Flat hunting in london is the most exhausting and frustrating process ever :( It's really annoying how the UK law doesn't protect tenants, a landlord pulled out of the contract literally 2 days before move in date, but I was lucky enough to get emergency accommodation from my uni. Just the thought of almost being homeless still gives me anxiety

best of luck with the flat hunting process maddy! im in a bit of a similar situation myself- i just had to leave the studio of my dreams earlier than planned here in the netherlands and was absolutely heartbroken to leave the place i had planned to live in for the next few years all of the sudden like that & was super anxious i would not get a place i would like as much in time. it’s really not a nice situation to be in but i am sure you will manage and find a place you can call home again, sending hugs xxx

I feel for you guys! My husband and I had a very similar situation a few months ago and it is heart breaking. The reality is that it is perfectly normal for you to have attached sentimentally to your flat as it is your home, but I truly hope that you find another place that will make you love it as much or more and just always try and remember that wherever you are not matter the place..what makes it a home is you guys. Lots of positive vibes for you 🥲 the Universe has good things in store for you!

I hope you’ll find an even better place to live! That is the reason my husband and I are not buying expensive furniture while renting. We both moved 8-11 times while living in Canada and imagine what would happen to furniture getting moved and assembled every time. But I really feel you❤ everything is for the best!

Oh gosh! I’m so sorry and sad to hear that. In solidarity; I know what this situation is like. 💗💗💗 It’s not weird, you are losing something; it’s a part of the grieving process… I am hoping and praying you find a place in time that is to your liking despite what the housing climate may be like in your area. Lol I don’t live in the UK but I want to try that brownie mix.

We found our flat exactly less than a week ago in London and it was definitely an intense and at times demoralising process, so I completely empathise with you (it's an emotional roller coaster). At 3:37 - yep, a flat can already have viewings even if it hasn’t been listed on the website. When the agent was showing us around flats in the same area, she also took us to 2 flats that were nearby that had not been put on the website yet. When we went in to see each of them, there were people from the agency just taking photos of the flats that they were gonna put up online sometime later that day I suppose. But because the agency already had the flats ready to be listed, they just took us there to see them, they also told us that two other people had been taken to view the flats before us. We ended up going for a different flat in the end, but out of curiosity, I went to Rightmove and the agency’s website to see if they did end up putting the flat online, and they never did. My guess is that someone who had seen the flat that same day made an offer, the landlord accepted it, and the agency didn’t even manage to put it up online because they didn't need to. That’s just how quickly things move in London... it's crazy. However, flats become available every day in London, so 2.5 months should give you plenty of time to find one. You'll find your next lovely flat soon and this time definitely sign a contract for 2 or more years (what we did). The letting agents also advised us that most landlords now are looking for longer lets, so anything 2 years or more, and that will also grant you much more security as tenants. ❤

I’ve been through that and it is very heart wrenching...you are in my thought and prayers however, what I’ve learn through my longggggg life is everything happens for a reason…and 95% of the time it’s better….just enjoy the journey and never be negative…if you do just let yourself have a good cry….and let it go…positivity never sinks a ship

My heart breaks for you! Something similar happened to me last year with the flat i had been living in for 3¾ years. Similarly, wasnt an awkward tenent, paid full rent through covid even when i wasn't physically there. Landlord stated reasons of building renovations, however that turned out to be a lie as they increased prices and filled with new tenents. it was a tough processed and also hit me hard. The loss and instablily was a lot. But like you showed, enjoying the time you have left living there and treating yourself with comforts like favourite food helps. Will be thinking about you two throughout this change, and i hope that you find somewhere better and even more special to call home 💛

The same thing happened to us, and it was super frustrating because we had only moved in 6 months prior 😫. He also wanted to move back in. I know it’s so upsetting, but you will end up finding another place. Lots of love ❤

Yeah it’s awful, I signed a 10 month tenancy in an unfurnished full house all smiles and promises it would be renewed. Cut to 4 months in and £800 in moving fees and we were told they weren’t renewing. Asking people to move into unfurnished place to unfurnished place within 12 months or less is beyond stressful. 16 months contracts should be normalised not 12. Meanwhile, no chance of anyone getting on the properly ladder. Dickens England 2023. Landlord rule.

