Former cabinet designer here(: Putting the refrigerator to one side instead of the center, (which would just break up the counter space) would probably be a better use of space. And removing the peninsula/bar area and extending the cabinets on the back wall and adding a small island would open things up ALOT. Anyway, those are just some of my opinions(:

Agree completely. It's really hard cleaning the crack between the fridge and the counters without pulling the whole thing out if there are counters on both sides instead of just scooting it over a little bit. Stuff falls down those cracks all the time. Definitely needs a dishwasher, though.

Yes, I agree. The refrigerator should be to one side, so there is a nice sized counter space for baking and projects. Your other counter spaces are broken up by your sink and stove.

@@donnahughes8409 Casters only help if you have enough height to use them. I was going to suggest putting the refrigerator at the end nearest the dining room instead of in the middle so you can have any size of fridge you want. When you put them in the middle of cabinets, you're limited to the space allowed by the cabinets surrounding it. The other points above are very good reasons as well.

Since you are tearing out all the cabinets, I think you should put the dishwasher to the right of the sink. It will be easier to load AND dishwashers are usually beside the sink, since the water supply is right there. I would leave the fridge where you planned to put the dishwasher (still with at least a small cabinet to the left of it). It will be more like the working area “triangle” from sink to range to fridge. The bank of cabinets on the other wall could include a pantry cabinet. Extending the countertop to make a bar area is a great idea. The way it is now is wasting space. **Be careful in your thinking about pulling up the linoleum as it could contain asbestos. You may want to just seal it in with the new flooring.** P.S. Do get rid of the nasty blue tile😂😂

Reading your post after I posted. We said the same thing, lol. One thing I would do is take out the wall between the living room and kitchen, open it all up. You can put a beam up there and open it up.

@@tomturley9082 The only problem with taking out the whole wall is that then there isn’t room for a sufficient amount of cabinets needed for good resale value.

I would look into moving the range to the outside wall and venting to the outside. Dishwasher should be next to the sink.

Don’t be afraid to sit down with a few cabinet layout designers to get a good idea of what your options are. Places like Home Depot and Lowes offer these services. In most cases they are free. It’s good to get several opinions and price comparisons from people that do this for a living. Don’t be afraid to move walls, completely flip flop a layout from what it is to a better layout that works better for the house. A lot of people make the mistake of just putting thing back to the same layout they were. Lastly in most cases dishwashers should be right next to your sink!

Also, get the dumpster delivered mid demo. The more you are able to take out all at once the better. Time is not your friend with dumpsters. Move as much as you can to the carport for a quick load out. Windows first, getting rid of old windows without a dumpster is a pain.

Don't paint the bathroom tile, honestly a cheap fiberglass surround tub is a better option than painted tile, you can always tell that it's painted which immediately leads potential buyers to think that you've cheaped out and just covered up problems.

Put the stove where you said you were going to put the dishwasher and put a range hood that would go over the oven. Easy access to the outside. Push the Island out and have the counter overhang to allow barstools under where people can eat and sit, can't do that with a stove there. Put the dishwasher to the right of the sink, makes it easy to load the dishwasher. 100% get rid of the cabinets over the current stove. Refrigerator where you said and floor to ceiling cabinets on either side since it doesn't look like there is a panty.

Yes dishwasher to right of sink. May have to widen that area to fit it, but you can install the bar cabinets further anyway.

I was going to suggest the floor to ceiling cabinets next to the refrigerator, but you beat me to it! I like your idea of moving the range to the wall near the door, although a bit of counter space might be handy between the range and doorway. The dishwasher definitely needs to be next to the sink. It’s much handier there, and having it across the room from the sink would require additional plumbing and costs.

Rip out the kitchen and completely open the wall not just a doorway. Extend the kitchen into the dining room and put in a large island. Hire a project manager to oversee the entire renovation. If you only have one bathroom reinstall a shower tub combo but definitely tear out the entire bathroom. Kitchens and bathrooms sell a house. Luxury vinyl flooring throughout, it’s more durable and the luxury vinyl has become very popular and more affordable than most engineered wood or plank. I could go on forever spending your money on this your house lol. Definitely do the demo, painting and leave the difficult install items to the professionals. I love seeing y’all go down another path and I’m excited for y’all. Good luck 🍀 guys!

