Just as a word of caution for people who think: “oh, Berlin seems cheap, maybe I should move there”. The people in the video either “inherited” the contracts or rent the same flat for 10 odd years. For the newcomers without contacts and especially for the foreigners prices are way higher. Good luck finding something for 1000 euros these days - it would be a miracle to find even a smaller place for this price in F-hein or X-berg, even 1500 could be challenging 😢

If you are willing to live outside the main city in one of the many suburbs you can rent for like 40-50% cheaper and you can easily find something. Of course that means that you have to commute for 30-60 mins every morning and evening...

Seh ich auch so, verstehe nur nicht was das für ein Querschnitt an Personen ist. In meinem Umkreis kommt da keiner unter 1,8 pro Monat weg. @@n03m9 2.400€? Für eine Wohnung? Klar, jeder Mensch hat unterschiedliche Ansprüche an Wohnungen. Aber das würde ich im Leben nicht bezahlen und das wäre auch mit meinem Gehalt (3.100€ netto) nicht machbar. Ich wohne auf 45qm mit Balkon in einem Neubau in Köln für 680€ und mir reicht das komplett. Mein Leben findet aber auch größtenteils draußen statt.

Ich habe 17 Jahre in Berlin Mitte, Ortsteil Gesundbrunnen gewohnt. Angefangen habe ich 2005 mit 550€ warm für 77 Quadratmeter, Erdgeschoss mit 10 Quadratmeter Terrasse, Küche, Schlafzimmer, Wohnzimmer, Bad, Toilette. Altbau von 1896 aber in den 70er Jahren komplett renoviert und modernisiert. Im letzten Sommer bin ich aus Berlin geflüchtet. Nichts funktioniert noch in Berlin... Keine Termine im Bürgeramt, überall nur noch Chaos. Zuletzt habe ich 730€ warm bezahlt. Inzwischen ist die Wohnung wieder neu vermietet und die jetzigen Mieter zahlen 950€ warm. Die Wohnung ist von der DEGEWO. Die hatten damals noch ein Vermittlungsbüro, in dem man sich Wohnungen aussuchen konnte. Jetzt wohne ich im Ruhrgebiet. So wie Berlin ein 1920 zusammengewürfelter Haufen von einzelnen Städten wurde, so ist das Ruhrgebiet mit über 5 Millionen Einwohnern eine riesige, zusammengesetzte Stadt "Ruhrmetropole". Viel schöner hier und die Miete viel günstger.

Wenn man etwas Zeit hat und nicht sofort umziehen muss, findet man Recht gut eine gute Wohnung. Die kommunalen Wohnungsbaugesellschaften bauen wie verrückt (z.B. HOWOGE) und man kann sich da einfach anmelden.

The prices are high because of speculation (just like London, Paris...). A few huge companies creating artificial scarcity and setting the prices like cartels.

I think its a bit of both. Its also true that the population density in Berlin is artificially low, there are huge areas in mitte/europacity that are completely empty and would be perfect for building apartments because of the location.

Commuting sucks though, regardless how well the connection is. And the closer you live to the city, the more expensive rent still is. It's not really a magic trick to move outside.

That was very interesting, was raised in Berlin but have not lived there since the late 60s except for an occasional visit with my parents, my mom moved to Fl in 97 she lived in a I bedroom highrise but I don't know how much she paid . I live 50 miles north of Atlanta in the country and build my own home 30 yrs ago which is paid for so all I have is taxes and insurance of course the upkeep , 1 bedroom apartments in our little town are anywhere between$500 to $700 . I'm amazed at the housing differences between Germany and its close neighbour the Netherlands. In NL most people own their own houses or appartments, most people don't want to rent. Real estate agents earn a commission of 1 or 2% (in Germany it's an easy 7%?!) which makes it cheaper to move or upgrade to a new home, which people do frequently. When I look at the listings on immobilienscout, it feels like I'm traveling back in time about 40 years... It's so weird.

There is a big difference between Berlin and the rest of Germany. You can not compare that. Houses/Flats in Berlin are shitty, old and expensive. In other cities buildings are cleaner and more modern. You get better quality for less money. But things will not change in Berlin, as long as people are stupid enough to pay this prices.

