What's the obsession with tiles. Prices are high but then again houses in Europe are 1/3 of the size or half in a city like Edinburgh. I find the system a bit flawed paying 20 k upfront plus sometimes 10% commission to the agent. Most diaspora are not the top earners in Europe or North America so prices should also be more reasonable. It can bite Ghana in the longer term as people will invest in other African countries which have better affordability.
@brofutv18532 жыл бұрын
Trust me, you can get decent two-three bedroom houses or apartments in Accra for $300-600 (1300-3300cedis) and even less. And that is the rule rather than the exception. Largely, working class Ghanaians rent within that range. These dollar rates are specific to upscale locations like east Legon, cantonments, airport residential etc. It depends where you look. Understanding the housing market is key. The location. There're places that may not be considered among the choicest where you can actually find better houses for far less. For example, two-bedroom houses at Salem Estate, Malejor, and Kouttam estates, Pantang, are going for a 1000cedis and 1200cedis a month respectively, as we speak. If you come to Accra wanting to live in the choicest of locations, or wanting to live in a big house when all you probably need is an apartment, then be ready to pay through the nose. Otherwise, you should be good. Ask yourself. Do you really need all that space? People are annoyed when we point out these things and warn against hasty generalisation, but we live here and we know the market. It's not so wise to think that once Africa is painted with one brush as being poor and third world, there isn't social stratification, particularly in terms of wealth in this case. Yes; Accra may be more expensive than its peers in the subregion, but these nuances are important to point out so that everyone wishing to visit does not end up thinking they need to cough up $2000 a month to get a place to lay their heads. Limited information creates hasty generalisations and stereotypes, and the problem with stereotypes, as Chimamanda Ngozie would have it, is not that they're untrue but that they're "incomplete."

The smart thing to do in real estate is to start small and to generate passive income to pay your mortgage so that you end up living there for free. Actually you add the money that you would have used to pay rent to the rent collected from your tenant(s) to pay off your mortgage faster.