Just make sure wherever you put the dishwasher it should be beside you when you're standing at the sink not behind you so you don't trip over it or it's not awkward to load LOL

I flipped 5 homes in Georgia back in 2010-2012 and it was so much fun. I only bought homes that needed some TLC. Your going to learn a lot and have fun while doing it. Wishing you both much success on this new journey. Oh stay away from gray wood floors and walls 😊 JMO seems like every flipped house that’s what they do. Make it unique in your way. Good luck ❤️

Side note.... Since you own it free and clear when you go to sell you *could* do seller financing and become the bank and make double the amount over 20 years vs the one chunk up front. Just something to starting thinking about. (also can sell that note for more than you would have sold the house to for someone else who wants to own it long term and collect those hundreds of thousands in interest)

If you choose to use this option do some research on real estate contracts that allow you to keep title in your name until mortgage paid in full. It alleviates the extremely expensive and time consuming process of foreclosure. Much faster and easier. I sold many homes using these and highly recommend.

Josh that flooring underneath the hardwood could be the same flooring that has asbestos in it be careful. There's a company you can send it to to make sure but it resembles mine that had asbestos.

Yes, this!! Our house (1973) had linoleum that had asbestos. We had it tested and they recommended to keep it wet as we removed it. So the dust does not get loose in the house.

About the kitchen: A good idea is to have alot of counter space beside the fridge, so you can take things out and put them somewhere. Putting a fridge in a corner make the space seem "air-ier", and gives a better flow and not so blocked off. When I remodeled my kitchen, I drew up the whole kitchen in smaller scale on paper, and made mini to-scale cabinets and appliances, outlets, water and furniture for the dining room, in paper cut-outs to re-arrange and test it out before deciding the final layout. I also watched renovation programs and read books on what makes a kitchen work for a good work flow. Congratulations to the house, and good luck guys!! 💕 🏡

Cool! Since you are going to add a beam to widen that opening between kitchen and livingroom, I would suggest removing the entire wall. This would mean removing the upper cabinets in the kitchen but you could then have an open concept better for entertaining in such a small house. You could have stools on the livingroom side of the kitchen peninsula. Add pull our drawers for pots and soft close doors. Find a way to add a good pantry. I have done 3 home renovations in my life. What I learned. Do the demolition yourselves. Doesn’t require a lot of skill and saves some money. Get a dumpster on site for all the material. Do it right the first time. Hire professionals for electric, plumbing, drywall, finish carpentry, kitchen and bath install. Save money by doing priming and painting yourselves. Also simple tile work. Use same paint color throughout the house since it is small. But add a few unique features to help the house stand out. Maybe a feature wall with wall paper. Do landscape your selves. Little things count. In our current home, we had all the old door hardware replaced - hinges, door knobs, door stops, bannister brackets, locks - all matched.

Would turn that kitchen load bearing wall into a half wall for sure, or open frame it so you can see into the living room all the way. It would make that small living room space appear much larger with a more "open concept" layout.

I did the same thing to my ranch style house. The kitchen door way was actually in the hallway. You had to leave the living room, walk down the hall, then turn into the kitchen. We enclosed the original door way, then made about an 10-12ft opening between living room & kitchens. Amazing what a small change can do.

Congratulations! I wish you lots and lots of luck! You're about to tackle something BIG but you can do it. TAKE LOTS AND LOTS of BEFORE pictures and pictures as you go. You will be glad you did. We bought our home a few years ago. While it was perfectly livable, it needed updating. We tore carpet up, had hardwood floors installed, painted top to bottom, put in all new applicances, re-did the cabinets, new tile, had the vents cleaned, the septic pumped, etc., etc. It adds up, for sure $$!! It was very rewarding though, and we are proud of what we achieved and were able to have done. I think we definitely increased the value of our home by a lot! Get you some vitamins! LOL You've got a lot of work ahead of you. Excited to see what you do. I hope you will post lots of videos along the way.

My only thought on the kitchen layout is if you want to keep the kitchen to dining/living area completely open you can switch the oven and dishwasher location.? Would still look nice and be completely open without the range hood

Great idea guys. You could just change doors and work top of kitchen if you looking for quick flip. Also if you are taking out kitcken cupboards then save them and put out in area of washing machine along with the sink unit too. You will have plenty of storage and can swill and soak things if required

The kitchen: putting the stove where the Frig used to be would free up your options for taking out the cabinets between the kitchen and dining area. And you can vent it out the wall to the carport. It frees up so much. Putting the dishwasher where the stove current is or next to the sink would again free up your cabinet options and make the plumbing job much easier. We agree with the other poster who suggested putting the frig to one side instead of in the middle of the wall. Bathroom: You got your work cut out for you. Again, great ideas were already suggested by tradesmen who do this for a living. We think the house remodel will be fun to watch, and anything you and Hailey do is always exceptional.

