Thank you so much for your honesty. This is very encouraging to not rush the process- as someone in the mid 20s- and not feel rushed. I think social media makes us look at the milestone and not consider all the things that come with it. I look forward to when I can be ready, but I’ll be content while I prepare. 😊

I own a condo by myself and it’s easier. Don’t have to worry about half these issues. Mine was also move in ready.

@@soul2deep578 I’m not sure if I would say easier, but it just made since for us with where we were at in life. I recommended looking into both and touring lots of homes both new and old. We had to do that to decide what we wanted to do. Do your research and a get a relator that wants to help and not just in it for the $$$.

Does your roommate has a renter insurance? Technically she is renting from you. That’s like having double coverage. You are covered because of your homeowner insurance. And coverage for your roommate because she will have renter insurance.

That’s why you hire a contractor. Contractors will talk directly to insurances, we know how to approach them. They don’t want to pay but we have our ways to deal with them

This is SO HELPFUL GIRL! Thank you so much as we will be buying at the end of this year and I whilst I have a father and brother who are builders, they lead very busy lives and it can still be hard for them to help me even in my little home I have now lol. So I totally get it! Lol Great tips on all points and I am so excited to see what houses we will be choosing from when the time comes. I also did real estate photography for 4 years and I still have no yet found the home in my budget that I want so wish me blessings and luck! Lol ❤💖

Not just “renovated” as anyone can renovate and update a nice family home. It’s people (usually real estate investors) who buy distressed/foreclosed homes at low cost with the purpose of fixing them up (some times just putting lipstick on a pig) and reselling them at a profit. The house likely needs a LOT of work, and the flipper often puts profits over safety and function, thus costing the next homeowner crazy costs in repairs. At my flipped home, we found a lot of issues hidden behind freshly painted walls and new flooring. Lesson learned.

The thing with newly flipped houses are that, they used the cheapest material, they cover things that are progressively getting worse but not at its worse yet, to get the house sold. And those things that were progessively getting worse eventually eventually become your problems that you have to spend extra thousands of dollars on within a year or so. So sometimes, if the time allows, its always better to just get a property that is not renovated, so you know what is put into your house.
