From my understanding is modular homes are the same as a typical construction but they framing etc is done off site and brought to the land.. Sears used to have "modular homes" catalogd back in the day where they had diff models etc where the framing and roofs were pre built in a warehouse and then basically put together onsite vs regular construction where framing is done on the land. Manufactured homes from my takeaway are a nicer term for "mobile homes/trailer homes"..

If you roll your manufactured home into the land and put that house on block Fondation and remove anything that makes your home a mobile . It becomes a legally standard home, and just as valuable.

The framing on a mobile home uses smaller studs , no drywall but a thin layer of panel ,so its weaker.

​@JAR no it doesn't. You should do more research before running your mouth. I'm looking at a one right now that has 2x6 walls and roof trusses, along with r38 I the ceiling. You can order them with panel, or drywall. You really can not tell the difference between the 2. Stick built houses still use 2x4 walls. Trailers in the 70s and early 80s used 2x3. The standards are very strict now because of building codes. Oh, 2x8 floor with tongue and groove subfloor. The drywall upgrade in the home is a 2,500 dollar upgrade. Even of you walk into a place to check them out, they don't have the floor finished in the middle so it's easier to take it apart. You even get basement access built into them.

Removing the tongue and wheels does NOT make it a modular home. It is still on a chassis and frame and can be removed from the land. It is has title not a deed...etc.etc.

@@AandP4dummieslikeme No, you do pay taxes on Manufactured homes but it is a separate tax you have to pay. It is not included with your property tax. I have a Manufactured home and it is on 1 acre. I pay property tax on the 1 acre and I pay property tax on the manufactured home separately. The tricky part is when the county applies the Homestead exemption. On mine, the county splits the exemption between the land and the manufactured home. Not all counties are willing to do that so you have to check with your county tax office to see how they handle it. As far as Homeowners insurance, I like the coverage I get on my manufactured home. I have 100% REPLACEMENT coverage which I don't think you can get on a site Built or Modular home. That means I don't suffer any depreciation on claims on my home or property. I have lived in Mobile homes and Manufactured homes since 1982 and I would never pay for a site-built home. They are way overpriced for what you get.

One thing to keep in mind is, should something ever happen with you financially and you couldn't pay for your home the actual home is all you would lose. In other words, if you put your manufactured home on family land but for some reason, the mortgage company foreclosed on your manufactured home you won't lose the family land. On a Modular home, the home is part of the land and if you lose the house you also lose the land with it.

Also as manufactured homes ags it will be harder and harder to find a place that will allow you to place it on another piece of property. I could sell mine for double what I paid but, I wouldnt be able to without selling the land along with it as very few people would have a place they could legally set it up. I have a Geer 1959, in outstanding condition, only upgraded electric and heat, everythi g else is original. Original price was under 6k

That is not true in Ellis County Texas. The value of my mobile home on 1 acre of land doubled from last year. Two years ago I could not get more than $150,000 for my place but this year 2022 I was offered $350,000 cash for it. While houses in other parts of the country fall the homes around here continue to climb like there is no tomorrow.

I still didn't hear the real difference between the two. Do they use different types of windows in a modular home? Do they use a different kind of stud in the walls? Do they use different insulation? Do they use different kinds of siding? Do they place the studs on 12" centers vs 16" centers? Do they put fire blocks in the walls? I mean there has to be something to double the cost of a Modular home. So, what is that difference? I don't see it.

After watching tons of videos about both modular and manufactured homes, I gotta say I agree with you on many of those points. It seems to me like it depends a lot on the manufacture, and the model/price point. I've seen manufactured homes that seems to have a very good build quality, but also modulare homes that seems very similare to a low-priced manufactured home.

Some of the main differences are ( Roof Pitch, Drywall, Floor Joist, and Ceiling height. Double wides have 2x6 for floor joist modular has 2x10. Double wide roof pitch is 2/12 to 3/12 while modular is 6/12 pitch