Girl I get it. It took my boyfriend and I 3.5 months to find our place after looking for so long and being waitlisted. Thankfully we were the first people to tour and agree, that they gave us priority. Though I couldn’t imagine looking for a new place to move in 2! Wishing you the best of luck. Also some words of encouragement: some things happen for a reason. Maybe you’ll find an even better flat that you never thought you’d get in your price range. People are leaving countries and relocating now that Covid is over. I’m sure there’s some hidden gems just waiting for you to come across ❤

That happens far too often in London, for valid reasons and sometimes for no reason. It is a massive inconvenience. I know you've found new place and that you're making it beautiful, so I'm not worried about you!

It sucks. To be so easily pushed out even when you try to be good. Suck it all in. Embrace it. Promise yourself that one day you will be a position that no one can ever do that to you again. Now work toward it. It still going to suck for a while but know you are working towards never feeling like that again. You got this

This sucks. I had to move more because the house conditions were horrible and the agency wasn't nice about anything. My boyfriend and I were looking and looking and I remember crying because everything was either extremely tiny or extremely expensive. Long story short we ended up moving to just outside London. Still travel there almost every month but we are happy now and live in a nice flat :) Best of luck with the hunt!!

Its super rough and I feel for you as someone in the same situation just now. But this is a good life lesson that everything eventually comes back to equilibrium. A lot of your early content (and hence income) was based on flat hunting in London. The rental market gave you an opportunity to cash in and you did, but now your going to have to pay some of that back in increased rent prices.

Agency will normally show their newly enquired flats/houses to the potentially renters they already know. It takes at least a week (taking photos, etc.) for the agency to be able to upload the properties online. That is why the property would have viewed a few times before it is officially online.

That happened to me and is surprisingly common when you rent from landords that aren't in it for long-term investment.. You are wise to save up for ownership if you can afford it for peace of mind.

Just found you channel because I started looking for moving tips. My husband and I just moved the 1st of July also not because we wanted to, but because the house we lived in is getting sold. (Long story) We had a month to find a new place and pack so feel you pain. We found a good place and its starting to feel like home. Hope you guys feel that too. And you got a new Scadi follower

This exact thing happened to me. In a Crazy turn of events, I was able to rent the place next door. But shopping for an apartment you feel safe and comfortable in is stressful.

What is it with all these men in the comment section mensplaining how you should stop complaining and buy your own place? 🙄 I swear you guys if we could we would ! @ Maddie, I was in the same situation as you last year. Only I am 29 yo and I was ready to move forward in life and settled somewhere. I moved out of London and back home (in France) and although it wasn't easy it is the best decision I have made. Sometimes we have to go through our hardest battle to find peace. This is all I wish you and Theo, to find a new home and finally be at peace. X

I’m not a man, I’m a woman and I have said the same (and the term “mansplaining” is ridiculous, do you womansplain?). They’re a couple and should definitely focus on saving up to buy. Getting emotional about a rental proper because you assumed security is naive and silly. Lesson learned hopefully.

Don’t worry too much. I’m getting evicted too. I applied to a 60 days breathing space to give me some time to find somewhere else to live but honestly with the rise of interest rates landlords are selling. Sometimes I see flats for SALE AND for RENT at the same time because landlords are cornered. It’s not easy but for tenants 1 flats has 2-5 competing people and not only in London. I live in Surrey and have the same issues. Prices went up by 200 GBP for sure. We will get there! I really hope

I like your balanced statement here. I rented for a decade (some horror stories in there) and now I own and sometimes the comments I see from renters are so ignorant as there is an assumption all landlords are rolling in money. Property owners are getting totally hammered by interest rates and inflation (think insurance, repair costs, maintenance costs etc) and it’s nice to see someone gets this as I think landlords get vilified a lot.