When I arrived in Berlin in 2014, I got a student dorm room (12qm) for €170 in a shared WG (me and 2 other people). With time when I renewed my contract over and over, my rent went up to €230. One of my neighbors who has a room smaller than mine (10qm) moved in last year and his rent is €350.

Ich gehöre zu den Glücklichen, die sehr zentral und ruhig in Berlin wohnen und wenig Miete zahlen. Ich bin schon seit zwanzig Jahren Mitglied in einer Wohnungsgenossenschaft und zahle nur 520 Euro warm für eine schöne Altbauwohnung (57qm). Der Mietvertrag ist von 2009. Ich weiß das sehr zu schätzen, da man mittlerweile mehr Geld für ein WG-Zimmer zahlt als ich für meine ganze Wohnung. Vermutlich kann ich nie umziehen, weil ich mir die meisten Mieten heutzutage nicht leisten könnte.

Und genau das ist das Problem in allen Großstädten. Oma zahlt 400eur für 100qm und Familie 1400eur für 60qm. Beide könnten tauschen, wäre aber in beiden Fällen eine Mieterhöhung um min. 1000eur. Also zieht Oma nicht aus und die Familie muss weiter in der kleinen Budde hocken.

Wir zahlen 1200€ für 60qm in München, was sehr sehr günstig im Vergleich zu den normalen Mietpreisen hier ist. Da wir jetzt 2 Kinder haben und ich von Zuhause arbeite, suchen wir aktuell eine größere Wohnung aber die sind mittlerweile unbezahlbar. Wir werden aus München ausziehen müssen, damit wir uns etwas Gescheites leisten können. Und der Preis ist nicht das einzige Problem: auch wenn man etwas Passendes findet, bekommt der Vermieter sowieso 200 Anfragen... da hat man kaum Chancen.

My partner and I have a reasonably old rental contract and pay 650 warm for 65qm with balkon in Neukölln. We searched for 3 years and this contract was only possible through friends of friends. The previous tenant charged us an illegal 'finders fee' which is something that is unfortunately not uncommon these days. I got scammed but still feeling lucky in this crisis. I have also heard of agents being bribed at viewings....its wild out there.

That's nuts but also lucky. While not Berlin (so comparison might be off a bit, still a big city), I got lucky as well. I must admit that I'm privileged a bit due to the job and living circumstances (no pets etc) which on average elevates me over other people with less secure contracts so landlords/companies might be inclined to pick me over others. But I still say it's nuts and bad. We need more living space, and more living space likely also means the other living space becomes more affordable again.

A quick explanation about why it's like that in Berlin: First, a culture that avoids debts. Second, a country where companies are rich but not its people (crazy poverty rate). Then, really limiting urban code when it comes to building and sprawling. Then, banks asking for crazy conditions to loan money, and interest rates usually higher than in France for instance. Then more specifically for Berlin, lots of wealthy people buying "weekend escape flats" in the city (basically every rooftop and Dachgeschoss), then artificial scarcity created by the Hausverwaltungen plus their petty strategies to let the flats rot until the cost of fixing them authorizes them to jack up the rent. Also, taxes on property acquisition in Berlin are crazy high. So if you don't have family money that enable you to put 50% down on the payment, don't even consider owning in Berlin, it's by all definition a bad financial move. There used to be a social contract that said that becoming a home owner was hard, but in exchange, you'd get on a rent contract that wouldn't change ever, and as time passes, you'd technically pay less compared to your salary and cost of living. However, landlords started making 1 year long contracts that let them increase the price at will, or even Staffelmiete, that are contracts with a written increase year on year.

With 1000 you can pay off the credit of a flat in smaller cities of Germany so if your job allows it I would advise to move. I am paying 1600 for a Reihenhaus located between Hamburg and Bremen and payment will finish in 11 years (1 year paid). Being kicked out of my flat/house at old age because I can't pay the rent anymore or some landlord's relative wants to move into the house ("Eigenbedarf") was not something I looked forward to.

Italy s big city s situations of rental costs are by far worse than in Berlin. Because of the short term touristic rent .This practice actually leads to a shortage of houses to rent and the price shoot up. In Milan and Rome in particular.

