And as you're planning out your property, don't forget to consider snow removal. A 1000' driveway can be tough to plow 50 days a year.

This is awesome..............we too have been building a homebase for the last three years, because we are cutting and clearing the land all on our own, and not always does the equipment work as it should. LOL. We had gone through the steps of having blueprints and all of our cabin, but then the COVID hit and it drew the cost up three times before breaking ground, and if we would have spent that we wouldn't be able to travel the way we want, so we dropped those plans and hold the blue prints in hand as a lost dream at this point but went another avenue........Congratulations, and Kudo's for having a level head about the project.

Thank you! Like you, we're trying to do as much of the work ourselves, and it's going to be a long journey! Material prices in particular are crazy right now (and still going up!) but we're hoping by the time we get to the house build itself, maybe prices will have started coming down. Fingers crossed!

This is great news!! Many Congratulations!! Yes....it is always great to have a home base! Our ORV that we ordered in January will arrive to CO in September or October. We'll mostly just boondock for 1-2 week trips for the next 5 years. After that, we'll push out for 1-2 month trips. Our home in Ouray is pretty much like a national park; so we'll definitely keep our house and return for a month or so in between trips. And....as in last years pandemic, it is definitely good to have a basecamp to return to. Safe travels!

Had an old chair by the pond so tells me someone was fishing at the pond...congrats on your new purchase. Dont know why you would want the east coast but if thats what you want i think thats great,really great for you. I was born Wisconsin but raise west coast,, not into humidity or bugs but that is me and you know i sure wish you the best will miss the travels of yours, and life is too short to not have what you want so congrats and toast to you..Rick Madison

It varies a lot and depends on the location on the features of the lot. For lots in 10-100+ acre range, when we were looking, prices were all over the place. The price per acre ranged ~$650 per acre to well over $100k per acre.

Thank you! We paid around $800 - about $300 for the engineer and about $500 for a contractor with an excavator to come and dig all the test pits.

The house we had before going full-time (5 years ago) had a septic system. The septic companies told us that pump-up is better. Their reason is that when the leach field is downhill, waste trickles in a little at a time... with every flush or shower, etc. They said that the field tends to get wet in one area and that is not ideal. With a pump-up system, the pump will put a lot of wastewater in the field at one time (mine was 500 gallons). Basically, the whole field gets flooded which is ideal. They said that the field will last a lot longer.

Just a few thoughts to reflect on (not necessarily answer here)... Do you have a way to detect when someone has come on to your property, whether by vehicle or on foot? Do you have a way to protect yourselves? Have you thought how to best exit the property away from a potential danger? Will the permits you need just be a matter of process or is there a possibility they may not permit it? Not sure of the laws there but in Texas if you have any kind of animal I think even a chicken coop it will qualify you for an AG exemption on your taxes. Best of the best to you both!

All good questions, but we choose not to share those sort of opsec details publicly. I trust you understand. As for permits, they're just a matter of process - it's highly unlikely (although as with these things, nothing is guaranteed) that they would be denied. We've been in contact with state and town officials throughout the process and they've never expressed any concern whatsoever so we're not too worried. I think the equivalent AG exemption here in Vermont would be Current Use which we intend to have the majority of our land enrolled in for reduced taxes.

Personally, I think being done before winter is optimistic, but all the officials / professionals we've spoken to think it's doable. I guess we'll find out! Either way, as much as we'd like to be done by winter, it's not a hard deadline - we may just go traveling any way and then pick things up again in spring next year. The land feels really idyllic, although I'll be honest, that pond is pretty intimidating. It feels like it could be so beautiful, but I just don't even know where to start. It's lower down on our priority for now (after, you know, building our house, lol!) so we've got plenty of time to figure it out I guess.

I'm not sure what you mean about not liking where we came from - we've been full-time RVing around the country for the past few years and have absolutely loved it. Along the way we've met some wonderful people and seen some beautiful areas. Now we're pleased to be building our dream home here in Vermont.

I lived in VT for four years. When I tried to use my cell phone, my carrier advised me that I was on “Roaming,” because, ATT, said, I was “in a foreign country”! Cell service would work at the top of a hill, but not at the bottom. But the result of that was, I got to have actual conversations with real people. It’s beautiful, lots of wildlife. And that pine scent! Lovely!

I just discovered this video, and I look forward to watching all of the subsequent videos! I'm from Vermont but never owned land there. T here's a good chance the spruce forest was planted by the CCC in the 1930s. They don't look that old, but Vermont does have a very short growing season, so who knows. Do they seem to be in straight lines and evenly spaced? I've had similar experiences when walking in the woods of Vermont- suddenly a different forest just appears! I hope you find an old stone wall or two, although you probably would have found them already. You seem to have a good idea of the challenges you may encounter, so I hope it's going well!

When you finally live in your home you’ll have this supreme feeling of happiness & satisfaction. Be also ready for your property taxes to go up substantially, unless you go into the current use program….something to think about with the acreage you have, but you have to qualify for it. If your not going to development your average look into it.