The landlord who pays the mortgage on the property you say wants to move back into the property he owns. you had a 12 month lease. Maybe the landlord worked abroad or away and has lost his job. If you wanted the complete certainty of a 2-3 year let there are many landlords who would offer that and perhaps next time it would be good to take advice on the lease next time. Flat prices have gone up as mortgage interest rates have risen from 2 percent to 6 percent. Many landlords are not on fixed rate mortgages.

This happened to me here in Oslo lol. We lived in a place we loved in Røa, owner wanted to move back in, now we're in some ancient place in Grünerløkka that is falling apart and isn't even big enough for us because this is the only place we could get. It sucks. I wish I had greater protection against this. We've lost so much money moving

Wow, usually it's the other way round - people wanting to move to løkka but having to live out past ring 3 because of prices. I guess because it's in such high demand that landlords don't feel like they have to renovate places in løkka to get tenants :/

@@JarvisChrist yeah there's definitely an element of not renovating because they just don't care. It was the same when we lived near Grønland stasjon. Its wild tho, when we went to the visning for this leilighet the line was literally out the courtyard and down the street. Maybe 40 people wanting it. No idea how we got it but we were glad because we were out of time

I was month-to-month until the leaseholder was like ending it. You have remaining month and next. I was trying to find a place after living in such a big space. Now I have a storage unit as my new room rental is smaller. It is considered a real bedroom. I’m anxious about the two months and then the following year if the landlord likes us, and let’s sign. I’m so terrified that I have to move again as stories have popped up on huge rent increases with rent renewals. I need golden girls home. I’m not joking. I can’t afford upkeep and maintenance and taxes of a property ever in my life. So many circumstances require multiple incomes to split cost. Good luck. Renting is only great if you understand the benefits and can move multiple times in life. You have to be ready to pack.

Buy your own place so nobody can take it from you. The home belongs to the landlord, once the lease ends there are no promises. The only way to keep this from happening is a longterm (multi- year) rental or purchase your own place.

i’m sorry you’re losing the apartment but you’re very lucky he’s giving the time he is. i’ve had friends tell me their belongs have been thrown outside the door, stolen. all manor of horrific things. i hope you find a place that is better suited. i know you will. good luck! :)

Yess ahh we're really fortunate. I've also heard stories of people getting just a months notice - which is insane! How do you 1) find a flat, 2) view it, 3) offer 4) manage to win with that offer, 5) do the contract-signing face, 6) move out & arrange cleaning of your flat and 7) move into your new fla, in just that short of a time? Insane honestly

That’s illegal. You can’t force an eviction without going to court and getting a notice. And you certainly can’t enter the property as a landlord while a tenant is in, even if they’re out of contract. I know this from the person above me having to evict and absolute horror tenant. Your friends should take legal action for reimbursement if that really happened to them.

Either these stories are from unsuspecting victims who don’t know their rights (which I’m guessing most are the case!) or a bit exaggerated if not fabricated as all those things described are completely illegal. It’s actually extremely difficult to evict a tenant on an AST. We took our landlord to court for harassment with an intent to evict and wanted the last 2 months worth of rent as that’s the period of harassment, was told to ask for more and the judge ended up awarding us with 9 months worth of rent!

Sucks. And. Did you investigate what laws apply to homeowners and tenants? I don't know about the UK, but in my EUropean country, there are all sorts of protections of tenants. Homeowners who want or need flexibility, for example because they have to repatriate after having been sent abroad as expats for some time, will engage in contracts that are made to undercut or bypass such tenant protections. People who naively step into such legal vehicles would be surprised of being evicted at some point. Next to for how long the contract is agreed, tenant protection may also depend on the amount of rent you pay or your income, a license from the municipality to live there, etc.. So even when you decide to rent a house as an independent (without middle man) it probably helps to schedule an appointment with an agent for you to be enlightened about how this works in the UK, England, or London - a nation where medieval or feudal laws may still apply in some cases.

