@@tjlift22 I own properties from Louisiana - Arkansas. Not all markets are equal. I can invest 60k in Louisiana with guaranteed easy 12k-15k rent with my eyes closed. In Arkansas, I can invest 60k with measly 6K - 9K rents. Its always numbers, numbers, numbers. Data drives decisions NOT emotions. Hopes and dreams don't pay the bills positive cash flow does.

Look how simple numbers are. Buy a property for 60k in Louisiana at 100% finance if you know how. I know how and have 13 banks on speed dial. It's worth 80k+ the day you bought it meaning you walked into 20k equity profit. Gross rent 15k per year, net rent after every expense manager etc 5k worst case. It costs 2.5k to close the loan, appraisal, etc. 5k net rent ÷ 2.5K total cost = 200% interest on money year 1. 400% interest year 2, 600% by year 3 assuming rent NEVER went up. Don't be stupid know what your doing and win!!! I've done so many deals with numbers way better than this over and over and over. I'll never stop. This scenario did not factor in debt pay down another form of interest % profit. It did not include rent going up another form of interest % profit. It did not include getting an equity check back at close which I do of $8,000 at 85% Loan to value on the 80k appraisal thereby costing NOTHING to buy the property but a signature. The 2.5K closing could be rolled out of the 8k equity back check - 2.5K closing cost = 5.5K check back at close. You got PAID 5.5k to buy the property immediately, plus 5k net rent, 15k gross rent. The ROI of having nothing in a deal is infinite. However, you could factor the 2.5K total closing cost which against the 5k net rent and 5.5k check back at close. 10.5k net return year 1 ÷ 2.5K closing cost making year interest return 420%. We did not factor the interest % of tax savings and advantages of owning real estate. Pay NOTHING in taxes which is more profits. Win, win, win, and win some more!!!

@P.O. it doesn't matter if it bursts. I have allowed myself to be 90% wrong in some deals and still come out ahead. Investing is about allowing ourselves to be very wrong and still win. If rent is $1,000 per month, total expenses are $400 per month profit equal $600. If rent drops 50% to $500 per month- $400 per month total expense = $100 profit per month. In this example, I allowed myself to be 50% wrong and still WIN! Do we really think rent will drop 50%? Who knows but I highly doubt it. Also, keep big massive bank accounts ready to slaughter any problem that arises. Its a mentality of thinking it is not over until I win!

@P.O. We shall 👀 see. I have made more money this month than I ever have in life. Corona virus was by far the most lucrative thing thats ever happened for me. I am not negating the suffering but it won't stop making me money!!! We all see the world differently and thats fine. Not here to argue but I promise this has been the best time of my life financially. Government mandated I shut down a gym I own. Guess what? I'm making even more money lol!!! It also put me in a position to have to digitally set up the business to make even more money. I am having a blast man. I hope everyone uses this time to train, read, and take massive action! @Gin Amber how are we educating ourselves? My recommendation is find someone who has what you want and get them to help educate you. This worked very well for me. Read Rich Dad Poor Dad by Robert Kiyosaki. Read Real Estate Riches by Dolf De Roos. These few things helped me significantly in building a million dollar+ empire by 28 years old. The first couple million were super easy, but getting to ten million is taking to dang long. I know I will get ten million in eight years by 38 years old, but I want to be there NOW! I keep getting smarter and working with people far better than myself and I will hit the ten million before 38.

You will get it. The great thing about excellent goals is even in failure you are far better off. Set goal of 200 units within five years and at year five if you only have 120 units so what?
