What Recession? A New PREFAB HOME has just been Released to America!!

I've been curious how all the recession talk would effect the prefab home industry in 2023. There have been a lot of new companies entering the space and I thought it was possible that some might hit the breaks on their plans but that hasn't been the case so far. over the weekend I noticed a few different reasons the opposite might actually be true and they're going ahead with their plans and then some. One company is expanding operations from Europe to North America, another is raising money to start building and a finally a company is putting the finishing touches on their new factory. In this video I look at the latest going on in the prefab home industry!

I very much enjoy watching your videos on new prefab houses, Kerry. And it makes me want more! I wonder if you might consider devoting a video to the highest-efficiency units being made-not efficiency in the factory, but in the house itself. So many of these prefab designs are all about the glazing-as if everyone either plans to locate their units in astounding natural settings, or they don't mind be fish in a fishbowl to anyone looking their way! I work in energy efficiency & building science and I want to see houses that have exceptionally small operational energy needs. Super-insulated, low embodied carbon, durable & non-toxic materials. Maybe narrow, high windows near wall tops, and yes, a few regular ones for the views. Glazing is pretty and all, but it's also pretty energy-inefficient. Thanks!

When I started getting curious and doing searches for prefab/modular homes yours is one of the first groups of videos that came up. You have been a wealth of info and have been kind enough to respond to my comments several times. I'm going to pitch you a curve ball. I am also very interested in dome shaped homes. Most of the manufacturers you show are all square or rectangular designs. What I've seen so far are DelTech homes in North Carolina. They are round or round-ish. Looks like most of the supporting structure is in the exterior walls. A buch of videos on yerts, geodesic domes, things that resemble smaller versions of a globe with triangular glass panels or ugly small versions of terracotta or foam igloos. There are a few one of a kind dome homes here and there around the world but I can't find anything that might be produced on the same scale as most of the companies you showcase. Domes are supposed to be better resistent to high winds, and more structuraly sturdy (weight of snow on the roof) due to the arc shape with little or no interior support and allegedly easier to heat and cool. Any ideas or are they not your thing?

Kerry, can you do a break down of manufacturers, where they are located and where they ship to. I live in Canada and soooo many of these prefab home manufacturers do not ship to Canada and I spend hours and hours trying to find them all and figure out who can actually either build in Canada or build elsewhere and ship to Canada. As you state, that list would always be in flux and that's okay - I'd LOVE to just see that list and then I can do follow up on my own. Thanks Terry. I LOVE your channel and I am serious about getting one of these dwellings - it would be nice to know who builds "clean" houses as in using materials that are low or no voc's. Thanks Terry! The problem I can see for people purchasing a prefab home is the cost of preparing the land, laying a foundation, etc is a fairly large outlay for most people which can also serve to be a deterrent.

🤔 If prefabs get popular enough, modular enough, and customizable enough, it's possible that big developers will base neighborhood planning entirely on these units ... and dispense with traditional on-site, costly, and slower stick built homes.

I suspect that they would want you to be a serious buyer at the point of making a deposit and that you have signed an NDA. I toured my prefab builder at that point. Are you using your own architect or one of theirs?

Just happened to drive by the new factory a couple weeks ago. Brilliant location at the intersection of Interstate 5 and Hwy 99. Just north of what we call "The Grapevine" which is the mountain pass to go from the valley to the LA basin. Distribution to NorCal and SoCal will be easy. Land in that area is actually fairly cheap comparatively so overhead should be minimized. This company has already made great decisions and could have staying power.

@@KerryTarnow I thought people looking a smaller prefab homes were interested (at least in part) in getting away from carrying a big mortgage - downsizing in both unnecessary space and financial burden. As these homes have become more popular - the prices are just as high as a larger traditional home once you figure in the cost of land and the necessary improvements required for a home.

Could you please mention if all these homes are NetZero ready??? At least if the building envelope has the correct R value for NetZero with the addition of Solar and storage batteries. Many of us want to get out ahead of NetZero mandates coming from Globalist governments. NetZero is much cheaper to accomplish at the time of original construction rather than retrofitting old construction. This is a important valid discussion to have. What’s all the information you know on this topic??????

Just an observation, but there are almost no people showed working in these prefab facilities. Automation and machines are doing all the work. So, while I love these prefab dwellings, as they are functional and beautifully designed, this option will put many North American contractors and builders out of work. As the World Economic Forum stated due to AI, technology and automation, large segments of the population will be unemployed in the future. While I completely appreciate the value of this technology, I have to acknowledge the long term implications on the workforce.
