ...and then have to find somewhere else to store linnens and toilet paper and paper towels ///..but that would give you the large shower/tub if you wanted one

In the Charleston, if you use an on demand propane water heater, you can hang clothes in front of it, and hang clothes in the closet above it, then use a combo W/D and put shelves above it for extra storage. I will have a dresser and 6 storage drawers in my bed frame for folded clothes and seasonal items. Will do shelves above the toilet, too.

ITH is starting to put a bigger vanity in the bathroom in the Birmingham. They made that switch along with the pantry and closet space in the bathroom. I'm in love with the Birmingham also! I've been doing some research and a lot of negative things are popping up about ITH and Randy Jones. Just beware of that. I spoke with a girl that bought a Birmingham and her experience was horrible with ITH. FYI, have you seen the tiny home builder, Indigo River Tiny Homes out of Dallas, Tx? They make some beautiful custom homes and they have lofts that you can stand up in. That is definitely who I am going to go with when the time comes. Hopefully that will be soon! Like you, I need to sell my home and plan on putting the money towards my tiny home.

I’ve heard some negatives as well (checked BBB). I love what Indigo is doing! It does seem to me their homes are pretty expensive, although the prices I’ve seen were definitely what I’d put in the luxury category. What I really need to do is actually have a phone call with them and get at least some general ranges of prices. If it turns out they start to seem more affordable, I’ll definitely take trip out to Dallas. They seem to be a really solid couple too.

Ok... I know you have been waiting with baited breath for my opinion. 🤪 I like the first one the best and it is easiest to make to your liking. That silly awkward bathroom sink could easily be swapped out for a corner sink and that would also give you a little bit of counter space around it. I don't think I could ever do any of those stairs on a regular basis. I have to get up to pee in the middle of the night and would probably break my neck. lol and the little rug you like in the bathroom can be found on the ruggable website. I believe they have a US and Canada site. I have several and they are easy to wash up in the washer and dryer.

lexington bathroom...original design had toilet where the washer dryer is now....and washer dryer under stairs .... then you could have that wider sink you wanted ... or have a shallow pantry/closet facing out of bathroom...where toilet is...and a bit wider sink area ...taking up all of present sink area and half of toilet area .... or just one wide sink and under cabinet

Yea I really wanted too but their Amanda wasn’t arriving until about 3 weeks after my visit. I just wasn’t able to rearrange my visit once I’d learned that. I do kind of need a loft tho, or second bedroom, at least for a while. Looks like my son will be living with me initially, unless he decides to go to his dad’s. He’s a young adult still trying to figure out his way. I also like the idea of having a storage loft.
