Thank you for sharing this informative video! As a novice real estate broker, it has been incredibly helpful. I have a question regarding registration requirements. Apart from registering as a professional with the BIR, do I also need to register with DTI if I plan to establish my own brand or business in real estate selling? Your insights would be greatly appreciated.

Hi, I just want to ask: Here's MY QUESTION: if there are 2 (Married) Registered Owners named in the TITLE. > Will each of their spouses SIGN for their Marital consent in every document? > If so, can one of the registered owners be an "Atty-in-fact" himself? so that there will be just one of them who will sign the documents instead of four (4).

Hello, below are the answers: > Will each of their spouses SIGN for their Marital consent in every document? Yes, each spouse should ideally sign in every document. In case, one of the spouses is not available to sign then an Affidavit of Marital Consent with SPA is recommended to be executed by the unavailable spouse. > If so, can one of the registered owners be an "Atty-in-fact" himself? so that there will be just one of them who will sign the documents instead of four (4). Although one person can sign on behalf of four persons, it is not recommended since each person will have to execute a SPA for the person who will sign when it is less expensive and less time-consuming to just show up and sign. There is also the inconvenience of government agencies in charge of processing the transfer of the sale questioning the validity of the document if witnesses are lacking.

Ask ko lang po paano po makakuha ng leads or prospect online?🥺 mejo nahihirapan po kasi ako. May iba po bang way bukod sa FB ads/ boosting? Ano po technique nyo para makakuha ng leads or inquiries. And if kung may alam po ba kayo na real estate developer na mabilis ang process sa commission hehe may iba po kasing developer na napakabagal magbigay ng comm😅 and ano po developer may pinaka mataas na commission😅

Hi, you can create a website and try other social media channels like Tiktok, KZbin, etc. You can also spend on listing at real estate platforms. As for your second question, any Ayala brand timely processes the commission 🙂 Commission rates are standard across most developers. Nag-iiba lang yung rate depende sa market segment. For ex. Kapag luxury market, bababa yung commission rate 😁

hello po Mam, ask ko lang po. may business po kasi akong mga apartments. may 8 units of apartment po ako and interested po ako magstudy ulit ng BS. REM to gain more knowledge in real estate and for future expansion na rin po ng business ko. graduate na po ko ng business administration wayback 2004. okay lang po ba na pag natapos ko yung BS. REM. na course ay kuha lang po ako ng license pero hindi po ako magpa-practice ng pagiging broker. magstudy lang po ako ng REM course for additional knowledge for real estate business. gusto ko lang po magkaLicense as accomplishment for my self lang po. pag pwede po yung ganun, ok lang po ba 1st and last step lang po yung gagawin ko sa video nyo? ung kukuha lang po ng certificate of registration sa PRC and secure AIPO membership. thanks po and more power 🙂

Hi, pwede po kumuha ng license kahit hindi mag-practice ng pagiging broker. Pero need talagang mag-aral at pumasa muna sa board examination po. Hindi po pwedeng kukuha lng ng Certificate of Registration sa PRC at AIPO membership. Hahanapin po yung license number. Also, if need niyo ng additional knowledge for real estate business, ibang program or classes dapat ang i-undertake niyo po, not BS REM. Geared towards real estate service ang BS REM po kasi at ang need niyo po ay for real estate investment para hindi masayang ang oras at resources niyo po 😊

Hello ma'am, may question po Ako regarding po sa pagkuha ng license po para sa real estate sale agent, nakuha ko na po ang mga basic requirements and Yung seminar sa prevail.. ang problem ko na Lang po ay broker na pwede magsign para makakuha ng license. Meron po ba group of broker's na open po Sila sa mga gaya ko na Wala po Kilala na broker?

Hi, just want to clarify, already completed equity since 2022, (my so called agent left me out in the air after I finished paying equity) do TCPs suddenly increase from the first term sheet that I signed? Developers response without written proof is that it's their "protocol" , is this unlikely? What are the instances TCPs increasing from the first Contract to Sell that I signed?

Hello, tanung ko lng po, e.g. I have a condo nasa lowest floor, ngyn gusto ko palitan yng unit ko sa upper floor, , pwed Po Kya un, fully paid na yng supposed to be my unit, wla pang signing na ngaganap, so pwed Po Kya un mag change Ng unit?

Hi, real estate developer lang po ang makakasagot niyan dahil sila po ang nakakaalam kung may inventory pa sila sa upper floors. Pero kung talagang tama na wala pa po kayong napipirmahan na Deed of Absolute Sale kahit meron na dapat dahil fully paid ka na, then pakiusapan niyo si real estate developer. Maghanda lang kayo ng pambayad sa charge nila dahil papalitan ang nauna niyong contract at may gastos talaga dahil aasikasuhin po ng staff nila 😊

Hello maam mean i always watch ur youtube videos regarding real estate, ask ko lang po maam even ur a independent/freelance real estte broker diba 20 maximum real estate agent ang pwede maging under a a broker, kada benta po ba ng mga ahente meron din po kayong certain commision kahit na independent broker kayo kahit hinde naka tied up sa mga developer, kumbaga may makukuha pong commision basta nakakabenta ng mga property yung 20 salesperson na naka ubder sa inyo? Salamat maam sa answer

Yung salesperson is just under a broker ,so of course ikaw Yung kukubra Ng commission from your client tapos ikaw nmn Yung magbibigay Ng commission sa agent or salesperson mo
