Suggestion: Before you remove anything, get some overhead drone shots of the property and use some design/image manipulation software to mask off what's there and explore various layouts. This will help you visualize and plan. Also for prioritization, divide property into zones and/or categories, like foundation plants, edibles/orchard, island beds, perimeter/privacy plantings, etc. This will help you see progress during your journey and as you said, "eat that elephant one bite at a time." And these two things (I think) would make for some great videos. You can imagine it, plan it, create it (one area at a time) and take us along for the ride. :-) I am following 3 garden channels right now that are creating gardens from scratch. I find that this concept thrills me. Gardening is fun, but watching a garden come to life from a place where there is none is so exciting!

Waiting a year is a long time. My guess is that since you don't seem to be that happy with the current landscaping that the spring landscaping won't thrill you either. Go for it! Can't wait to see what you do with all that space. Good luck with the deer.

I had a rose of Sharon that was huge too. Best decision I ever made was to take it out. They seed everywhere and before you know it, you have twenty new shrubs growing up. I was worried I would miss the beautiful flowers, but not at all. I replaced it with many other beautiful things. Junipers are great instead of arborvitae. I have Skyrockets, Taylor, and Blue Point. I think they're beautiful.

Cut down ALL the trees that you want to remove--all at once. Don't keep any half-dead trees. It's cheaper to have it done in one visit. (You really should have it done professionally; otherwise you will be living with a mess. A clean canvas is so much better to work with.) Plant as soon as you can afford to new trees so they can become established as soon as possible. Think carefully about their placement (track the path of the sun, consider the spaces around the trees, consider the views they may frame, etc.) Always start with the trees.

Your new property looks beautiful! I loved your hydrangeas in the old property and can't wait to learn how you plant them and the varieties. FYI, deer will not jump over a fence that they can't clear. I have video of deer walk by my vegetable garden, when I had a straw bale garden where the bales with vegetables were 2 feet from the fence and 4 feet from each other. Living traditions homestead built a double fence to prevent deer from their new orchard. Luis was so happy - loved it!

That property is stunning. The front is spectacular with that long drive (Im envious of all that grass). And Lewis - what a sweetie! You seem to have a strong sense of the steps needed to move forward. Taking the yard section by section is a great strategy. Take whatever time you need to feel comfortable. To me the priorities would be things like the water sources, etc (broken spigots bite - just had to replace most of mine).... ENJOY!!!!!

I sympathize with your feeling a bit overwhelmed -- my 3.7 acres was a lot of invasive weeds, dead trees and beds with multiple levels of landscape fabric and mulch and not much else except, to be fair, some nice evergreens. Maybe start with the beds around the house and pool because it's going to drive you crazy every time you look at the current mess. Keep anything that is reasonably decent as you can always take it out later. You will look back in a couple of years and marvel at how much you have transformed the place. As you know from your previous garden, there will always be editing, but with such a big space there is always somewhere else to move things. I didn't wait a year! Maybe if you had bought the property from a serious gardener there could be hidden gems, but doesn't seem likely here. And in terms of site conditions, you really only get to know those only when you try planting things. You are going to have a great time with this place!

Aw, Lewis is so stinking cute! He was just running as fast as he could, I love to see dogs having freedom zoomies 😊 I’m with you as far as having the clean slate, our current property was weeds/rocks/sand when we moved in, so that was a no brained, but the stuff that I thought would look good has not panned out the way I wanted it to, so I’m ripping it all out as soon as these temperatures cool down and starting over. As far as the stuff you can’t see, you can always move it and if it works then awesome, if not we’ll that’s okay. You have a great eye, so I’m sure you’ll find your groove sooner rather than later.

You do you! I agree with you - if a plant doesn’t make you happy, replace it with what does 😊. Life is too short to not have the plants you ❤in your garden. My garden is only 5 years old. The original design had 12 candy corn spirea’s - I’ve already removed 5 of them. I know! Most gardeners love that shrub - not me. I despise fall and do not like the fall color. I will say that they are a beautiful plant but I’d rather have hydrangeas! I have 8 left in my back gardens that are way bigger than the PW tag says. Mine are about 3-4ft tall/wide in clay soil! I’m in northern Kentucky Mathew if you would like to have them! Come on down! 😊 when I last priced them at Baeten’s Nursery in the spring the 3 gallon were $59 (I think 🤔). If my husband knew, these shrubs would be here for eternity! 😂 Side note: I know lots of folks love Fall - I love all the other seasons, I just get so depressed in the fall because I have to say goodby to gardening until spring. One good thing about fall…we get a much needed break from gardening to get ourselves ready for the next spring!
