I like the math, but i don't think that Montenegro can work out for me. Too many ruzzianz, not an option. Do you have any other suggestions for a sea-side property that can be rented in high-season and lived in during low season? Right now i'm considering Italy or Croatia. Spain is decently priced, and you can get okish yields there for now though there are a few headwinds ahead. Turkey has higher yields and higher risk. Mexico is another option. Many options out there.

in my area, the Alps, hotels charge triple for ruzzians - before the war. now most got out of the ru market and dont take them anymore.

We don’t know for this specific apartment but 2022 was great for tourism. These numbers must have materialized, or have been exceeded

I hope she is a better agent than the one at the property I stayed at. They were terrible. For sure that site will be developed in the future. How does cost of living prices compare in Budva to Kotor? Kotor I didn't have a bad dining experience for the week I stayed there but you payed well for it, for a emerging country. Drove past Budva and could see the beach from the motorway and the beach(s) looked jammed. Seems to be Montenegros answer to Mallorca

Budva is slightly cheaper. Kotor is not too bad, as long as you avoid eating inside the walls of the old city. Go to places local go to, those are very affordable.

Interesting Video Ladislas!! IMO, the prices are not "very attractive" as you've put across. It's way overpriced, you are paying close to $2000 per sqm for an apartment in the balkans, that too not in the most sought out places are boka kotorska or porto montenegro. Such huge amount for an unfurnished flat, in a sleepy town with merely 6 months of occupancy is outrageous. Ciao Ciao

I never said the price is « very attractive », just that it would sell fast. The yield is decent and you still have access to the property 6 months per year.

Pretty much any property qualifies. You just need 17m2 per applicant.
