It's rare to have a place with such beauty at those prices. We just received the drawings from the architect of the lot we bought in Krasici, and it's stunning !!! I don't understand why is it so expensive in Montenegro. In neighbour Albania it's like 1/3 of the price. Please note that I'm not hating here. I really don't understand. Why is that? I'm looking to buy somewhere in the Balkans in a couple of years and doing some research online (at first). Either a capital/large city (700k+ population) or some smaller city (~100k population) by the sea.

Hello, thank you for your note. When we researched the area, we factored in many elements, including building rules and regulations, taxes, potential for house prices to increase over time, etc. Everything we read about Albania was mixed, a friend real estate KZbinr visited the coastal areas described many issues with building rules. This article also gives a list of reasons why prices are lower and in pour view it’s a much riskier proposition. Croatia for us was too expensive, Albania too risky and not enough upside potential and limited tourism, Montenegro had all the pros without the cons… I hope this helps! But if all you want to very low prices, then Albania indeed has some very cheap options…

If you are looking for property in the Nosara/Guiones area (in the North West, closer to the Liberia airport), where there is a beautiful community with surfing and yoga, we have contacts there that can advise you: trust worthy realtor, notary, translator, etc. We had visited many lots (over 20) and purchased one. So we have experienced the whole purchase process.
