HI there, Facebook marketplace or kijiji will probably be your best bet. Rents are not cheap around here, so most people who are trying to live as economically as possible will try to share with 1 or more other people.

Hi Denise and Mark, niiice couple and nice video. Please is the NRST appyed in NB like ontario? Are there other special taxes or fees that apply for work permit holder and non for permanent resident? Thank you

Hi there, there is no NRST in NB, however all purchases are subject to a 1% land transfer tax. The 1% is charged on either the sale price or the assessed value (property tax assessment), whichever is higher. We are not aware of any other special taxes for work permit holders and non permanent residents, however consulting with a real estate lawyer would be a good idea before purchasing a property.

Thanks for the meet and greet! Q: why do mls adverts for homes in Moncton not have the annual property tax amount like the ones for Saint John, NB? And, how does the tax assessment work? For example, let’s say that I bought a $400 k fully detached home in Moncton today that was sold a few years ago for $300 k. How would my annual property tax be assessed exactly? And about how much do you think it would be? Also, wouldn’t benchmark price be better to mention than average price to compare apples to apples when comparing month to month changes? Thanks.

Nice to meet you! I’m not sure why property taxes are not directly on the listings for the Moncton area. It’s handled by the local real estate board and at the National level, so as REALTORS® we don’t decide what is on the listing, other than photos, description, room sizes, etc… One thing I can tell you however is this past January, 4 separate real estate boards in NB amalgamated to form 1 single board. One of the goals of this amalgamation is to have everything be more consistent, so that no matter where you are looking in the province, everything should be the same. It’s a slow process, but hopefully within the next few months, things like that will be uniform across the board. RE: Assessment - It’s nearly impossible to find any sort of rhyme or reason as to what you can expect. Sometimes the sale will trigger a hike in the assessment, sometimes it won’t, or sometimes it will but maybe not the first year. Then some years (like last year and this year) they seem review 1000s of assessments and increase them substantially. The best thing I can tell you for budgeting purposes is that if you use 1% of the purchase price as a rough guide, it should give you a good idea of what you can expect your property taxes to be in the next year. So if you buy a $400k house, using $4k as an approximate amount you can expect to pay will give you a reasonable idea. I do agree, benchmark pricing is a great number to look at, but the main reason we go with average price is because it’s part of the stats package we get on the 1st of each month and it’s available quickly. That way, we can get our videos out to be as relevant as possible. We can get benchmark pricing through the HPI tool, but it’s incredibly tedious because information is available at such a granular level. It also leaves room for errors when you are looking for an overall number rather than finer details, so we choose to use what we can access quickly to put out correct information.

Thanks for the thorough and prompt response! I am going to be selling my house here in Hamilton, Ontario within the next year or so. My employer has a facility in Dieppe and one in St. John, NB. If my transfer ends up being Dieppe, then I will definitely be contacting you guys. You appear to be professional and sincere and on the level, which is not always the case with salespeople these days…