Awesome to see you try out this field. Love renovations. Suggestion in the kitchen: do as many bigger drawers as you can instead of cabinets. Then nothing gets tucked away in the back. I would to to lager drawers and one small at the top.

I have 2 rental properties. There is a BIG difference between buying a house to “ flip “ and buying investment property to rent. Flipping, you are improving the house for the new homeowners. You will never have renters that will treat this house as if. It was theirs. Renters have a tendency to be “hard” on a house. So, if it were me, I would make solid upgrades, not expensive beautiful up grades. I am speaking from experience.

Gut both bathrooms. Install either a fiberglass tub and surround in the blue bathroom, or do tile if your handy enough. You can either rebuild a shower in the master, or add a new tub and surround. If you find a good deal, add a whirlpool tub. As for the kitchen, your ideas are solid, but I agree with others as far as fridge placement. Keep it in the original spot, and locate th3 dishwasher near the sink. The wall where your considering the fridge make upper and lower cabinets with a counter top. You could add a wine fridge there. DEFINITELY BE CAREFUL REMOVING THAT LINOLEUM! It could very well contain asbestos. For the dining room and kitchen there are many options for laminates that look like natural stone, etc. you can lay it right over the old linoleum. Best of luck!

I do glass work. On those windows, it’s overall going to be easier to just replace the glass then to get whole new windows. A new window will sound cheaper until you figure in the labor and lead times. Also for the bathroom get full length mirrors to make them feel brighter and bigger

I see an issue where you're wanting to put the dishwasher. If you're standing at the sink and the door is down on the dishwasher for loading, it looks like it's going to be a tight fit for the legs. IMO.

Would keep sink under window. Fridge on other wall works but would put countertops on at least left side(Need drop zone or spot to fill glass/put milk in cereal. Finally would flip range to opposite wall. When remove overhead cabinets and extend peninsula you want it open and no ugly hood hanging down…make nice hood a feature on wall next to door. Good luck!

Love the wood floors & I don't think the living room looks that dark--it has a nice cozy feel to me, and I think you can play that up when staging it. :) I'd personally rework the kitchen to not have the stovetop on that peninsula, but otherwise, it's a nice size kitchen and should look great when you've updated it. As for the vintage tile, I'd keep that for sure. But I'm a big sucker for vintage surprises like that in a house. I like when a house feels freshly updated but still has a few nods to its original decade of existence. And I like the idea of tile in the kitchen for sure. I'm not a fan of laminate next to real wood, either. :) I definitely think this was the better choice of the 2 houses you were considering. Best of luck with it!

Wow $155k for a house like that is a very good bargain. Makes me tear 😢 up since all houses here in Denver Colorado area are about $500,000+ for a fixer upper. We gave up looking for a house we are priced out. We need to leave this state.

Same here in Sac. Everyone from the San Francisco Bay Area moved here when people started teleworking more and made home prices and rent jump way up. It's awful. So many homeless people bc of this craziness.

As a small scrapper myself consider a local metal scrapper too, you can sit the appliances, metals and metal door frame out by the street and a free note (that is more optional). See if anyone stops by to take them, it will save dumpster space too, if you replace the stainless steel sink too that is a valued item for scrap as well. Only thing they may not take is if there is a dish washer and has a plastic tub, those I don't take since my yard does not want them either.

@@HairyTornado By the way I'm on my wife's you tube account. My name is Daniel. But anyway you obviously want to not put more than you have to in it if your going to flip it. So the first thing people see is the outside. I would take out the metal rails and put wood handrails and you can wrap those metal post with wood encasing them without taking them out. Then you replace the shutters with country style wood shutters and make sure the rails, posts, and shutters all match the same color. For example most people leave them a natural wood color so they need to be the same type wood. Its affordable and it makes it look really good as well as makes it the value go up.

When you refinish the floor if you have any pet urine stains or bad water stains they won't come out all the way by sanding. The only way is to replace the boards or to save money you can hide alot of it by going with a darker wood stain. Like a dark walnut, ebony, provincial color.