Our warm rent for a furnished home is 2100€ per month. 80 sqm (3 rooms) in Lichtenberg through wunderflats. I must say it is quite expensive however no other options. Getting a nice apartment in Berlin is a like wining a lottery Ealier we were living in a temporary apparent in Alexanderplatz 60sqm apartments and was paying 2000€. Had a difficult experience getting our own deposit money back. Luckily new Landlord is kind, helpful, and friendly. So, yes it is a task to find a good home in Berlin.

Mieten ist wirklich furchtbar in Deutschland. Da gibt's so viel fragwürdige Sachen. Ich glaube die Preise in andere Städte sind mittlerweile genauso viel als in Berlin oder sogar mehr. Es ist auch wichtig zu merken, viele vermieter versuchen dich zu zwingen alle ihre Möbel mit dabei überzunehmen (eigentlich ungesetzlich) aber wenn du nein sagst, verlierst du dein Chance die Wohnung zu mieten. Muss auch sagen wie überrascht ich war von Kinderhass, Tierhass, usw. Habe mehrmals 100qm plus Wohnungen mit drei oder manchmal vier Zimmer gesehen wobei der Vermieter vermietet nur zu Buisness professionals, Kinder verboten. Ich finde es alle echt schade und eigentlich lächerlich. (Phew, das hat mein Deutsch gut getestet. XD) Entschuldige mich für die Fehler!😅

Berlin ist noch immer vergleichsweise günstig, weil dort der Wohnungsmarkt erst in den letzten 10 Jahren so richtig angezogen hat. Wenn man sich zum Vergleich mal die Mieten in München, Stuttgart oder Frankfurt ansieht, kann man sich eigentlich nur noch zusammenrollen und weinen...

Ich vermiete auch ungerne an Familien mit Kindern. Du kriegst halt für eine Wohnung sehr viele Interessenten, vor allem wenn man auch nicht zu viel Miete verlangen will (soziale Ader). Aber Familien sind einfach oft schwierig. Mehr Müll, lauter, geht schneller was kaputt etc.

To be fair, the prices mentioned in the video seem very low to me. BUT in Germany it is also relatively hard to increase rent on active contracts, so if there is a switch in tenant, there will be a huge increase. If you have an older contract without "indexmiete" (automatic adaptation of price to inflation) you will have a lower price than people who are now moving in. My example: Düsseldorf. I moved here 2 years ago. new apartments are around 1000€ (55-60sqm). My colleagues who have appartments the same size in new buildings pay around 600. My friend who tried to move into a similar apartment, was now asked 1300.

Ich habe eine 2 Zimmer, ca 50 qm Altbauwohnung mit Balkon, in Rummelsburg in der Nähe vom Ostkreuz. Hier ist es sehr grün und es gibt kein Partyvolk wie vorher in X-Berg wo ich gewohnt habe. Ich zahle alles zusammen, also Warm, mit Strom,Betriebskosten, Internet und GEZ, knapp 485,Euro. Die Wohnung war komplett saniert und tapeziert mit schönem Holzfussboden und hohen Decken. Vermieter ist die HOWOGE, die noch soziale Preise hat und sich bei Problemen kümmert und gut erreichbar ist. Ich bin sehr dankbar für diese Wohnung. Als ich die Zusage bekommen habe, habe ich geweint… vor Glück😊

Ich wohne in einer größeren ostdeutschen Stadt und die Mieten hier sind noch voll in Ordnung, 2h von Berlin entfernt. Aber auch hier merkt man den Anstieg... ich zahle für eine sehr schöne Altbauwohnung mit Balkon, 88m2, in einem zentralen Viertel, warm mittlerweile 960 Euro für drei Zimmer (Nebenkosten sind um 100 euro erhöht worden). Die Wohnung würde in Berlin bestimmt mind. das Doppelte kosten. Von daher bin ich zufrieden... ich hatte bis 2017 eine Zweiraum-Whg in Berlin Kreuzberg für 600 Euro warm aber die Zeiten sind leider vorbei... wünsche trotzdem allen viel Erfolg bei der Suche!

Das einzige Problem ist halt der Mangel an Wohnungen oder die Wartezeit. Dafür lebt man in einer Stadt in der relativ viel geboten wird und es Arbeit an jeder Ecke zu finden gibt. Es sollten einfach mehr Wohnungen vom Staat gebaut werden. Und das relativ unkompliziert und schnell. Aufstocken und Bebauungszwang.