Yes I understand - and I’m not saying there’s anything wrong with it, it’s just really disappointing when you thought you would live somewhere for years. Speaking of buying, I wish it was that easy. If we were to buy your current 1 bed, 34 square meter flat, we would pay £700.000, including at least a £140.000 deposit + legal fees etc. being straight out of uni with a £70k loan, I’m nowhere near that money.

your comment is very tone deaf. Banks are currently not lending money unless you have a high deposit and strong income. She just got out of uni + she is an auto entrepreneur, so technically not the best profile to get a mortgage. Help to buy scheme isn't for everyone and with this scheme the property must cost under £600k and the maximum amount you can borrow is 240k, this doesn't buy you much in London, even in Zone 3/4.

I disagree, being an owner shouldn't give you unlimited rights. There's the lives of the tenants to consider too. Moving every year is no way to live and is super expensive.

Giiiiirl I'm poor if for some reason I getting evicted I have no family, have to get storage, and have to go to a shelter. Section 8 has not been open in 10 years and veteran's like me have no housing unless you're a man or your kid's live with you.

It turns over every 12 months. The owner can legally opt to move back in if he wants to. He owns it.

Something needs to be done about no fault evictions. My ex has had to move three times now through no fault of her own. I get things happen and landlords have their reasons. But the time frame is far too short a notice, in my opinion at least.

@@adamkarlb6329 I think it should be at least doubled. 2 months sounds a lot but to estate agents that’s a blink of an eye. I’m not against landlords. It’s their property and they have to be able to do what is needed. However with the price of housing in England these days, tenants have to be protected. Of course it would be better if more people were able to afford to buy their own houses in the first place. I know the current market value of my house and it’s insane how much it’s got up in 20 years. My first house in cornwall was sold for just 17k back in 91. 30 years later and it’s worth around 275k A 16 times increase. I’m damn sure wages haven’t increased by 16x in line with it.

@@melonmelon7427 I wasn’t talking about this exact situation. I mentioned no fault evictions. If you come to the end of the tenancy agreement and have not secured a new one, then that is on them. That’s not the point I was bringing up. Don’t be ridiculous! Try reading comprehension instead!

@@jaynbob42 you try and comment adequately then. This lady claims she was kicked out and she wasn’t, that was misleading. She was given 2.5 months notice the contract won’t be renewed which is a long amount of notice.

Is that legal? I live in the Netherlands, and I am not exactly sure what the law is, but I am pretty sure this is not possible here. At least not without offering an alternative, or not at all. This shouldn’t be possible, and I feel for you greatly. As a landlord, I believe it’s thoroughly unethical to kick renters out with a two month-notice. Fucked up.

five hundred pounds per week is about twenty five thousand pounds per year. If you pay that in rent until you get to my age then you'll will have spent almost three quarters of a million pounds which you will never see again. I'm sure you can get a hundred percent mortgage and you can own your own apartment where is no landlord to throw you out, you will have a financial asset that will help you as life goes on. And you will not get to my age without anything to your name. I'm so desperate to buy a property myself, I've never really been a stable financial situation and never really known which city I want to live in. So now I'm getting close to my fifties and I'm still renting. Don't make the same mistake as I have, don't throw away hundreds of thousands of pounds away on rent that you will never see again.

Deposit is more important that how much you can pay as mortgage. 1st time buyer deposit is 65k on average. So unless their parents can help - no way you can go to a bank and just argue you can pay up 96% mortgage for a few thousand as down deposit. Plus you need to pass a stress test because interest rate are 4.25% right now….so yeah young people pay way more in rent but can save to buy. But I totally understand- I hate paying rent and I would love to buy but I can’t save enough so I’m looking for a second job just to allow me to do that. The U.K. housing market is insane.

Have you considered something NOT in UK? ... Like; Nice, France, or Cannes, or one of the smaller villages inbetween? Is like vacation every day. Food is inexpensive and healthy. Can walk almost everywhere. It is very international so English is fine, but, you also have excuse to learn French? Lots of business opportunity with Riviera Billionaires everywhere? Monaco is very close, and even more business opportunity there with all the expendable wealth? ... also if you eventually buy property there, it is very safe invest because price always goes up guarantee on French Riviera.
