However as a fellow business owner myself I know all about hard work, I also know all about estate agents and let me assure you there greed knows no bounds, people buying property with borrowed cash to cause misery on others with inflated rents is nothing more than greed. The people of Ireland and its history should really know better.

I'd have opened the windows upstairs and bathroom and kitchen doors open straight away Terry. The air gets circulated throughout. Nice little house. Timber flooring would be nice downstairs. As its a small house I'd paint all the inside white to really brighten it up. What's heating the house? I'd say its electric heating. I'd install a pay as you go meter aswell.

Nice little house but surely €1800 a month is exhorbitant? Just a couple of points. The front upstairs bedroom may not comply with building regs. the velux window should open fully out and be installed at a certain height from the floor. It could be a fire trap. Also, I always wondered why rental accommodation is supplied with furniture. I have lived in rented accommodation in many countries and Ireland is the only one that supplies furniture. I think tenants would prefer to have their own furniture as landlords always supply cheap furniture.

I will tell you what I see as one of the problems - there’s a scam going on - here goes: a couple allegedly are separating (some are genuine) but most are not. She gets a new build council house. The father /partner then wants a council house so he gets a declaration to say that he needs to have the kids for overnight access. He gets a council house - the woman’s house is then let out and the couple are pocketing the rent and couple now living in the second house!!! If they don’t rent - then there are 2 houses gone to 1 family. County councils are asleep!! They are of course just following policies of the government. And other hard working ppl cd’nt even rent a place!!! Never mung buying a place cos prices for most properties are outrageous.

Landlords pay 52% tax, then property tax on top which can’t be offset. The furniture , fridge, cooker etc are written off over 8 years. Then a full letting and management fee is expensive. Then the tenant decides not to pay rent. There’s a very small return in a large cash outlay and that’s when things go well. If you got it cheap as a distressed sale then capital appreciation is your friend.

Non Recourse Mortgage over a medium time period would help to offset that annual Tax Liability on that small profit generated would be interesting to see how it works out regarding ,Rental Yield in a future upload...but as your former role as an Accountant I'm sure you have those Duckies, in a row... The property looks okay. Should work out okay for you and tennant. I'll be keeping a watch for any follow ups. You mentioned lightbulbs and it reminded me of my first shared rental in Ranelagh. Landlord lived in Greystones and thought it a good use of his time to come in - usually next day- to replace any blown bulbs.

Many of those Letting Agents, would use ..."Mr Letman" Portal to upload your details, your Property , rental statements, and Inspection reports, plus Monthly Rent deposited into your account less their fees, and maintenance work and repairs carried out by their Contractors...good system to have at hand to track outgoings and the Like... (Maybe a couple of 1 tonne bags of decorative Gravel or Chips as dressing..would sort that Backyard out...at little Cost ) Good luck to you, with that new Property hopefully you'll get a good tenant who will respect same....

I never leave anything in it except what's prescribed in legislation. No Delph no kettle no tv no cutlery no bed linen....you'll find most have their own and if you leave such items they then come looking to you for replacement when broken.

Under no circumstances can the bedroom on the fiest floor with the velux window be used as a bedroom, egress from the first floor bedroom and indeed fire rescue ingress is paramount in rescue and life saving of course to say nothing of compliance. All rented property should come with safety and compliance certification and there should be inspections only because landlords cannot be trusted to put human safety ahead of money, not saying that this is the case here.