Very funny point the guy did NOT mention. Berlin's Senat announced pompously a vote to nationalise Berlin flats. Was a very populist move as it was close to senat elections. 2 years later you hear nothing about it. Meine Wohnung habe ich auch über Ebay gefunden. Von privat vermietet. Ist meist auch eher vom Vorteil, wenn was kaputt geht, kümmert sich der Eigentümer schnell darum. Meine Miete wurde in 6 Jahren nicht erhöht. 35qm mit Terasse und Garten in Pankow. €470 Warm. Vor Jahren musste ich mir noch sagen lassen, dass die Miete zu hoch ist. Mittlerweile ist das noch günstig, da ja der Garten noch dazu gehört.

Zweitens,erstellen sie eure bewerbermappe automatisch. Drittens, habt ihr die Möglichkeit viel mehr vermieter zubkontaktieren. Viertens,erscheint ihr auch dann auf einer höheren Position und werdet viel wahrscheinlicher von einem Vermieter entdeckt. Auch ein Tipp, ich kann die degewo als hausverwaltubg nur weiterempfehlen. Auf Anfragen haben Sie stets zeitlich reagiert. Normalerweise, haben Sie eine Person schon am nächsten Tag vorbeigeschickt. Hab meine Bude damals auch durch ebay Kleinanzeigen gefunden und so ein Glück gehabt... Über 70 Interessenten, bin extra 2 Tage nach Berlin gekommen zum Besichtigen und war der Letzte auf der Liste und einen Tag später hab ich den Anruf bekommen, dass ich die Wohnung kriegen würde. Die Wohnung war bis vor drei Jahren staatlich gefördert, hab sogar mehrmals eine Mietsenkung gehabt, dann wieder ein bisschen hoch, und zahl jetz gut 500 warm für 2 Zimmer, kann man im gesamten nicht meckern. Wohn zwar am Rand, aber direkt neben der UBahn die bis Hbf durchfährt.

I live in England and we rented the house we now own. Here in England the contract is for 6 months at a time and then they can give you 1 month notice and you have to move out. The protection for renters in Germany is so much better. I thought the rental price was reasonable it was £790 for 162 Sqm and then of course all the bills on top but it depends what part of the country you live in. The owners wanted to sell and we did not want to move out as we had lived in it for 6 years, we have fantastic neighbours which was important to us. We did look for other properties but it was difficult to find something similar and not for the same price. Our only option then was to buy it which we did and are very pleased we did. We have now been in our house for 10 yrs. I have rented property in Germany having lived there on and off for 45 yrs, we also had 2 properties there which we rented out so I do know of the big difference in renting in Germany and England.

@@kar460 In England for a house you will pay for water, electric, heating and Council Tax extra. The Council tax is different in the various counties. London will be more expensive than here in the East Midlands where I live. The catorgories are A to G I think. We actually pay £207 per month for council tax and we are D. I think it is expensive, it covers dustbins whereby for the green bin we pay an extra £35 per year and that is reasonable as a sister of mine in the South of England pays £60. It also covers the services as in Police, schools, libraries and recyling centres, firebrigade and transport as in buses I assume. I live in a village so we have no bus service. Buses are free for pensioners. We are 6 houses in a culdesac so we pay our own sewage and lighting for the close. It is £200 per year.

@@kar460 in Germany it is like so: the rent is seen as consisting of two parts. One is the sheer money for the sqm. Then you have „side“ costs for sewage, trash, heating, cleaning of hallway (if it is not done by the tenants themselves), housekeeper and other house related stuff. Everything else is you individual choice like which electricity company you choose. In adds it is referred to as „cold“ (only sqm rent) or „warm“ (both parts). An additional cost might be money for an agent if you use one. And the landlord always takes 3 month rents as a caution, so if you move out and the rooms are a mess like really bad condition they use this money to fix it. If you leave it in good condition you get the money back plus little extra money if they invested with it (done on your behalf).

The rent for a small apartment in Boston is $2000-3000, about €1.500+. This does not include electricity, Internet, and sometimes other bills. So rents in Berlin seem to be relatively cheap. Now I live in a small town south of Freiburg and my warm rent is €1.100. This is pretty good for the area. But I do think Germans get the more affordable apartments first. It’s difficult for an immigrant to even get a call back when apartment searching. My German boyfriend finally made initial contact with the renters and this helped a lot. So my tip is to write your initial contact emails in German, sign your emails with an impressive job title, and be super friendly and have all your documents ready when you view the apartment.

