🎉 Congrats on your home Jeanine!! just bought my first house in Dallas as well! It was exhausting honestly. But I got lucky. My bonus mom was my realtor and she found one on a Friday 12/18, We looked at it on Saturday 12/19, I put in an offer on 12/21, and I closed on 1/6. But that was after looking at what felt like a zillion properties. I love it. I haven’t moved in yet. But it’s been a lot lol. Buying a house is expensive. I feel like I’ve been shelling out cash left and right lol. It’s perfect for me and I’m excited. But LORD, I do not have any interest in going through that process anytime soon. It was so overwhelming. But by the grace of God I’ll be ringing in 30 in my brand new house 🎉

Congrats! Just to clarify, the fees you are talking about are a one-time payment at closing. The monthly mortgage does not include the fees you showed.

awesome video!! I live In NYC and I am looking at homes in Westchester (suburbs outside)... it is WILD what the market is like! exactly like Dallas. homes are going above asking price in less than a day! you really hit the nail on the head with everything!

I grew up in Yonkers in westchester! The apartments are not bad, but if you are looking at houses, its almost as expensive as Manhattan.

Glad you got your offer accepted! I never knew how crazy it was either. I did the same put offers and got outbid. The one I finally got had been listed that same day no pictures up yet online. I went to visit at 7pm after work and put the offer in right then and I did asking plus full closing costs. That’s what put me over the edge of other people who offered more but not closing costs. Can’t wait to see your moving in process videos!

She should have included the types of loans you can get like FHA or conventional and how much down payments you need for them. And like with a FHA loan you are required to have mortgage insurance. And what all goes into your closing costs and how much of it goes into your escrow on your home.

Congrats! It took me over a year to find a house and in the suburbs and now we're house hunting again since September and no luck at all :( Prices are so inflated and houses have so much competition even though they are small and not great houses to begin with! I feel so discouraged!

As long as you go into it with an open mind and understand that you’re more than likely not going to get the first house you fell in love with, it’s quite exciting. The market is currently booming, so expect to place an offer on a home the same day you view it because it will have multiple bids if it is reasonably priced. Fear not, placing an offer doesn’t mean you’re locked in because you will hire an inspector to inform you if it needs any repairs. The buyer has a choice to retract or counteroffer based on the inspection. Most closing contracts are within 30days of offer date if everything runs smoothly unless you are paying cash or special circumstances. You will need to be preappoved by a lender before looking at homes which helps to know which range to stick in.💸💸💸

The amount of paperwork you sign when closing is insane it takes forever! Lol People definitely think buying a house is super easy and it’s not and not cheap either

You are not kidding about the signing. We bought a house in 2019 and almost all the signatures were done digitally. So much easier than the first time we bought a house.

This is an informative video. As someone that paid my lawyer’s retainer & took the HUD new home buyer class a year ago this weekend, I think your audience would be best served by slowing down & covering all this information in longer form. This is something that needs to be discussed over a series of longer videos. There are too many programs & rules to miss in the process.

I moved to Texas (from Oklahoma but I grew up in California) in July 2016, and you moved from Texas to California in January 2018 (I think?). Now I moved from Texas to California in December 2020 (not my idea) and you're moving from California to Texas in February or March 2021. I feel like we just keep switching places haha.

I know what you’re talking about. We bought land, and put a manufactured home on it. The price just kept growing. You need the land cleared, the house moved, etc. it’s just what we wanted. It’s our third home. I love where I live and the house. But it took forever. We spent a fortune in staying in hotels. We have three small dogs, which are extra fees. It was ridiculous what that cost us. So people do need to be educated when they start the process. I wish we would have been. It would have saved us a lot of money.

I have a question. If we have a realtor to help us with the formalities of buying a house..., do we have to take our realtor to each and every house that we want to see. I do not want to take the realtor to 35+ houses that I want to see; it looks like you saw those houses by yourself...without your realtor. Can I do that too if I want to. Or is there a rule that says that we need to see every house that we are interested with our realtor. I don't want to drag her to every house, because I become embarrassed when I end up not buying the houses after all. We are talking about a huge investment, not a chewing gum. Can you give me an idea in this subject please?
