For a person who is looking to buy there, I never thought about the water testing. I am glad you shared this story. I bought some land, but I bought for me and my family decided to play dirty, I am glad I did not buy as a family otherwise I would be on the street. They think they are getting the present property until I told them I disowned them and made it clear. The next piece of land I buy I will do my due diligence. You brother is with you in spirit, you had the water tested, he is there to keep you safe. So, have a safe Thanksgiving and Blessings.

It’s too bad you found arsenic, I’m not surprised it’s pretty common, however, I am surprised you let arsenic stop you from closing on a dream property, one with such a personal connection at that. I don’t know your levels but unless they were unusual/extremely high a simple inline filter for a couple hundred bucks would fix that problem. Since you guys were only using the property recreationally, it’s sad something like that took away the dream. Hopefully you’ll find something you’re comfortable with in the future.

Sorry it didn't work out like yall had hoped. Is arsenic common to artesian wells in this area?I would imagine thats part of a noral well testing here for something not off grid?

Surprisingly it’s not common to test for. I’m sure there’s a reason for that but I’m not sure. It really depends on how the specific ground nearby reacted during earthquakes, etc. it can technically be fine one year and have issues the next. In all my years in real estate, though, that’s the only time I’ve ever run into it. So I’d say it’s always possible, not necessarily likely.

@alaska_realtor I’ve been watching your videos, and the info is fantastic! Living in Alaska has always been a dream of mine. I visited in 2021 and 2022, staying in Airbnbs, and as a remote worker who loves wildlife photography, Alaska feels like the perfect fit. I’m looking into selling my current home in TX and moving there. Is it possible to work with one real estate agent for both selling here and buying in AK, or does it typically require two agents? Thanks!

@@saimanideepakvallamsetti8074 That’s exciting! What part of Texas? Unfortunately, that would require someone who is licensed in both states, so while possible it’s a long shot. I do have colleagues all over the country I could recommend though.
