As an astrologer was wondering when did you start the whole process and signed the first document. Seems like a Mercury retrograde story a bit and some Saturnian influence . I’d take a look at those charts of the moment (doing a research). Wonder if you’d like to collaborate and I can check the locational astrology influences as well. I’ve heard also buying property in Spain can be tricky as well.

Hi, I'm still living in the yellow 5 C apartment in your July 2021 vid in Coimbra. During 2022 and up to September 2022, I had a BPI account, which gave me nothing more than trouble. I had troubles at the start of 2023 in Madeira. So I opened an account with Millennium in March 2023, and it was another world. Last problem: when I went to the BPI to close the account, their machine swallowed my Millennium card, telling me that my PIN was incorrect, despite using it a hundred times in other "Multibancos". So a bank is not equal to a bank. The Millennium Group, which took over the BCP, is Polish (allied), while the BPI was acquired by the Spanish "Caixa Bank" (like the Germans ). I'm really glad for you. Due to my "very old age," I went through buying, selling, notaries and banks in Hamburg, Munich, Argentina, Miami, and more. Thumbs up for Portugal

Buying (old/older) property in Portugal is complicated and really should not be done without a great attorney. Even with cash. Your chronical of your experience is spot on. Congratulations. You might want to include the discussion of initial taxes and stamps, records fees at closing as well in your new channel, which I will most definitely subscribe to. You and Kalie are terrific. BTW I used wise to transfer a boat load of money to my back here in Portugal. It took longer than I imagined having to prove I was not "money laundering" ☺

i'm about to make an offer on a semidetached house that's been declared a ruin in Campanha too! It's on Sao Roque da Lameira. Will need so much work. I'm doing this all on my own (although i have friends there). Do you mind sharing more about the permitting process? I appreciate it :D

You’re going to be farther out than us. Our house is much closer to the Campanha train station. We don’t really know anything about the permitting process. All the renovations we’re doing don’t require permitting.

Congrats! I've been following your journey for some time now. I moved to Portugal from Northern California and after viewing somewhere in the neighborhood of 50 -60 properties would say your assessment is spot on. The lack of insulation, ventilation, heating and cooling is everywhere, even in super expensive properties! I have come to the conclusion as well that I am not comfortable buying a property with all these issues. I do not want to own something with ongoing mold/damp issues. And a new build is also really problematic. I have spoken to many people who have had their builds take 3 times as long as expected and have had the cost of building materials more than double during the process. I have decided to pause, rent, assess the market and learn more. Would be super cool to have a property with multiple nice small houses, possibly prefab with shared amenities like a pool and/or garden in a more rural or suburban setting. Looking into this idea, but assuming it would be close to impossible with the current regulations in place. Have any thoughts on this idea?

Thank you. It's a cool idea and could work assuming the demand for rural communal living is there. It's not our cup of tea at this point in life. We need a good school for our daughter and it's beneficial to be so close to the Dragão as we don't want to own a car. - Josh & Kalie

Lol. Closings in Portugal are not done the same way as in North America where they now close electronically. Here you have so many people at the notary's office. Sellers (including the family), sellers' lawyer, buyers, buyers'lawyer, sellers' realtor, buyers's realtor, notary, notary's staff. Yes the office is usually big enough to accommodate everyone. I was lucky enough not to have a loan and pay with my own money which simplified the deal a little but still, it was stressful. Wire transfers and so on... I gave myself plenty of time to make sure the money was ready when I closed the deal. Everything went just fone in the end.

Congratulations! I'm looking but further south than Porto. My wish list is that I want to be center ville in a town with enough people to have groceries, a pharmacy, doctors, a hospital, restaurants, and other services. The house will need a bit of ground for a veg garden. And yes, I have an excel file to help me find towns that fit my criteria and even have the realtors/immobiliers listed too. And yes, I am a diamond in the rough casa type of person. Much rather make it my own than live with the choices others made. My wish for you is smooth sailing in the rehab phase of this project.

OMG …..I texted this to my husband! I know you’re gonna think we’re crazy…. but we have moved a lot 13 moves from ‘98-‘14 and build with every move except once and we rented for a year. So we know we know how it goes….. or really my husband does. It’s all been an experience …..and have loved it! Granted movers were paid by husband’s relocation work. So renovating in Portugal will be for sure new to us. THANK YOU FOR ALL THE INFO!!

Yeah, the document jungle is pretty head-spinning, so getting that done right via the bank is a plus for sure. Maybe my takeaway is to just rent. Of course there are pros and cons to that, but it might make sense for 60-something retirees who will likely be keeping a house in the US.

CPCV signal is costumery to be from 10 to 20%, not strictly 10%. Also if you have a bank in the mix and are waiting on a loan it's essencial to have a clause on the CPCV that the signal defaulting depends on the approval of the bank loan on time (i.e., if the bank loan isn't approved on time then the CPCV is null and void and the signal is returned to the buyer), to protect yourselves (if the seller doesn't want that clause you can always wave it, but then it's on you... but most sellers accept that clause as default because it's more than expected to have it when there's a bank loan in the mix). Regardless, glad for you that everything went ok in the end, but you got lucky the seller was more forgiving than they had any obligation to be, apparently.

