@@Eliimtz41 the brrrr method!! This method allowed me to buy the properties for little out of pocket, refinance, and pull my money out to do it again. Highly recommend bigger pockets KZbin for education! I used hard money loans to buy, then refinance them with mortgages once they’re fixed up. Join your local real estate investor networks to hear about off market properties when they become available.

I just don’t understand how people buy things from “stores” like Temu, and don’t ask themselves WHY those things are so cheap? Is it because it goes against all work/sustainability rules and these are things that will only generate more and more garbage on the planet? 🤔

Congrats on making a profit on the house!! What I heard is that since ADUs are still pretty new, they’re kind of hard to comp, so I would go conservative on the additional valuation on those 😬 I feel like ADUs make a lot of sense in terms of rentals, but idk about flips! Overall I feel like you could make a profit on the house, but putting in a million + into renovations sounds huge! I know you do high end stuff and I’m not saying to cut corners but that cost is just mind boggling to me! We bought our house for $1m and we did a whole house renovation for $120k. I know it’s a totally different situation but maybe you could do simpler renovation projects because that’ll be more in the price range of your average person and you’ll have more buyers to bid up the price. But I know a lot goes into the decision making like Manuel’s expertise, your expertise, etc! In terms of prices, I’ve seen a recent increase in prices in my area but it might just be the usual winter to spring cycle. Scared of interest rates increasing even more. I’m still hearing about layoffs every week but I’m also seeing more “hired” posts on LinkedIn!