Ich kenne drei Leute, die in Berlin leben. Der eine ist geborener Berliner und hat seine wirklich günstige Wohnung in NK unter der Hand von dem Wirt seiner Stammkneipe vermittelt bekommen, eine zugezogene Freundin hat vor 8 Jahren in Westberlin ziemlich schnell was teures aber trotzdem noch bezahlbares gefunden und wird vermutlich nie wieder umziehen und die dritten haben sich jetzt Eigentum in Kreuzberg gekauft, natürlich war der Preis siebenstellig. Man muss wohl Verbindungen oder Glück oder aber einfach Geld haben. Ganz so schlimm wie in New York ist es noch nicht, aber die sollte man sich auch wirklich nicht zum Vorbild nehmen.

He said he was born in the flat lol, no but on real note, he must had been renting the place potentially for some 15 years. If you have old contract you can have low rent as there are regulations on how much landlords are allowed to rise price for existing tennants.

Vielen Dank für dieses Video. Hatte 2012 als fertig studierte 1J in Berlin gelebt. War ganz nett, aber eben wohntechnisch super unsicher und 1J reichte mir dann auch. Mein Mann wollte immer gern nach Berlin ziehen, ich war eben darum strikt dagegen. Jetzt leben wir in Saarbrücken. Nicht die attraktivste Stadt, aber die Miete passt, Kassensitz ist abzahlbar und eines Tages wird Eigentum drin sein.

Solche Umfragen sollte man nicht unbedingt mitten im Hipsterghetto machen, sondern eher in den Außenbezirken. Da gibt es durchaus noch günstigeren Wohnraum. Berlin hat halt ein riesiges Preisgefälle zwischen Alt- und Neubau einerseits, und auch bezogen auf die verschiedenen Stadtteile/Wohnlagen.

Also ich wohne im Berliner Südwesten, Vermieter ist die von vielen gehasste (was ich gar nicht verstehe) Deutsche Wohnen, und hier gibt's knapp 50 qm Wohnung für ca. 400 Euro sogenannte "Warmmiete" (die halt nicht warm ist, weil ich Strom/Gas on-top selbst beauftragt habe). Geboten wird einfacher Standard, aber ich bin mit dem Preis-Leistungsverhältnis durchaus zufrieden. Okay, Ausbauzustand der Wohnung auf 1950er-Niveau, Rohrleitungen frei und nicht unter Putz, aber technisch ist das alles ok. Vermieter kümmert sich und lässt einen ansosnten halt in Ruhe. Hausgemeinschaft freundlich, Wohnung "hier unten" in super Lage nahe ÖPNV-Knoten, trotzdem ziemlich ruhig in Seitenstraße gelegen. Die Bude hier damals zu finden war allerdings schon ein Kraftakt. Ich erinnere mich noch: 19 Besichtigungen in 3 Tagen, pro Tag über 100 km mit dem Fahrrad quer durch Berlin im Februar, und das gerade in einer Woche, wo auch noch Schneefall war. Aber nun gut damals war die "Konkurrenz" nicht so hoch, Gespräch mit dem Vermieterkonzern führte dann zu sehr schneller Zusage.