Congratulations! I can totally relate to you guys on the process and stress, even though we are on the second purchase in Portugal (also in Porto btw), but this is the first time we made use of a mortgage. Our process is slightly different because we first applied for an equity release loan from our existing apartment already fully paid a few years ago (also in Porto). Then only after that we go for a lower loan on the purchase of our new house. The process goes forever but we finally got our first part of the loan approved and with all documents submitted for the second part of the loan, we now keep our fingers crossed. An important note: the bank will ask for updated documents for the time of the application process, say if the application took 3 months they will suddenly ask you for the newest ones. That caught us by surprise and caused us some trouble but luckily our record keeping was good.

We're filming with a tax company on the 11th, however, there's not a lot of official information so we're not sure how much we'll be able to talk about NHR. - Josh & Kalie

@@ExpatsEverywhere If you are looking for questions, here is one: If they cancel NHR, how much more tax a US person will pay in PT? For example, a single US person making 150K foreign/US income a year (2 x mean household income) live in PT. For such a case, tax with NHR and tax without NHR?

With 150k be getting taxed 20% with NHR and not on NHR you're above the income level that gets taxed at the 48% on the progressive tax. So it's not an effective tax rate of 48% but it's going to be much higher than 20% flat tax. - Josh

Congratulations! We've just gone through the process of buying a house and could do our own 30 minute vlog about the process - we feel ya! We should have signed the deed 30 June, but we're still not over the finish line. Buying in Portugal is definitely not for the faint of heart!

We don't know either! It was Rafael helping us through the process a lot. He worked really hard and we feel like he went above and beyond what a broker normally does. Initially because our income (on our 2021 taxes) didn't look so good, Novobanco was the only reasonable offer we received. Thank you. - Josh & Kalie

Here we have a 2 party dictatorship as well, like you have in USA. The diference is that the 2 main centrist parties, toguether, only get 75% of the national level seats. But at the local power, because its lower number of seats, thst 2 main parties gets 95% of the seats. Small parties rarelly get more than 12% of the votes, and at local power you need at least 8% of the votes. So, that 2 parties rules all the local power that allows to construct more houses. And, that 2 parties rules the houses market as well... That 2 parties controls build licences and the selling market, so, they keep the housing as scarce as possible to be profitable to the heads of that 2 parties, PS and PSD, the parties of corruption. No american or brazilian or russian or chinese investor, can come here and start to build houses to decrease scarcity, making the prices to fall... PS and PSD, the 2 biggest criminal gangs of Portugal, keep portuguese society as their economic hostages.

@@ExpatsEverywhere I am sure you have already though about this, but I think NHR update may be the inflection point for the real estate demand. If I were you, I would not spend too much money on it and try not to make it luxuries. Instead, I would make sure it will something that locals can afford. I may be wrong, though.

Congratulations,being following you guys and so happy for you. I have a question regarding transferring a large sum of money to purchase property. We also have Wise, looking to save as much fee as possible. How did you come to find The bank you mentioned as your bank to transfer your money. I did find out that if you add Wise to your US bank that you can send money to your Wise account without having to pay Wise a transfer fee,as long as it’s in your USA funds and you also can earn interest each month.

Thank you very much. We found out about SpartanFX from a viewer. We looked into it. Spoke with them directly and then used them. SpartanFX isn't a bank but it's a transfer service like Wise. Yes, you'll still have fees with Wise when you convert the money from your Wise USD account to your Wise Euro account but that'll likely be the only time you pay a fee with Wise. Because Wise will allow you to move your money from Wise Euro to your PT bank account without a fee. - Josh & Kalie

Congratulations! You must feel an immense sense of accomplishment to see your dream plan come to fruition! Disappointing that almost everyone ended up dropping out, but in the end, better to shake out the weak links before yo sign any contracts to buy anything. But I'm curious about how was the money structured between you and the other family? Did you get the mortgage and buy the property in your name only or is the other family also listed on the mortgage and deed? How did you decide how much each family had to contribute for the purchase price and how much toward the renovation costs? Do you have a separate contract with the other family? If you can formalize and lay out those kinds of details, you'd have a new consulting business that you can market to other people looking to do the same thing 🙂

Definitely a sense of accomplishment on the first step. IT was a small victory but the battle isn't over and we need to get this next phase done. We're not disappointed. It has worked out. The acquisition was actually made a lot easier by it and I learned a ton. We are solely on the mortgage. There's a payment schedule for the "buyers" of their individual units, which will fund the renovations. We have CPCVs with "buyers" to serve as the contract. - Josh & Kalie

Thank you, Roy. Those are two different questions but as stated in the video of the original 3, none, however one that we picked up when one dropped out is still here. We did end up buying the building on our own. So we're selling the units off individually. It was cleaner that way and we were able to be the sole family on the mortgage. - Josh & Kalie