Congratulations Matt & Diana. Jeff installed our septic system himself last year on our property here in CO. If you have questions I'm sure he would be glad to talk to you about it. He had to take a class to become a certified septic installer in order to do ours. Congrats again.

Wonderful video! I'm thinking of moving to Vermont myself. I'm going to buy a parcel of land, and have a log cabin, a big one, built on the property. I'm curious. What is the $$ estimate to get your driveway paved, and what will be the cost to get electric, internet fiber, gas and water? And what is the time projected to get your house built?

Thanks - glad you enjoyed it! From our research, we decided to budget around $60 per foot for the driveway, including the cost of constructing the road itself, as well as bringing electric and fiber along it. We have details on the cost of our road construction in our blog post: www.adventurousway.com/blog/building-a-driveway We're not going to be using gas on the property, so I can't really help there I'm afraid. We'll be drilling a well to get water, and the cost of that really depends on how deep the well needs to be - you don't really know until they drill and hit water (hopefully!). Don't forget also that you'll need to think about wastewater - the cost (and feasibility) of a septic system really depends on your soil types. The Vermont ANR Atlas (anrmaps.vermont.gov/websites/anra5/) is a great place to start if you haven't seen that already. In terms of timeline, since we're building it ourselves we're not on a rigid schedule but my best guess at this point would be ~2 years or so.

Congratulations! Will be going up there next week in the Andover area, Windsor County. That is in central Vermont as well. What township are you in as I am looking to do the same thing as far as buying property where you can stay on it with the RV...and what requirements are you talking about? Thanks in advance.

As we talked about in the video, we're not going to share the specific location. But from our research, I can tell you that there are plenty of towns across Vermont that either have no zoning laws or laws that won't restrict using an RV on the land. I'd recommend finding a good realtor and / or calling the town officials for any areas you're looking at.

For example I am looking in Windsor County do you know of any towns there that have little to no zoning laws regarding the RV be used on land...there are sooo many towns up there...lol

We didn't look at zoning laws for all the towns (as you said, there are so many towns!), we only looked at zoning laws for towns we saw a property that ticked our other criteria. From top of my head, in Windsor county, I think Sharon didn't have any zoning laws, but that's not to say there aren't others. In Orange county Tunbridge didn't have any zoning laws, Jamaica in Windham didn't have either. I don't think there are counties where all towns have no zoning laws. When I looked at zoning laws I searched for variation of terms of recreational vehicle, camper, travel trailer, etc to see what comes up.

Congratulations! I'm not in that region of the country and cannot speak from any personal experience, but a friend of mine in the construction-engineering community who knows the Northeast quite well says that, if he was building in that region and didn't want to soak up years of time just to build a new house, he would be considering Unity Homes' service among his options there. I believe they do factory cutting and section assembly of your final design, which is significantly more precise and quick than can be done on-site, and the savings in time and hassle plus that extra quality fit can be worth it. Just in case that info might be of any use...

We actually did a lot of research into Unity Homes a little while ago - they have some really cool stuff! In the end we decided it wasn't right for us, but would highly recommend others to check them out and see for themselves.

Cabot? Stone walls? Previously farmed, spring tile looks 1900's. Of course Vermont was 70% open farmland 100 years ago and now has reverted back to 70% forested. Retired Vermont forester here, and history buff. Good luck in your new project!

I'm not sure how land prices between Vermont and Maine compare, but they're always changing and vary a lot by location. I recommend you speak to an immigration lawyer if you have questions about citizenship and buying land.

Funny that you were so worried about the zoning. I think you’ll find in the US the zoning in the rural areas are far far less restricted and enforced. This isn’t Europe. Hope it goes well.

It really depends where you are in the US. We've been looking at zoning regulations all over the country as we've been traveling and looking at land. There are plenty of even very remote places, in Colorado for example, where zoning laws would stop us living in our RV on the property, impose restrictions on the size of house we could build, or other things that we didn't want to live with. Even here in Vermont, zoning regulations vary significantly by town, and in many areas we wouldn't be able to live in our RV while building like we can here. As for enforcement, that's up to you, but personally we'd rather not take the chance and instead just play by the rules.

Congrats on your purchase and look forward to following your adventure. I'm fellow Vermonter who has done similar. We bought 34 acres and lived in a trailer while building our house. If I can be any help, I'd be happy to share our experience. We are 3 plus years ahead of you. Now settled comfortably in our house. Oh, I'm so sorry! We had a similar thing happen to us on a previous property before we found this one - we put in an initial offer and several higher offers but eventually lost to another buyer. We are much happier with the property we ended up with than the first one we had put an offer on. Best of luck with your continued search - it'll all work out for the best in the end.

I’m so glad I discovered your channel. My wife and Injudt purchased a blackstone 280RKS we’re moving to Idaho and we’ll be living in it for 2 years while I work on a project. After the project is over we plan to buy land and build a home just like you guys!

I think I saw some ash trees. Since emerald ash borer will likely fell them within the next decade or so, you might want to have a plan if they will affect your driveway or utilities or other planned structures.

The cost range is huge - from under $650/acre to $100k/acre. It depends on so many factors and of course the location.

