What is about to break? Something scared the Fed. The Pivot is coming from the Federal Reserve. They only do this when something scares them. I am hearing things overseas. Europe is a basket case, Japan is in trouble, and China is in trouble too. That is going to come here. We are still seeing manufacturing slowing, it's getting better. The Federal Reserve put $60 Billion in the Economy, and it pumped up the Stock market, the Bond Market, and rates came down so Real Estate got better.

Thank you for your comments. The Obama Administration promoted Investor purchases during the GFC. Tranches of 1000 homes were sold in bulk. Fortunes were made, but also Risks were assumed; like it or not, that is Capitalism on a large scale. Small Buyers and Investors were able to take advantage of defaulted properties through the Short Sale process and Foreclosed properties (REO). The Real Estate Market was under extreme stress, the clearing process of over supply was sorely needed. That seems to have been just fine. Owning 1000's of single-family homes, in my opinion, is no different than owning 1000's of Apartment Units, just 2 separate market segments. It is just a Financial Transaction. Owning your own home is a Financial Transaction too, but the social and familial benefits are tremendous. I am a huge proponent of home ownership. I also agree with you that mandating sales of investment properties removes the floor under pricing. Great comment. Michael Douville

Quiet before the mega storm on horizon. Market will pop after rate cut. But for how long ? Keep up the excellent videos. 👍

Thank you for the insight. Yes, I believe December data will be better than November. I have data showing a $60B Liquidity Injection in October...and then the Markets all popped. First week of December, $65B drained! The direction is down, however, as you know, it is not a straight line. Michael Douville

Thank you for the comments. We will have better clarity in 60-90 days; the economy moves slowly. Japanese banks may be in trouble; same with Europe. When faced with unknowns, cash on hand is a very good thing to have. Michael Douville

First time well qualified home buyer here. I fall into the geriatric millennial group and I’m hoping to buy my first home before I’m 50. I’m telling you right now I’m not paying these prices even at lower rates. Why would I want to buy one of these over priced ramshackles when I can rent for $500 less and walk away at any time. Not gonna happen!

Thank you for the comments. Daniel, you and Warren Buffet have the same quality that makes Investors rich: PATIENCE! If there is nothing worthy of your Capital, just wait, the Market Always Provides! You have recognized that something is wrong, and you wait until Clarity returns. I believe your patience will be rewarded. It will be very scary when the bottom is near; there will be layoffs, closures, foreclosures. No one will want to buy anything. Yes, that's when you want to buy everything you can and lever it up. My group uses Calculations and Metrics to confirm the "Buy Protocol" as well as an Economic Model and a Timing Model. Both are way in the RED ZONE! You can easily get the metrics on the Internet. For us, there are only 2 Rules: 1) Investors want to make money, and 2) Investors do not want to lose money! Best to you. Thank you for the thoughts. Michael Douville

Hi Michael. Love the content and data. Have also been reading the "Comford Report" for many years and they have been outlining no crash anytime soon for the last few years. How does your data and The Comford reports data come to varrying conclusions?

Love the question; extremely insightful. The Cromford Report does an absolutely outstanding job of collating coincident data. I have been on a panel with Tina and think she is terrific. Tina is part of the "WHY". I run an "Economic Model" as well, which had not been moving to an extreme until recently. That model also metrics the "Why". The Timing Model looks into the future much further than the Cromford Report' it forecasts the "What" will happen and when. The Timing Model has been very accurate; accompanying the Timing Model are very clear signposts that verify where the Cycle is on the continuum. There are other Cycles affecting the Housing Cycle that are also completing; the Liquidity Cycle peaked the same month as Housing, The Copper Cyled peaked the following Month, the Rates Inverted 100 days later, and 12 months later.......4 banks failed including Credit Suisse. These are "Signposts" verifying the Housing Cycle. You are correct to question; these models work until they don't. So far, the Housing Cycle seems to be on track. I do not have a significant upturn for a while. If you are following The Cromford Report, you may be interested to know I am speaking Jan 10th in Scottsdale. Thank you for the great question. Thank you for the comment. I am with you; I would love to have started Microsoft! Better yet, I would love to inherit Microsoft...what were my parents thinking???? Inherit it, marry it, or earn it.....inherit is the best! There are several paths to Wealth here in America. Owning a great company is certainly one of them. The path I chose has created more millionaires than any other asset class. 10 rentals in my home Market of Phoenix, AZ., free and clear, which is the ultimate goal, will generate current Passive Income of $160-180,000 every year for generations and maintain purchasing power by protecting against Inflation and Deflation. It is well within most Americans ability to accumulate. Most use fully amortized loans to acquire and their tenants pay the loans off over time. Certainly, achievable in many Markets across America.
