Interesting video Mivan construction is secondary but has helped me understand conceptually that one should dispose of a flat after 20 to 25 years and opt for new one as the appreciation will stop and major maintenance will start. Excellent video. Sir need some more clarity on Mivan construction. Is there any disadvantages like leakage, noise traveling from flats above or below you etc.? Are these facts true?

I live in a mivan construction flat. Leakage and seepage is present but mostly due to upper floor’s bathroom leakage or cracks near the windows so during rains side walls may get damaged. But overall the strength is too good. Need to use drill only as hathodi + keel takes time or doesn’t go inside easily.

Heatwaves and Mivan Construction The Mivan technology enables extremely rapid construction, improves durability and earthquake resistance, and reduces wall thickness and increases carpet area in high rise buildings. The Mivan construction technology essentially comprises a highly durable aluminum formwork fabricated in the shape and layout of the building including the walls, columns, beams, and slabs. It is extremely modular and uses the same formwork for all the floors of the building. The steel reinforcement is fixed within the formwork and concrete is poured into it to make the different members of the building. When something sounds too good to be true, it is. As good as Mivan construction sounds, however, there are some disadvantages: High modularity comes at the cost of extremely low flexibility. The initial cost of making the formwork is prohibitive and therefore is only suitable for skyscrapers or extremely large sized projects. But those are not its biggest disadvantages. The proverbial cake is taken by thermal insulation. Mivan construction technology uses reinforced cement concrete as its only material. Since the entire building is made with concrete and steel, both being materials that offer notoriously low thermal insulation, energy efficiency of such structures is almost zero.

Sir this technology is good for mass production of same design many houses. But every builder floor is unique design we need to design shuttering tailored. If you have to tailored the aluminium shutters than it will be costing more than normal shuttering.

MIVAN technology might be good for strength, but is very bad for noise insulation. I live in a MIVAN flat in Gurgaon. The sound insulation is half of a regular RCC structure. Pla don't fall for marketing and propaganda. MIVAN is for foreign countries where people live with manners. In india- people live on their own terms in their flats. You will be able to hear kids running upstairs, doors slamming and TV noise in a MIVAN house. Beware and do your research. The real estate lobby doesn't tell the full truth.

Not good for residential and hospitals. The people on floor above make slightest noise or move furniture it is a hellish experience for people below. I have experienced this in a friend's flat. 🙏 Request to construct using earlier brick work.

Sir I recently started watching your videos and liking them as theya are very practical. By seeing your videos I felt good that taking 2 flats is always good as we will have 1 separate home to stay when our kids gets married. But the old one I got is in 2016 without Mivan construction. If I consider exiting front that property now and go for new Mivan.... The problem is I just booked new 3BHK and now by exiting from old 2.5 BHk I can't afford new 2BHK also as the prices have gone up. Actually now I am thinking as wel grow and times passes what will happen to our old flats. When we grow old neither we can stay there as flats will be old nor we cant sell and book another 3rd also along with 2nd. Soenwhere soenthing I am unab to catch with your thoughts