Generell sind Wohnungen in Neubauten gerade den letzten Jahren unverschämt teuer geworden, da sind durchaus Mietpreise von 20 Euro pro Quadratmeter üblich. Dann gibt es die gut erhaltenen und sanierten Altbauten, teils auch noch in hervorragender Lage. Die können auch richtig teuer sein. Dann gibt es Altbauten in mäßigem Zustand, die sind deutlich günstiger. Und am billigsten ist die Miete in "mittelalten" Häuern, also zum Beispiel Bauten aus der Zeit um 1950-1980. Gerade bei diesen "mittelalten" Gebäuden kann es sogar recht günstig werden, wenn man sich in Außenbezirken umschaut, vor allem Richtung Osten (Ex-DDR-Gebiet). Es gibt auf der Berlin-Website eine Möglichkeit, Online-Abfragen für den sogenannten Berliner Mietspiegel zu machen. Man kann dort für eine konkrete Straße und Hausnummer, Angabe Alter des Gebäudes und Wohnungsgröße abfragen, wie viel Mietwohnungen an der konkreten Adresse so ungefähr kosten. Es werden dann jeweils Durchschnittswerte ausgegeben. Die sind dann nochmal unterschiedlich nach Ausstattung der Wohnungen. Generell gilt: bei Neuvermietungen werden typischerweise eher höhere Preise aufgerufen, bereits lange vermietete Wohnungen sind eher günstige im Preis. Aber man kann durch Herumspielen mit den Eingaben schon einen ganz guten Eindruck davon bekommen, was eigentlich Wohnraum zur Miete in Berlin kosten darf, oder was eben hoffnungslos überteuert ist. Und wenn man in Mitte oder Kreuzberg Leute auf der Straße nach deren Miete fragt, wird man sehr oft völlig überteuerte Mietpreise genannt bekommen. Einfach weil diese Menschen a) unwissend angemitet haben, b) oft auch noch nicht länger an einem Ort wohnen, und c) eben in einem der Teile Berlins wohnen, wo es ohnehin schon überdurchschnittlich teuer ist. Wichtig aber bei den Daten aus dem Mietspiegel: Das sind Werte für die Kaltmiete pro Quadratmeter. D. h. da kommen noch Nebenkosten für Wasser, Müllentsorgung, Heizen, Strom/Gas usw. drauf. Es geht beim Mietspiegel wirklich nur um den reinen Mietzins für die angemietete Fläche, da ist keinerlei "Service" mit drin.

Vi um cara falando que paga quente 550 euros por 60 metros quadrados no centro de Berlin. Mas certamente este contrato foi feito no mínimo há 8 ou 10 anos. Hoje em dia no meio do ring é impossível encontrar algo similar.

@@elliek5350 Im Internet suchen unter WG-Zimmer oder Mitwohnen oder Ebay oder Immobilienscout. Aber leider ist es nirgends in Deutschland leicht. Günstiger sind die Mieten oftmals im ländlichen Raum, also in einem Dorf und in kleinen Städten ohne Universität und im Osten Deutschlands, z.B. Sachsen. Suche in Internet "die günstigsten Mieten Deutschland". Links darf man hier nicht schreiben, glaube ich. Ein Beitrag von mir wurde gelöscht.

It does not matter where you from . All metropol cities in the world share the same development. The interesting thing is, that the circumstances you are in will decide if you find a flat, e.g., life situation, jobs, know how about the coorperatives, time you need on research and so on… I can surely advice to not move to Berlin without having time to find a flat on all portals or with all connections you have. Please be aware of competing also with a lot of Berliners. You cannot get a flat inside the city or close even if you having social requirements for that.

There is truth to that. Essentially you are usually being judged - whether private landlord or company. This may sound odd but I think at this point you're basically considered what much of a risk you are. I already feel lucky because of my job that automatically (on average at least, if not in literally every case) gives me an advantage in this "risk calculation". People no longer just or only look at your status and circumstances when you apply for example. They probably also ask if you might be out of job or how you could behave. So calculations form where you may favor e.g. a single civil servant by status who appears calm or reclusive who'll probably never lose his job, thus be a constant income source, over someone in a low wage sector who could be fired in half a year. It's often not fair but that's how it goes. But even then it feels like once you hit certain regions (like inner areas of Berlin) even job status alone won't cut it anymore or not be a big of an edge. Personal contacts (maybe coupled with the rest) are probably the way to go then in either segment. No matter your status, what I think might help in select cases is being generally aware of average or cliché "landlord red flags" and seeing what of those you (don't) fulfil, only to mention those you don't fulfil on the side in possible interviews. Some want quiet loners or pairs with stable jobs who don't disturb the average "house peace" with big loud parties or issues. Some especially want families. Some don't want (certain) pets. Some don't care much other than you being decent and paying the bills. If you get to an interview or chance to introduce yourself a bit to the right people for an apartment or so, I'd try to organically mention these aspects (those you fit anyway) unless they are already brought up. Might make or break a chance, too, is what I mean to say with this.

I've lived in a car in the UK for 10 years and a van for 8. For the past 2 years I've rented an office that I've turned into a recording studio (mainly for practising, composing and mixing). I also work at night. Is it possible to live like this in Berlin or Hamburg? When I visited Berlin a couple of years ago I was told I had to rent an apartment by law. Is there any legal way round that?