BOSS OF THE SWAMP!!!!! Matt and Diana, you need to start watching Boss of the Swamp. He's a YTer based in NH who has built his own cabins in the woods. He would have many tips for you on things like heating, gardening, homesteading in general. They use a wood stove to heat, cook, heat water, and everything else in their home. They are also clearing land on a new piece of property they bought recently and planning to build their "final" home. I'm sure his lack of technical knowledge that you have for things like solar will be offset by his knowledge of the northeast, handling forests, and building simply. Good luck!

BTW in VT you are allowed to put in your own septic system. Our lowest estimate by contractors was $25k+ because we needed an engineered mound system. I put ii in myself using a Dodge Caravan to move the shit, a wheelbarrow, pick axe. spade. and bow saw. Came to about 6k. Learned from KZbin tutorials. --- Wells. (not Wells River.)

Yes, ours is similar to yours and in theory while we could do it all ourselves, we've chosen to contract out the heavy material hauling. However, all the plumbing and wiring we're doing ourselves - as you say, it saves a lot of money!

When you do something like this how do you make sure the place you are going to isn't going to be looking over your shoulder bothering you about what you can and can't do here? How do you know which places are going to 'not mind' if you put up a cabin, or at least have cheap building permits, and not block you? Did you find when you were calling that people were restrictive? Or did they seem permissive? I'd like to do something like this with hobby farming, but one of the concerns is that some of these places think people are money bags that they can poke for cash... And sometimes you'll see land ads say no camping or bs like that. Well if you are hobby farming, they might think you are camping with an RV, etc. But maybe you want to just have a cabin to begin with and can't build an expensive house yet. How do you get around this? I hope you have some advise.

The simple answer is: research, lots of research. For every property we looked at, we did a lot of research into the area, looking at everything from GIS maps and soil data to town zoning laws and utilities. If a property passed our initial research then we’d go further and actually call people from the local town office and utility companies. And of course, we’d also visit the property in person, usually multiple times, and Roy to speak to neighbors, get a sense of the neighborhood, etc. The reality is that what you’re able to do with the land can vary immensely from one area to another. While there are some zoning restrictions on our property, there’s nothing to stop us doing what we want to do. In particular, there are no limits on how long we can live in our RV or the type of house we can build.

It varies a lot and depends on the location on the features of the lot. For lots in 10-100+ acre range, when we were looking, prices were all over the place. The price per acre ranged ~$650 per acre to well over $100k per acre.

hi guys new sub here and congrats on the land purchase ! you guys are living my dream as I have been looking to purchase land in Vermont for last few years now. My biggest concern with purchasing raw land is the bank side of things. I'm only looking to recreational use and don't have plans on building in future or at all. is there any information you can provide as far as the banking part of your purchase ? I've had trouble finding a bank that would provide a land loan. Do all banks require at least 30% down for unimproved land ? is it contingent on credit ? I have so many questions lol and finally found someone who is going thru the experience and would appreciate any info at all.

Yes, I think a lot of the big banks won't do raw land loans, you should reach out to local small banks in the area you wish to purchase land. For example, this bank seem to offer land loans: nbmvt.com/personal/mortgage-center/loan-programs/no-nonsense-mortgage/ And yes, I assume banks will require a higher down payment like 20-30% as there is no house to be used as collateral. Another option could be taking a HELOC out of your current house, though that probably would be the riskiest option. Depending on how much equity you have in your house and how much the piece of land costs, an option might be a cash-out refinance as the rates are still pretty low. And then pay for land with the cash you took out. Another option is to see whether the seller would be up for doing "owner financing", ie. this is where you pay the seller over a period of time like 5 or 10 years. Unfortunately, most of these options do depend on your credit and the higher your credit score the better terms will be available to you.

I suggest you buy a good used multi purpose tractor / excavator with a hoe and bucket. Right off the bat it will save you the money digging out the septic and tweaking the clearing of more trees than the driveway builders do.

We have a tractor on order, but we decided not to go with the backhoe. Our land has pretty shallow ledge and the backhoe on the compact tractor would really struggle with that - we'll just rent an excavator when we need one. We're hoping to do most of the tree clearing ourselves, so we'll see how we get on!

You two are such an excellent partnership. I love the massive variety of species around you. Congratulations! I've been watching My Self Reliance in Canada. He's built a cabin, a sauna, an outdoor kitchen and a workshop - now he's starting over for a lot of reasons but he began with a greenhouse because he wants to live as much off the land as possible- the point is that you may find his channel of interest as he too has taught himself the skills to make things happen. They just have outhouses now but I think his wife has asked for an indoor bathroom, so we'll see. It certainly appears that you have done your homework and will continue to do so as things move from project to project. Oh, when we bought this house 2 years ago this month, part of the closing was cleaning out the septic tank. He said that it should last indefinitely as there are just 3 of us and no one flushing diapers or dolls or trucks - so we've not done anything to it and it's fine. So exciting!!!!!!!!

Noticed the spruce was coming of age, amd will start coming down with high winds. If you harvested the spruce you might make enough moeny to pay for your long drive way and make a cleared site for your buildings.
