I’ve spent over $50k remodeling my duplex that’s an old garage conversion in my back yard.😮‍💨It was converted in the 1950’s to a duplex. So as you can imagine, the electrical and plumbing was a mess.🙃The rooms are very small, but they’re considered 1 bedroom apartments. In the area where I live, it’s a beach town with lots of party vibes. Endless summer year round. After I decided to turn my monthly rentals into air bnbs, it started to get super expensive. I just want to get it going. So I spent $3200 on furniture. That’s for both units. Two L sectionals, and two full size beds with wood frames. I wanted to spend locally. To support my local economy. So I found a budget friendly furniture store that a local surfer kid owns. He gave me a deal on the lot. The mattresses do seem decent. I didn’t realize how important it is I get the best mattresses!!! I also like going full Eco friendly, but for now, just trying to get going. Hopefully by this time next year, I’ll have a more eco friendly comfortable spot for my guests. Do you have any suggestions on breathable mattress protectors? My little sister used to have accidents when we were kids. So the beds in our house were always crinkling with plastic covers under our sheets. 😬😩I don’t want that for my guests, but at the same time, I’d like to reduce waste, save money and keep my mattresses clean as long as possible. 😓

This is another great idea for getting extra good mattresses. There is a mattress company here that sells great mattresses that are used. I was able to buy a $2,000 king mattress from him for just $300 and it looked brand new. My guests rave about it! I wouldn’t want to buy a 2,000 mattress for my STRs but I’ll pay $300 for a like newer 2,000 mattress for my STR! You might say eww a used mattress. But the day your first guests sleeps on a brand new one you’d buy it would also be used. And my used mattress guy only buys the good stuff. So my guest then gets the advantage of a super expensive mattress!

Totally! For me I wanted to something I could use in any market I go to. But if you focus on one market it’s a super STRONG play
