Agreed, I just use KZbin for research purposes, I run all my major investment through an investment adviser, the market is just too unstable to handle things on your own. I have consistently restructure and diversify my portfolio/expenses and I’ve made over $3million in gains in close to a decade of having one

These videos are starting to become more and more relevant. I'm on the last couple modules of my pre-licensing courses (I'll be done by this Sunday). After that, it's studying and preparing to choose a brokerage and exam date. Here in Ohio, I must have a sponsoring brokerage to be seated for the exam. It's kind of wild how things are about to really starting kicking into gear soon. I'm excited for 2022! Overall, your videos have been helpful, especially coming from someone who is still going through the pre-licensing.

So I have a question for you or for anyone else in the comment section who might be able to relate to my situation.... I recently cut off 99% of my toxic family and moved across the country. I deleted my facebook and most social media and figured I could start fresh. this means that I cut out a lot of "connections" but I needed to do this to protect myself and my health. Has anyone else worked through a situation like this? I look forward to branding myself and re-creating a social presence but it's a little different than most people in real estate I would say.

Hi Chloe, I'm finishing up my pre-licensing education in Colorado. Would you say there is any value to putting off making branding decisions until I find an employing broker? On the one hand, most of my branding is not going to change once I begin to practice real estate (because it will be unique to who I am). But I wonder if I get this idea to be e.g. "the farm guy" but then I find out from my employing broker that there is no business as "the farm guy", perhaps these ideas I had were unrealistic. Or how would you find that balance between niching down based on what you are interested in and actually taking the market into consideration?

You have to figure out what your golden nugget is. What is something that you’re good at that stands you apart? Only you can determine your value! And it’s okay if someone else has the same thing - it often comes down to how you deliver it.

It really doesn’t matter - it depends on how you want to structure your business! If you do take the “x amount of money” route - you can go from there in breaking down the average sales price point in your city and how many deals you’ll need to close to achieve your number.
