Hi Jon! So here is my idea with the kitchen. Take that utility room and move the hot water heater next to the furnace. Split that room in half and make a walk-in pantry on the end where the hot water heater is and putting the entrance on the wall where the dining room is. Make it a barn door so you don't have a door swinging out or in. Ok now split the pantry in half again making a washer and dryer area on the other end of the pantry closest to the living room. Again, put a barn door access so no swinging doors. And you have two nice barn doors on that wall facing the dining room. Also, storage room for mops and brooms on the side with the water heater and furnace. Now put a thin cabinet with a slim countertop on that blank wall in the kitchen where the bookshelf was hanging. Put some open wall shelves above that for a coffee/tea dry station. Make sure there is an electric outlet for the coffee maker. In the main bedroom leave that furniture in the space and throw an air mattress on it and inexpensive bed spread. Cheap staging. And purchase some 48 or 60 inch upper cabinets to go all the way to the ceiling in this kitchen. At Cabinets Select a 10x10 kitchen with 60" upper cabinets is $2800 dollars and that's not even the discount they would give to you being a home flipper. Those are not special order or custom cabinets. They have them in stock ready to ship. Hope you like some of my ideas. Blessings!

It's amazing how different prices can be in our country. I'm in SLC, Utah and you can't find anything for under 400k and yet those coming in from California are salivating at the "low" prices here.

I would love to revamp the second house. That utility room needs to be removed and added to kitchen space. You could even move the kitchen to the other side of the room (dining area) to be able to layout the cabinets to an open layout. Get cabinets that go to the ceiling..looks high-end that way. And please, stay away from grey. It’s totally out and when people use it, it looks like a cheap flip house..not the look you want to portray. It looks to need baseboards throughout to make it more polished, and that blue in the bathroom is pretty awful..recommend a light linen colour for that room with updated mirror. Overall, good deals on those homes!

And you say suite(sweet). And flipping used items is very lucrative…if you know what’s in demand. Which means paying attention to what is selling fast on marketplace, and other selling sites. Medical equipment, especially used, is not something worth trying to sell. I flip and read furniture, home decor, lighting, and handbags. I make money on it every time, because I know what is stylish and so I only rehab things that will fit into current styles. If I tried selling shabby chic furniture right now, or grey painted pieces, I would lose money as those styles are done. Instead, I strip wood pieces and stain them a white wash, or paint a dark green. Knowing what is the current style makes flipping lucrative..just like with houses.