I personally really love the color of the bathroom tile. However, if you decide to change it, there are people who look for vintage tiles to purchase so you might want to check into that and see if that's money that you could make or would it be worth it

When doing a Reno you can see a lot of nice before and after shots and videos online, however the one thing no one talks about is "Future proofing" the house by making sure you run network conduit throughout and have places to connect wifi access points, security cameras and variours network devices like computers, gaming consoles ect. even more so if you are going to be ripping walls down now would be the time to do it and it would increase the homes resale value IMOA.

Best bang for your buck will be to simply get new countertops, new sink, new faucet, add new hardware to the kitchen, and add black liners to the cabinets. They don't look all that bad and your roi will be so much better. like 50% better honestly.

Yeah Paint the cabinets. What I did recently is kept the cabinet bases and built new modern shaker style doors and then painted them. Saved probably 2000-3000 dollars this way

My dad flipped houses in the 80's. Whatever you do, the less permits, the better. The 2nd bathroom reno is exactly like my folks place. New on top of old.

We have the exact same house on a larger scale. The bathrooms were gutted (by us). The tile on your walls is set on a 1" mortar with wire mesh underneath stapled to your wall joists. After many hours we found the quickest way was to cut strips using our reciprocating saw. Also we are now connecting our "utility shed" to our kitchen so knocking doorway through wall, and will have direct access to our shed. It increases our square footage and makes for nice utility/ pantry area. We will be closing up our back kitchen door (just like yours) and entering through the utility room door. Starting this in the next 2 weeks, Colimbia, SC

U may want to look at recent sales in the area and see how their layouts are so u can get a feel of what ppl are purchasing in ur area - - cuz the laundry that u have to walk outside is a deal breaker even for a rental - if u can incorporate a hall or something from the kitchen or something would help the value also

Also, explore if you can put a door on the wall where the fridge space currently is, perhaps a pocket door. If you can, then you could potentially easily raise the floor in the washroom and create an interior access washroom instead of exterior access and then you might be able to potentially work in more storage space in there too. That could significantly increase your resale potential.

Swap dishwasher to end of peninsula ( so you have room to stand at sink while it's open) and stove to outside wall . Not only to vent easier/ less expensive wall mount, but more cost effective choices in stoves without needing slide in/ no back sticking up styles. Free up peninsula countertop making it more useful less impeded surface. To save possible asbestos abatement/ demo time and expense for linoleum floor, use a click style that looks like large format tiles to complement the hardwood. Excited to see this content!!😻

I think I would use 16” x 16” tile in the kitchen dining area. Also be sure to use a rough textured tile for bathrooms and other places that may get wet.

Just a thought. I used rough textured tile in my master bath and it's horrible to clean. I wish I would have used the shiny stuff.

Hey Josh and Hailey, great video. The most time intensive, labor-intensive, horrible thing we have ever done flipping houses was pulling up vinyl flooring from the concrete slab. It was horrible. We would never ever do that again. Level the spaces that need leveling and put whatever flooring you decide on right on top of that old vinyl. Save yourself the headache and frustration of peeling that stuff one piece at a time off that concrete. Great video and I look forward to the process.!!

Good on you both for not using a mortgage! Everyone else, I strongly recommend not using a mortgage at all when you buy a home! (Can have the home taken from you easily!). Though you can safely take out any home equity loans (non-mortgage loans) to help.

Congratulations on your purchase! The house really isn’t in bad shape at all from what I could tell by your video. Suggestion on the dining area flooring would be lovely clay tile…makes for a very nice look and feel there right off the kitchen. Also beware make any counter top corners rounded please speaking from experience all the toddlers in our family ran into grandmas pointed countertop corners many times. Excited to watch more of your adventures! Cheers! ❤

In the kitchen make sure you put underlay under the floor you do use, triple glaze is always best. You could have the living space in the "dining" area that way you don't have to shout as you're cooking

I'm literally in the process of spending 6 figures on my whole home remodel. There are so many thing you may or may not have thought of. Permits, code requirements, etc are a pain in the butt. I wish ya'll the best but understand this is going to be one heck of a project - no matter the budget. Built in 1970, be careful of asbestos, lead and termites.

For the kitchen, I love what you have planned, especially removing the cabinets that are visually blocking the dining room. I would just switch the stove and the dishwasher places. Then your solid counter would be where your stools are and allow a vent hood above the stove.

