In this episode, Paul Smith, founder of Touchstone Education and owner of multimillion pound property portfolio, speaks to individuals from all walks of life about the Rent to Buy strategy. This week we meet Indy Gill, a R2B landlord to discuss the process of his properties and how this strategy has helped him as a property investor. Then we go onto to interview a young couple who have been tenants within a R2B property to see what life has been like from the tenants perspective.

Exhilarating video, Indi seems a lovely guy, only piece I didn't get was about the lease option with the 5 houses from a landlord, Indi said hed agreed £130, and agreed lease option ? The video was brilliant, thank you both Paul & Indi. Regards Adrian.

Thanks! Indy did a deal with tired landlord for 5 x lease option houses. He is paying mortgages I think he said typically £70 to £90 per month. Rent is hundreds per month. Purchase price less than £100k on Indys option and sale price (R2B) I think was the £130k.... bottom line decent monthly profits plus uplift on sale to tenants and no cash tied up.

Scotland we are now charged 4% on second home , now becoming pointless renting .. only a matter of time before the government finds a loop hole to take this profit back ?

Hi there, great video. My question is: The new owner when does he pay property taxes for the purchase of the house? At the down payment e.g last rent and for what value? The original value or appreciation as well?

How did you go from buying the property for yourself. Then ended up living in for three months then turned it into a rent to buy. Is this be a residential mortgage changed to a buy to let mortgage?

@Mr B unfortunately for those buying now that looks the likely outcome. Worse still if one person loses their job. BOE, ONS and even the chancellor has stated millions of jobs will be lost. And that includes the ‘rebound’ and ‘rapid growth’ we’re seeing. Although anything looks rapid when placed year on year after an economical halt.

What if the tenants wouldn’t be able to purchase the property after the end of the agreement?

What if one of them loses their job and can’t/won’t pay the rent?

There are a few options and negotiations to be had in situations like that. Had they bought the house they would be forced to sell or worse repossessed. Here there is a bit more flexibility as long as they can still pay, and even if they couldn't they could still rent the property out if we agree