I cannot believe there are houses still available for $160,000! I am in the Portland, Oregon area and that house would cost at least $350-$400,000 as is. What a great deal you got! Congratulations! I can’t wait to see what you do with it! I live for content like this, lol. It’s just larger scale reselling 😊

@@thatonepothead That is just crazy to me. I wasn’t exaggerating when I said $350,000-400,000, but then again, a nice one bedroom apartment is about $2,000 a month. It’s insane! Maybe I need to move to Texas, lol. I spent over a year traveling through Texas working & I really loved it. Hmmmmm…. 🤔

Yes fridge at end ..not middle ..keep bar but it's a great idea to remove upper cabs. Best bar width 36" for good overhang and dining space balancing. If you can relocate range/power to opposite wall, put DW in peninsula/bar. Unless range is vented to exterior of course... Maintain about 40 inches walk way so maybe counter depth fridge. All new matching appliances great idea including Otr microwave No need to take uppers to ceiling ..recommend full overlay, flat panel cabs..not necessarily shaker. Granite less expensive than quartz..and simple patterns look great.definitely tile back splash..plain..not multi colors!!! White or ivory or maybe pale gray.. Subway shape not square.!!

I love the baseball bat lock. This will be a fun project for you guys. My wife and I got into flipping homes and we found short-term renting to high quality tenants was effective at increasing the bottom line in the event you can't find a buyer at the immediate price point.

For the kitchen, put the stove on opposite wall where fridge was. Dishwasher to right of sink. Nobody wants to sit at a counter with a cook top right in front of them. Plus, you'll need an exhaust above the stove. This way you have a nice big counter peninsula! The fridge wall sounds great! Have fun!!

I would move the stove over to where the refrigerator used to be because it already has electricity there. Not sure if it was gas or not. There you could put nice overhead exhaust fan or put microwave with fan on top of it. I would leave the counter closest to dining room completely empty and do the overhang for bar stool seating. You would have all that extra seating too. If you put dishwasher in it's usually right next to sink.

Put the dishwasher beside of the sink. We flip houses. If you can open up the living room, with an island between the kitchen and living room that is very popular. An architect or a company that makes trusses can tell you what size of beam you need to support that load bearing wall, if you open it up. A vinyl flooring that looks like wood is very popular in the living areas with carpet in the bedrooms. A tub enclosure is better for the bathroom, because the house value doesn’t warrant putting tile in the bathroom. If you have a Menards in your area, they have an online program where you can design the kitchen, and then order your cupboards from them. They are good, yet not too expensive. Definitely use granite in the kitchen. Good luck.

I would recommend putting a microwave above the stove, it will free up countertop space and adds to the value. Tile flooring for sure in the kitchen. Easy to clean up messes.

Congrats ! I am 23 and I've flipped 2 houses and I'm working on my third currently ! A few pieces of advise I have to offer would be not to pay cash unless you absolutely have to , if you are working with a good margin the mortgage payments will be negligible most mortgages you don't pay for the first two months regardless and a flip like that should easily be done and listed in 3-6 months ! The cash is much more useful in your hand to buy materials for the jobs etc and it's much less risk to you as the owner to have the mortgage. For the bathrooms definitely get rid of that tile and tub and just use a nice fiberglass insert they are cheap and easy to install and look very nice ! You guys are doing great !

Keep the fridge where it is so you don't have to run another water line for the water and ice maker. Keep the Dishwasher near the sink for ease of use (rinsing the dishes and placing them in the machine, etc.) Make your base cabinets 24" deep and uppers 14" deep. Put a side panel to the left of the fridge for a better look. You can keep cabinets above the island just change then to glass insert doors on both sides for display. This also opens the view a bit. (Too bad the oven is there - it's a bad spot!) Be generous with drawer inserts and roll outs if you can afford it. Have more drawer bases for base cabinets as it's easier access for pots, pans, containers, etc. With shelves it gets harder to find things and stuff gets stacked on stuff. If you extend the counter top into the dining room, consider putting 12" deep cabinets with touch latch doors. This will give places to keep things for the dining area - tablecloths, formal dining dishes, napkins, etc. (and overflow from the kitchen. If you add 12" of cabinets and 14" of overhang it looks like the countertop stops before the door. (Can't tell the distance.) I've installed kitchens, entertainment centers, bathrooms, laundry rooms for 24+ years and have seen quite a few kitchens in my time! These are just my opinions to go with great opinions others have given. Best wishes.

Hi there, I have done a few houses flipping in Canada , now I am doing eBay’s for the last 2 years. My advice to you is make sure you have a good team ( lawyer, accounting, realtor, contractors, mortgage brokers, appraisers, inspectors etc) Good luck on this new adventure!

Former kitchen designer here. Take out the wall section on either side of that door to the living room and open up the space. Eliminate the L where the range is to open up the center floor space. Keep the sink in the same location with the dishwasher on the right side making use of the same plumbing lines. Keep the refrigerator in the original location. Move the range to the other walll and center it opposite the sink with counter/cabinets on both sides. A small island could be configured as well. Keep the cabinets white or light grey or neutral for appeal to more buyers. These basic suggestions are based on a quick glimpse of the room but would be tweaked with a better understanding of the dimensions and the actual space available to work with. Hope these suggestions help. Keep the flooring as one area for the kitchen and dining room.

Your water heater in the garage is gas. If that’s the case, you might consider price running a gas line to your stove so you can have a gas stove top, which is very appealing.

You can still buy original hardwood flooring as in the rest of the house. We have a manufactory next town over from us, that actually cuts the hardwood flooring. You might have one near you that does the same thing. That way all flooring will match. But if you are close to McMinnville Tn. is where I got ours from.

I agree with Donna Bennett - Dishwasher to the right of the sink and move the stove / oven to the outside wall with a microwave above it..... Then you can have a nice large flat surface prep area bar (once you remove those upper cabinets that block the view to the dining room.)

I have flipped homes since the 1980's. The best advice that I can give you is time is the most important in your flip. The longer you take the less you make!! Set a strict schedule and try to beat it. Every month you use it is costing you $1000's.

Definately do not piant that tile it would be a big mistake. When it is retiled put in backer board five feet up the wall then sheetrock to the cieling. this will keep the moisture from getting in the wall and the tile to last much longer. My only other sugestion would be to tear up the the flooring in the dinning and kitchen area and replace it with a nice light color tile to make the space look bigger and will make a good transition from living room to hall. Lastly check about the asbestos guidelines in your area. In NY a home owner can remove from there property and take to the landfill. L don't believe that is a floor that contians asbestos though. Food for thought I was a tile, carpet, and lino contractor for years.

I suggest putting the dishwasher close to the sink, that to can run into money as well, I honestly believe to make money on a flip you should have 3 major things. 1 a great kitchen with an island that is what everyone is looking for. Fabulous bathrooms on a budget and great storage in the closets. I do believe the laundry is an issue as well Best of luck it’s a tough market, but I know you can do it.

I agree with extending the "L" of the kitchen cabinets to the right of the sink (closer to the sliding door), but don't put the dishwasher on the wall to the left of the sink. It needs to be directly next to the sink so it can drain into the sink drain most easily, and if you move the cabinets to the right of the sink, then that will give you plenty of room to put the dishwasher to the immediate right of the sink. I would leave the refrigerator on the wall to the left of the sink where the upper cabinets are already cut out for it, and it's also not too far away from the sink to run a small water line for your ice maker. The range can either stay where it is or go on the wall where you were thinking about putting the refrigerator with a cool backsplash.

My advice is to take out the stove counter and cabinets above it. that will give you a room to install an island which is very popular with remodel homes. This opens up the space and makes it all more friendly. Good luck we will be praying for you!

Your renos are determined by your budget for repairs. I would remove the wall completely between the living room and the kitchen. Rip down the peninsula and extend your cabinets to the sliding doors. I would add a 10 foot island/bar that would hold the stove/oven plus all your new cabinets. This would be about $15 to $20K and would add at least double to your appraisal value. I would also close up that carport door and add the door where the side window is now, thus giving you space for a new fridge/pantry cabinets. Then buy new wood flooring to match living room and hall way.

I would not recommend feeding the neighbor dogs. They may have food allergies or sensitive stomachs and you can make them sick ( and then make your neighbors mad at you). Maybe speak with the neighbors and ask them first what treats they can eat or toys they can have. Moe’s may be able to distract them if he is allowed at the house in your back yard? As long as it’s safe for him to be there. Good luck with the flip! I’m excited to see more videos to come.

If the oven/stove is electric, I would switch it's position with the dishwasher, it would make more sense to have all counter for the bar/breakfast area and you wouldn't have a hood blocking the view.

Congratulations! Two things I love in my custom built house are Marmoleum floors (easy to walk on, many different choices in design and color and durable with not a scratch after 15 years) and dishwasher drawers by Fisher Paykel (love having a drawer with clean dishes, no need to put them in the cupboard and a drawer with dirty dishes). Think about the traditional triangle of stove, sink and fridge, with the kitchen remodel. It seems like the fridge on the other wall is too far.
